Everything! The best BnB we have ever stayed at. Perfect as a base to explore Hastings and surrounds. You can even walk into town (20 minutes - although note dark late at night). Very comfortable, peaceful and relaxing experience. The bed was comfortable and the towels were fluffy. Olivia and Michael have thought of everything - down to body wash, tissues, teas, home made biscuits and fresh milk daily in the room! Wonderful breakfast each day with plenty of options and fresh orange juice served in a wonderful dining room - better than going to a cafe. The balcony looking onto the back garden is a perfect spot to relax and read a book, and we were lucky enough to be served tea and cake in the afternoon.

The accommodation was extremely well furnished and the bathroom was spotless. The breakfasts were superb, especially the smoked salmon and scrambled eggs and the selection of jam, marmalade and honey to accompant toast and croissants. We especially liked the varied selection of books in the bedroom and in the lounge and would have liked more time to read them!

The hills in Hastings - but I don't thnk the hosts could do anything about that!!

This was a beautiful place to stay for our wedding anniversary. We were in the Rose bedroom which was delightful in a house full of character . Our hosts Olivia and Michael made us so welcome and nothing was too much trouble . Afternoon tea on the terrace when we came home early and a delicious breakfast every morning with quality ingredients. An anniversary we will always remember.

Absolutely beautiful B&B. We thoroughly enjoyed our stay and would highly recommend. Breakfast was fabulous (we had the smoked salmon with scrambled eggs one day, and the full English the next) - a real treat! Our room was great, lovely comfy bed and a wonderful bathroom with separate bath and shower. Short 10 min walk down to the beach, great location. The hosts were delightful and make us feel so welcome.

We decided to stay at Annes House as we were looking for an experience, rather than just a place to stay. Everything from the moment we booked to when we left was just perfect. The attention to detail from the hosts made every part of the stay an experience rather than just a room! Locally sourced produce for breakfast which was made with love felt so special! We could not recommend Annes House highly enough and how we were made to feel. It truly was a “gem “we found and an experience that will draw us back time and time again. Oliva and Michael have created a unique experience in sharing their beautiful home. A huge thank you to Olivia and Michael for their gentle, welcoming manner. We look forward to seeing you again xx

The B&B was located in a wonderful old house and very comfortably furnished. The owners were very welcoming and there was plenty of space for us to use. Our room, the Rose Room, was very spacious and had an amazing view across Hastings. It was just a shame that we only had a fleeting visit and were unable to take up their offer of tea and cake when we arrived. We would definitely stay here again - it might be our favourite B&B we have stayed in!

Wonderful location. Incredible attention to detail, Olivia and Michael could not have done more to ensure we had a comfortable stay. Tea and homemade biscuits in the room, afternoon tea and cake in the drawing room, phenomenal breakfasts. The decor, cleanliness and little touches were outstanding. Exceeded expectations by miles.

Our stay in Anne's House was so wonderful and like staying in a home from home. The hosts definitely go the extra mile to help you enjoy your stay. From enabling us to drop off our luggage before checkin, even though they had made plans, to providing welcome tea and cake. They even baked more cookies for us and gave us the recipe. The area was so peaceful we awoke to birdsong. The house is so beautiful and decorated so tastefully. The room was perfect, spotlessly clean and the shower room was lovely. Loved the bed and the shower. We stayed 2 nights and so 2 wonderful breakfasts made to request. The cooked English breakfast was locally sourced and so tasty. Next day smoked salmon and scrambled eggs were amazing. All served on art deco crockery. Just sitting and eating breakfast with the sound of the grandfather clock was calming and relaxing. I would give this 20 out of 10 at least . When we come back to Hastings we know we now have the perfect place to stay.

So lovely, the house is just gorgeous. The bed was comfy, very clean, lovingly decorated, very quiet. After a long day the soaking bath was great, as was the shower. Breakfast was delicious! The hosts Michael and Olivia were a wonderful and lovely couple, if we ever are in the Hastings area we would happily stay again. Thank you kindly for a great stay.

We only stayed one night but will definitely be coming again when we visit our daughter who lives locally. We were impressed from the start. Lovely red brick house in one of the smarter roads in Hastings with a well planted and well tended garden beside the steps to the front door. Olivia and Michael's house is elegant, spacious and full of wonderful colour and interest. Our room, in shades of blue, had a very comfortable Queen sized bed, tea making facilities with high quality teas and I suspect home made biscuits in the jar. The bathroom was large with bath and separate shower and the loo in a discreet corner. Lovely fluffy white bath towels and bath robes and best of all a magnifying mirror. The breakfast room has wonderful portraits of women in Olivia's family on the green painted walls. I was enchanted that the fresh flowers on the table exactly match the wonderful Clarice Cliff type teapot. Breakfast itself was perfect for us with high quality muesli, Greek Yoghourt and cut up fresh fruit plus excellent toast made from locally baked wholemeal bread. I had a perfectly boiled egg. We do not go in for large cooked breakfasts but there was plenty of that sort of thing on offer and I am sure it would have been wonderful. Olivia and Michael were delightful hosts and we hope very much to stay with them again.

Tiny rather poor quality TV, but only mattered because of the England match. We don't normally watch TV whilst we are away.
