The Lemonfield Hotel

This is a B&B hotel for adults with easy access to the beach, restaurants and bars. It was clean, quiet and friendly. Breakfast was lovely. Husband chose full English both mornings and had no complaints ! I had the Lemonfield Special ( Vegetarian version) and heartily recommend it. We had the Margaret suite and can confirm it was prettier than its pictures and the blinds work beautifully. The bed was very comfortable and the pillows were great !

For us, it was ideal and we will stay again, but it was a little warm! The Northeast of England is not as cold as some would have you believe and I think the heating was turned up on our second day ! If I was staying longer, I'd have turned it way down, but each to their own !

Room lovely, clean too, as was the bathroom which we loved. Lots of nice little touches here and host was very welcoming and eager to assist. Was upgraded to a larger room which was lovely. Was warm on the first night and there was a fan available which was helpful. Just a short stroll away from the beach and a few of lovely restaurants and bars. Would recommend the Seabird Inn for Pizza and good wine. Had a laugh at Quiz Night in the Promenade pub. Lots more restaurants and pubs within the vicinity or a short drive away. Had breakfast on the 1st morning, full English. Was more than enough, although bacon was just a little overdone. Lots of cereal, fresh fruit and orange juice supplied. Toast was hot and crispy. Helpfully supplied soya milk as I have dairy intolerance. All in all an enjoyable stay

Pillows were harder than we would have liked, although bed was certainly comfy enough. I just used some of the scatter cushions which were on the bed instead of pillow.

Room was small but very cost and warm. The only point is that the motorway is nearby, so you can hear the cars moving (in case of windows overlooking the seashore). But it is not a problem at all with the window closed. Rooms were cleaned every day, altogether with tea and coffee resupply. Good wi-fi and a small desk to work. And the most important, the seashore within the reach of your hand (not the 1st line, but it does not matter and I checked the map before booking)

It is recommended to agree in advance the check-in time.

Breakfast good and plenty choice, lovely big bed and very comfortable room. Very clean .

As a person with a disability the shower was small and difficult for me to use. The toilet was in close proximity to the shower so was not able to sit straight on to the toilet so had to sit sideways and no grab rails to assist with security. I don't comment as a negative as I'm sure the owners would have changed it if the could, but all showers were the same.

Great location in Seaburn, just off the main road so lovely and quiet. Nice and clean. Staff were very friendly and helpful. Nice breakfast cooked to your requirement. Excellent value for money compared to some of the nearby hotels. Lovely walk from Sunderland train station along the river and coastal path to Roker and Seaburn. Beautiful beach.

It was absolutely fine, the only comment I would make is that we prefer a twin room when we’re away and they were quite narrow beds.

Friendly and welcoming landlady and husband. Clean and well presented property, bedroom and en-suite bathroom. Comfortable bed and bed linen. Lovely breakfast … poached eggs on toast were perfectly cooked! Quiet accommodation close to seafront, bars, cafes, restaurants and large supermarket. Seafront caters for walkers, safe bathing and dog free areas on the sandy beach. Accommodation also has easy access to regular local bus services and Metro station.

No complaints.

The Lemonfield is without doubt the very best we've ever stayed.Every part of the Hotel is pristine. The Bedrooms are fantastic and found the king-size bed luxurious. The Breakfast is to die for you will not need to eat for rest of day. Location central to all Seaburn amenities and free spacious parking. Nothing too much trouble for the Hosts and lovely staff 10/10.

There is nothing to dislike whatsoever I would recommend this accommodation to everybody.Seaburn is a Gem of a place to visit and obviously a lot of money as been spent. There's a great selection of pubs and restaurants all of exceptionally high quality and whilst you're there you must visit the Stax all day free entertainment 2 floors consisting numerous bars and literally you can get anything to eat in various outlets on both floors I cannot compliment Seaburn enough.Go you won't be disappointed.

Small room but cosy, bedding and towels were clean and bed was comfortable, general cleanliness was good except some coffee stains on the wall. Breakfast was excellent, the owner couple were very responsible and friendly, they offered an umbrella to us for the rain, told us where to find restaurants for dinner, offered extra coffee, milk and sugar, got good numbers of car parks, we enjoyed our stay, no complaint. Highly recommend it. Great running!

Clean everywhere, built for the purpose

A very welcoming and warm feel to the hotel, with caring and friendly owners. Very clean rooms with nice modern bright bathrooms. Nice quiet location, but within a few minutes walk to the beach, cafes and The Stack. We would definitely return but would book a larger room than the one we stayed in.

We stayed in the small family suit on the top floor which was comfortable enough for a short 3 night stay for 4 guests; I think it could get a little claustrophobic and chaotic if staying any longer. A couple of door handles need attention, especially the bathroom which is difficult to open straight away.

The room was excellent… however… not the Four poster room we had been assured we were in via personal email with the hotel after explaining it was a 36 year anniversary treat!

Possible being told we had the room we had enquired about, having said we were happy to pay any extra, but told our booking had been changed and there was no additional costs, to then find out we were not in that room on arrival… left me wondering if they had placated me just to keep my booking originally!
