A really nice alternative to swanky South Beach Hotels or overpriced Collins Avenue/Ocean Drive tourist traps.Very personal and attentive family style service from the host Ivone and his hardworking team. Nothing is ever too much of a problem. Rooms are clean and comfy and the communal space (dining tables +kitchen) is big enough for their maximum occupancy of three rooms so that when its not possible to eat the varied and nicely cooked hot breakfast outside, 6 or more people can in the inside space. As it was raining every other day during our stay, it worked perfectly! Good to note that it is also possible to cook lunch or dinner in the communal kitchen, as long as you leave the kitchen as spotless as you found it! Very quiet and safe neighbourhood, close to Walgreens Supermarket (4 min walk) and Alton Road for restaurants and a few coffee places. For a bit of morning fitness, Flamingo park or Muscle beach, 7min away. Within 5' of 2 bus lines (Alton Road: or 5th Street bus stops) to get you to downtown Miami.

Front right handside gate of the property/villa has a ring which doesn't seem to work so we had to call the host/Ivone to let us in). That can be a problem if you have a foreign sim card or data only global sim card. Lower floor room (San Marco) is not very well soundproofed, so you can easily hear all the ongoing breakfast activity outside your room door from 8.30am and the aircon unit outside kicking in every 15' at night.You can also hear every step/move of the upstairs wooded floor room occupant(s).That was a minor inconvenience though as everyone was respectful of each others.

Staff very friendly and helpful. Set in a nice quiet residential area.

15 minute walk from Ocean Drive and all the restaurants, further than we thought

Breakfast in the garden was great. Room was modern, very clean and comfortable. Would definitely recommend and will use again if occasion arises.

The room should have luggage stands available. We had three suitcases and had to put them on the floor to open them up, which made it difficult to navigate around! I would also suggest that you provide a brief written description of how to get in. We arrived late, due to fligh delays, with a dead cell phone battery and I had watched the video but forgot that we were to use the sliding gate, not the one on the side--one disadvantage of the digital age. Dead batteries are a problem!! But, lovely place. Appreciated the hospitality!

Great location 10 minutes from ocean drive Heartwarming welcome Free parking We had the room with a superb terrace The room is spacious with a nice bathroom The common areas are very nice with a large kitchen It seems that the breakfast is excellent but as we were leaving early to catch a plane, the owner arranged to have a takeaway breakfast prepared for us. Air conditioning is common so it is not possible to adjust it at your convenience The rooms are quite close so you have to hope that the other tenants are not too noisy I highly recommend this accommodation !!

This is an amazingly beautiful small piece of Heaven right here in South Beach. The room comes with its own private Terrance.and a massive spread of Italian Breakfast. The Host and owner are both extremely inviting and the vibe here is just like being in your own tranquil paradise. The photos on booking don't give enough justice to how beautiful this spot truly is, inside and outside. The room comes with your own personal fridge, Iron, Hairdryer, T.V, Toilet Paper, Soap, Shampoo and plenty of Towels. Highly Recommend!!!

We arrived late in the evening and the hosts were ready to receive us and give us a tour. The villa has a large central garden where we enjoyed a hearty and delicious breakfast in the morning. The room we had was clean and well put together with two comfortable beds. We fell asleep without any distractions despite being in the heart of miami beach. The next morning the hosts allowed us to keep our bags with them while we went out to the beach after breakfast. Overall a welcome and comfortable stay in well appointed accommodations.

Friendly host (his English is fine), very clean and spacious, far nicer than I expected it would be. A breakfast with ample choice laid on for all the guests in the garden in the morning. It was nice to sit out and interact with the other guests and the food just kept coming. We parked our car behind the gates at the front of the property which was another bonus.

It's quite difficult to find driving along the road and another couple on foot passed it a couple of times. It needs the name put up on the gate in large letters (there is space). It's locked up (nice and secure) but was initially hard to get any response with us and the other couple outside on the street.

Charming B&B, just 10 minutes from the ocean. Lovely room with outside patio. The bed is amazing. Great outside breakfast on a large shared table. Premises very nice kept and great landscaping. Big communal area with sofa's, tables and large kitchen with coffee/tea and plates, glasses etc. Very convenient.

The airco is centrally arranged, so you have to ask every time you like cooler/warmer. But host was very attentive. The only downside is the noise from other rooms, there is no insulation at all so you hear everything from other rooms.

The location was perfect. The houses were very well arranged. The outside was well maintained and very enjoyable! The Staff was very nice. The breakfast was amazing! Served outside every morning and prepared fresh for us! Fruits, eggs, toast, waffle, bacon, breakfast sausage, ham and cheese, OJ, coffee, tea. There was so much food! They even accommodate a free parking space for our rental car!

It wasn't clear that we had only 1 bedroom to us and that there were another 2 bedrooms sharing the space. It isn't surprising, but it should have been mentioned more clearly on the website upon booking. the bedroom was tad bit small and the 2 queen beds took pretty much the entire space. Luckily the common space are huge and it was nice to have them though we didn't spend much time inside!
