The location was near to West St Leonards station, an easy and comfortable train ride from London. The property is beautifully decorated and has very high standards of comfort and breakfast. The quality of the food at breakfast was excellent, with fresh orange juice and high quality food at all times. The bed was super comfortable and the facilities excellent. The beach is just across the road, so very convenient. Highly recommended

None of these were a problem for me, others may need to know. There are two stories and the stairs are steep, but my case was taken up and brought down for me. The room was advertised as 'garden view' but the room I had only had a small window and the TV was in front of it. I didn't mind this personally

I thought the breakfasts were tasty and filling and something to look forward to. In fact i had to ask for it to be a bit smaller the next day. Had to make room for the toast to mop up the sauces. On the Saturday morning , as i would have become breathless walking while carrying my suit and suitcase from my car to the hotel, an approximate distance of 600 yards ,my landlady offered to carry my suit for me, which i very much appreciated.

The fan could have worked as the room was warm and the only form of opening window was the small roof one which only opened about an inch. I could have asked the landlady to show me how to switch it on. The doors on the landings had powerful closures on them. When i was asleep and other guests came upstairs after i had gone to sleep, they let the fire doors slam which woke me up. If they were more thoughtful they could have closed them quietly, as i did.

The host Alison was really welcoming and helpful when it came to advice about the local area. The place was super convenient for both beach and West St Leonards train station and buses to Hastings / Bexhill - great as I arrived by train. The room was very comfy and clean with all the facilities I'd expected - and the breakfast offer was very varied. The full English was very well prepared and tasty. Alison and her team offered top ups and checked all was ok with it each morning.

Some night time noise from outside the b&b but it wasn't too disturbing.

Lovely breakfast, Alison(the host) tended to all of our needs and went the extra mile and swapped some items in the menu for us every morning. She was incredibly polite, she suggested us local tourist spots and activities to do every morning and always made sure she was available to contact whenever we had a question. Our stay felt incredibly welcoming, we will always be grateful to have such a caring host. Not forgetting to mention the beautiful location

We will get a room with views to the seaside next time!

Felt like home away from home. Beautiful room, lovely decor, a lot of thought has gone into creating a cosy comfortable room and love the personal touches. The sea view was wonderful such a treat to look out at that view. Great facilities everything you could need including fresh milk, fridge, bathrobes/beach towel on request. Breakfast was delicious and great quality and last but certainly not least the host Alison was so warm and welcoming and puts a lot of care into making sure you have the best experience!

Alison runs a beautiful B&B. Our room was clean, comfy and very pretty. The sunny breakfast room and back garden were relaxing and peaceful and we enjoyed a few drinks from the honesty bar in the sun. The location is great, right across from the quiet end of the beach. It's well served by train and bus, and easy walking distance to many bars and restaurants, and around a 40 min walk to Hastings Old Town or a quick bus trip.

The property is right off the beach, and a 10-minite walk to the train station. The proprietor was very kind and gracious, and the room was clean and spacious. Breakfast was delicious.

I don't know if this is a positive or a negative (it depends on what you are looking for), but the property is not terribly close to the attractions in Hastings. It is right by the beach, so if you are traveling for the purpose of staying at a secluded section of the beach, it is perfect. if you want to visit Old Town in Hastings or Hastings Castle, plan on an hour long walk (or getting a cab or bus). I enjoyed walking along the beach to get to Old Town, but some might not.

Alison was a fabulous hostess - so accommodating and couldn't do enough to make us feel welcome, giving us lots of recommendations of things to do and see in the area. The property itself is a gorgeous labour of love, wonderfully and tastefully renovated and so cosy - you really do feel like you're at a home away from home. The room was quiet, clean and comfortable and we had everything we needed for a wonderful stay. The little touches made all the difference! I would thoroughly recommend staying here if you're looking for a clean, cosy and peaceful place to stay on your trip!

The mattresses in our room were quite firm, which isn't my preference but if you like mattresses that are on the firmer side, you'll love the beds here.

The cooked breakfast was pretty good: the bacon was a little on the salty side; the sausage tasted really good but you only ever got 1 and not 2; the egg was ok; the mushroom was a little watery; the bread for toast was of average quality. It was ok but not exceptional. The bedroom had a lovely view of the sea and was decorated very nicely but it was a little on the small side. The bathroom was lovely, with a very good shower. There was no wardrobe - just hanging space on hooks in the bathroom. There was nowhere to sit outside of the bedroom - no lounge. The building itself was lovely and really tastefully decorated with beautiful period features. The row of old houses in which is stands is very nice too, with a small garden across the road, a very nice promenade (that goes all the way into Hastings) and then the sea - which was very warm and we had a fabulous swim. However, the road between the B&B and the gardens is incredibly busy. I live in a small and quiet village and back onto fields so it is very peaceful. The traffic noise was an issue for me but it might not be for others if they are used to traffic noise. The proprietor was lovely, very chatty, jolly and helpful. I only have one very minor comment that I didn't want to say at the time - when eating breakfast, the table was constantly being cleared. Some folk may like the table being cleared regularly but I prefer to be allowed to finish breakfast and leave the table before anyone comes to take anything away. St Leonards-on-Sea was a bit of a shock. Some large, beautiful, Victorian buildings that are well kept but there were many very shabby and unkempt buildings. The main street of the town was a shock when we walked in to find something to eat one evening. It clearly has significant economic problems as do many coastal towns I guess. Hastings was a little better in some areas.

Upon arrival, we were very well greeted, she explained features of the room and made sure we had enough information to enjoy the surroundings.
