I was given a clean, comfortable, spacious double room with en suite, in this guest house in a quiet street, two minutes walk away from a magnificent view of the mouth of the Tyne and Littlehaven Beach.

For the price I paid, I couldn't have expected anything better.

Very good location for the end of the Hadrian's Cycleway in South Shields. Very warm welcome from our host and a welcome beer from the quirkily and comfortably furnished lounge bar. Decent sized room well appointed with en suite and tea and coffee and biscuits and water. Wifi was excellent. Shower really good. Guest house well located for a range of restaurants within a very short walking distance. We only had time in the morning for something quick on toast with juice and coffee as we had a train to catch, but host was more than happy to accommodate our needs and timings and had we had more time, there was a full breakfast menu which sadly we missed! Would definitely recommend to others.

Secure storage for our bicycles in the yard, would have been good if they had been covered, but fortunately it was a dry night so all was fine.

We were welcomed at the door by Paul who showed us to our room we have stayed at some b&b in our time but this one was exceptional we were also able to pre book our breakfast by ticking boxes, the breakfast was first class full english Hash brown black pudding fried egg but you could have poached or scrabbled if you like I could go on, also should you need it their was dressing gowns and slippers in our room the bed was like home from home. We only stayed the one night but we will be back for two nights in future. Highly recommend this b&b and they also accept well behaved dogs.

Unfortunately, there was a problem with the water to the rooms in the morning (I only stayed for one night). This clearly caught the proprietor by surprise when it was brought to their attention. This meant no shower or washing facilities. As I was feeling unwell, I didn't wait to see if this was resolved. The guest house was slightly tricky to find as the two sides of the road don't share the same name!

The room was comfortable and nice things had been provided in the way of hospitality products and good quality towels and bedding. Kettle, iron and hairdryer were provided in the room and the free wi-fi worked fine. This guest house is in easy walking distance of the station, town centre and beach. Morrison's and a range of takeaway food places are very close.

There was a need for more plug sockets in the room or more accessible sockets. I did discuss this with the proprietors who do know there's a conflict between an older property and modern technology. It would be good to take with you a long 4-way extension cable.

If you have mobility issues, ask about the stairs to the rooms. The shower boiler in the private bathroom was unreachable for me, as I'm only 5ft and this was like 6ft from the floor. When you're coming to the address (and it's already dark) watch the house numbers and house names closely, as there are the same numbers on both sides of the street!

Fabulous bedroom with luxury touches and luxury items, such as bathrobe, slippers, cleansing items etc. also, hot chocolate and fruit teas alongside the expected tea & coffee. Absolutely fabulous breakfast cooked by the owner. Excellent value for money. Will definitely stay here again when visiting South Shields.

Parking can be very difficult on this road. I managed to park nearby on the next road.

My wife and i decided to try a weekend break without the car and chose this location because the Metro allows access to most of Tyne and Wear. When we arrived we were greeted by the owner Paul with a big welcoming smile and the smile stayed all weekend. I suffer with mobility issued and should have made our hosts aware when booking, unfortunately we were allocated room 5 at the top of the building (36 steps). After the first nigh i made Paul aware of this and without hesitation he moved us to room 2 one flight up. Both rooms were of a very high standard of comfort and cleanliness. Now to what i think should be the best selling point of this Guest House THE BREAKFAST, Top quality produce cooked to perfection from the Full breakfast to the pancakes. I wonder how many Guest Houses serve up Eggs Benedict for breakfast ? Smoked salmon poached eggs and lovely hollandaise sauce all cooked to order with PERFECT poached eggs. The only issue i have is tat the Guest house is at the top of a small hill from the shops but this is remedied with a short detour through the lovely park.

My first impression of the Kingsmere Guest House in South Shields were excellent, however, there were some high points yet equally some low aspects of the stay. The exterior of the property was welcoming and the location was convenient for the beach, pleasure resort and the town centre with public transport links from the interchange a fifteen-minute walk away. Check-in was pleasant enough located in the first-floor resident's bar area although I had the distinct impression that I was not a priority and that the hosts had more pressing engagements to attend to. I did not book breakfast online due to not being aware of service times, yet it was obviously not possible to book and pay for breakfast on arrival which was disappointing. Even so, I was politely shown to room one, an ensuite single, which was presented very well with all the amenities you could require for your stay including iron and board together with a professional hairdryer. The ensuite bathroom was particularly wonderful, with a powerful double head shower and some lovely fluffy towels. The downside to the room included not having an outlook through the window which had obscure glass and the television was missing all of the BBC channels. A great value-for-money place to stay in South Shields, highly recommended.

The guest house was lovely and clean Easy check out - just leave your keys in the box. Managed to get parked right outside and the proprietor helped me with my bags. There were plenty of towels in the room Plenty of tea and coffee plus other little thoughtful extras.
