One night in a single bedroom with a private bathroom and everything was fine. Room and bathroom clean and tidy, Kettler with tea and instant coffee. You have to do your check-in at the Phoenix hotel ( just next to Kensington's Gardens) and the staff is very friendly and helpful ( all of them the receptionists and the waitresses in the breakfast room) The hotel has a great location: a lot of restaurants nearby, 5 minutes walk away from Bayswater underground station and 15 minutes walk away from Notting Hill. Highly recommended!

I should have reserved at the main hotel, to save the walk to breakfast and lounge.

I stayed in the sister hotel (next door) The Phoenix. The location was excellent with great attractions and stores within walking distance. There were several underground stations close by and Paddington Station a 10 minute walk away. The room was spacious and the bathroom very comfortable. The staff was really helpful and kind.

The walls were really thin and I could hear everything that happened in the next room and above me.

We had originally booked the Kensington Gardens hotel, however on arrival, we found we had to check in at the Phoenix ( sister hotel) directly next door. The reception area was smart, professional with nice decor and some seating.. The receptionist who welcomed us told we would be staying at the Phoenix and that we had a room on the first floor ( had requested not to be located on highest floor). She was friendly and helpful giving us all the information about the room we needed and we used the lift ( a great bonus!) to the first floor. Although quite small, our room was modern, furnished in a pleasing, contemporary style with matching furniture and spotlessly clean. The bed was made up with fresh white linen and had plenty of plug points and usb charging points nearby. Wardrobe with sufficient hangers and hairdryer also available.Great to see a decent full length mirror and hot drinks making tray neatly stowed in the cupboard under the desk. The en-suite shower room was also spotlessly clean with toiletries provided. The room overlooked the front of the hotel and we were aware of a bit of building noise and then quite late in the evening there was noise of linen cages being manoeuvred in/out of a laundry van which wasn’t ideal when trying to get to sleep. The room was also very warm but there was a small fan provided and to be fair, temps had reached high 20s during the day. Special mention must be made of the hotel reception staff who were just brilliant. Very pleasant, friendly and could not have been more responsive and helpful, especially supplying an ice pack for my injured wrist following a fall at the tube station. Full marks for their care and attention to my needs. We will hopefully return to the Phoenix again!

The room size might have been an issue had we been staying longer but for a couple of nights we were entirely comfortable.

Well located hotel and short walk to two tube stations. Not far from Kensington Gardens and you are able to walk through the parks to reach the center of London. We had a compact room, comfy bed and bathroom with a bath. Good variety of breakfast. You could either opt for continental or full cooked, which was made to order. Lovely staff and clean airy dining room. We would stay here again.

Not sure, we loved our stay. Except we were on the third floor so a lot of stairs to climb each day as no lift. Leaving the hotel to go next door for breakfast especially as it was raining for part of our visit

The room was small and cozy. Furniture needs at least a of bit renovation but the bathroom was almost like new. The staff was pleasant. Good location, close to metro stops, few nice cafes and bars around.

Hotel does not have a proper lobby or reception, due to this, check-in have to be made at the hotel next doors. Even if check-in starts from 1 PM, I had to wait for almost an hour till my room was prepared. The internet connection was very poor. No elevator what might be challenging to reach upper floors for people with a heavy luggage or disabilities.

The hotel is in a great location for access to buses and tubes into and across London. Loads of great places to eat and drink nearby as well as to buy practical stuff. The staff were all very friendly and the rooms comfortable. Thank goodness for the electric fans though, as the weather was very hot and there's no air con.

The stairs!!! Can't be helped really and the website does warn you. I just made sure I didn't need to go out again after I had climbed them 🙃 The private shower room was super but the shower head attachment needs to be fixed more efficiently as the water went everywhere except on my head.

This hotel is part of a larger group, the reception, breakfast, and all service is done in the main hotel, 4 houses away. On rainy days (in London every day...) it was a little uncomfortable. There is also no elevator. I had a room on ground floor, for peolpe with mobility difficulties I do not recommend.

The location was great! 24 hour reception with friendly staff. Baggage holding in the reception down the road was useful too. Rooms were clean. Shower pressure was good too! Booked it at a very reasonable price.

Were unaware that there was no lift and our room was right at the top so we had to walk up many flights of stairs with our bags. Milk sachet in our room was expired. Screws were loose on the window so there was a strange tapping noise all night. Could also hear the plumbing at night as I'm a light sleeper.
