good location

We had arrived after 8pm at the end of walking The Dales Way and were very tired. The boutique hotel is situated on the street opposite the Royal Oak pub where you arrive at the end of the walk so ideal. Patricia the manager went above and beyond to help us. She ensured our luggage was safely put in the room when Sherpa dropped it off, helped us access the hotel + sorted out breakfast. Nothing was too much trouble for her.

We did not have the correct access codes for the front door and the room. We had not been given the room name either. Patricia sorted this out for us even though it was after 8pm. We should also have had a breakfast voucher, we didn't but were reimbursed for the breakfast we bought at the Magic Roundabout-my favourite cafe/ restaurant in Bowness.

Amazing location. Very close to the centre but just up a quiet road. You wouldn't know you were so close to town because it was very peaceful. The view from the room was great. You can see the lake and the ferry. Also good side view of the fells from the fantastic bay window. And you can see the rabbits play on the lawn opposite. 2 comfortable chairs to watch the view. We didn't hear any noise in the room, very quiet and peaceful. Patricia was very welcoming and immediately made us feel at home

The bathroom is very small and cramped. It felt like a prefabricated one that is dropped in place. It was clean and fully functional though. The bed is quite hard, as are the pillows.

Patricia, the property owner was fabulous! The rooms are beautifully appointed, and our rooms had a nice view of the lake and the sunset just past the western shore of the lake. The heated towel rack in the bathroom was a nice touch. There is a patio off the back with a nice view down to the pier for watching the boats come and go. There is a kitchenette available if you do not want to partake of the bountiful array of pubs and restaurants all within a short walk. We were treated to a delectable tasty in the lobby each afternoon and a voucher for breakfast was provided to be redeemed at a small pastry shop, with loads of homemade delights. Since we had a late train out of the city Patricia was gracious enough to allow us to store our luggage for the day, which allowed us to explore for the day unencumbered.

WiFi was a little spotty in the rooms, however the connection was great in the lobby area.

We love the view from our room a lot! Even we had requested a lake view flat and had an expectation for the view, But what the room offered us just exceeded our expectation and made our jaws dropped - amazing views over a meadow all the way to the lake, the glittering ripples and the ferries shuttling to and from the pier, and the stunning silhouette of the mountain at the backdrop of the beautiful sunset, all added up to a remarkable experience of our stay. It was so enticing that we stay put in the room for the rest of the evening. The position of it is second to none - few minutes walk from the lake, restaurants and bars, Tesco express and more. Literally, everything you need tfor a pleasant trip. We don't drive so we took the 599 bus to the boutique. It's super convenient.

The socket is workable but a bit wobbly when plug in/out.

The location was great. Shops, cafés and bars on your doorstep! Only a few minute walk to the boats too. The hotel was lovely, the view from our room was brilliant. Mattress was memory foam and quite hard so we didn't find it very comfortable but that's our own preference. Patricia was there when we arrived and was very accommodating and friendly, she had left cakes in the lounge in the evening for us to enjoy and delivered muffins and scones for our breakfast too 😀 the dining room and lounge were being renovated so we may come back towards the end of the year to stay again and see the final product! 😁

The location is fab just on edge of bowness access to all the great places eateries.bars .shops restaurants Fab Room 1 great got offer with booking and was room over looking lake .great Sonia is a fantastic host with lots of ideas for the lakeview Manor .Sonia left a voice mail with clear instructions on entering key safe etc n code .also rang to make sure got message .ideas of places to eat etc .fully informed

Highly recommend and will hopefully get to stay here again. Arrive with 2 bottles of wine and muffins for our group, host greeted us and showed us around, very welcoming made and honestly made us feel at home and like nothing was a bother for her. Room had an amazing view of Windermere lake, had some gorgeous little treats and breakfast was lovely at Andreeas cafe.

I do not like where the breakfast taken as vouchers It is much better in the lobby the check out time is too early it should be at least 12:00 PM. instead of 10:00 AM

A wonderful stay at the berry boutique, great location. Very modern with digital smart locks on the premises. Parking available to the rear (limited spaces) Nice big spacious room with a lake view. The guesthouse had shared spaces in the lounges, outside patio, kitchenette, tea and coffee bar (aswell as tea and coffees, water and snacks in the room) would recommend and WILL stay again.
