Comfortable beds, very clean and quiet. Convenient to walk or bicycle into downtown Fredricton (bike path is very close to BnB). Beautiful front porch to sit and enjoy a glass of wine or dinner. Breakfast was amazing, with a choice of about 6 different options. Interesting old historical house. I would have loved to know more about it--a brochure on the history would be nice.

Room refrigerator was tiny--could only hold a can of soda or Chinese take-out container (see photos). There was a dorm-size fridge in the hallway to be shared between the 5 units on the floor, and another small fridge on the main lobby floor.

The warm and hearty welcome, the location, the amazing room and the large hot whirlpool bath - delightful surprise, the quality of the breakfast, eating the breakfast with the other guests in the beautiful dining room at the large table, the ambiance, the host, the gorgeous dog. Best B&B we have stayed in on our canada adventure. We have recommended it to friends who have a child studying at the local university as an amazing place to stay.

Absolutely minor niggles. Ensure all the windows have blinds for privacy reasons (the left hand area where the writing desk was and is overlooking the street didnt have any window converings)

The B&B takes up the majority of a beautiful old home, and the current owners have taken pains to restore the interiors back to something resembling their former glory, although even more attention could have been paid to the actual furnishings in some of the common areas to make the space feel truly authentic. Nevertheless, the place is kept extremely clean, and there is also an on-site spa, which I didn't try, but which could be a big draw for some. The breakfast was fairly basic, but very good. It could be helped by making more kinds of tea available.

Although there were some hiccups, particularly regrading check-in (no one was there to meet me at the pre-arranged time), they were eventually resolved, and whatever was lacking in efficiency during the remainder of my stay was more than made up for in charm by Robert.

The exterior is beautiful, and the interior is so charming. We stayed in the Mary Grannan suite, and it's one of the nicest suites I have ever stayed in: so clean and bright. The bed was so comfortable. The jacuzzi tub was fabulous. The daybed was so convenient as our friend ended up staying with us and the door between gave my partner and I lots of privacy. We will definitely stay again!

Unfortunately, we weren't able to use the jet feature on the tub because we went out, and it can only be used for a short period of time in the evening.

TL;DR Owners are great, food is delicious, house is beautiful, room is comfortable, free parking and wifi. The owners were so sweet. I had an hour or two to kill and I happened to bump into the owners on my way to my room. Hao had the kindness to spend about 45min chatting with me about the house and its history. He was also so kind and accomodating whenever we needed something (like when we forgot our phone charger). The breakfast was SUPERB! The french toast casserole blew my mind and I swear that the eggs benedict are just as good if not better than the ones I order when I go out to brunch places. I am so sad that I can't have their cooking after leaving. The house itself is gorgeous, but its history is even more impressive. Hao told me that the descendants of the original owners have sent him pictures and news clippings relating to the house. It's incredible to see and to be able to live in such history. Please take a moment to look at the textile wallpaper. Gorgeous! The rooms were also well renovated but still felt like they belonged in such an old house. Our king-sized bed was very comfortable and we had more than enough pillows and blankets. The free parking is a big plus and I didn't have any issues with wifi (I videoconferenced a few times). All in all, I could not have asked for a better stay. Staying here was definitely the highlight of my trip which is funny because I've never before considered my accommodation as an "experience". To me, staying in a hotel/room is just a thing that has to happen during a trip, but this was without a doubt the best part of my 4-day visit.

Everything was fantastic. It was so good that I only wish they served lunch and dinner as well!

Beautifully restored house. Suite was very nice and comfortable.

Someone practicing the same song on the piano right below our suite for over an hour until almost 11pm. I suggest they put a little note on the piano asking guests not to play after a certain hour and that other guests might not want to listen to their wrong notes over and over again. Would have been nice if the owners had stepped in and said something.

Everything was great- such a beautiful house. The host was lovely and so friendly (I was late for check-in, but there was always good communication and great arrangements). Bed was super comfortable and the room was so big. beautiful private bathroom. The breakfast was A LOT and really good. I loved the style the rooms were arranged and the furniture.

The breakfast was good - you had choices, which was nice, and you could specify the time you wanted to eat. Location was excellent - easy to find and right on the river - good parking on site. Room was spacious. Bathroom had been remodeled, which was very nice - only minor thing was not much counter space. Coffee was out early (much appreciated)

Possibly small things - an extra trash can in the main area; a counter or table in the bathroom. But these are very, very small things and not a deal breaker.

The proprietors were so personable and professional and it was lovely to know they live on site with their family, enjoying the historic house as much as their guests, and bringing it back to such lovely condition. Having a pitcher of water in the room was a really nice touch and I loved the mature foliage and green peaceful setting overlooking the river. The location was convenient to various spots around town as well, and Fredericton seems like a lovely and convivial place to live!

I was unable to adjust the room temperature but it could have been "user error" :)

We were in the Carlton Executive Suite (Room #1). The room was big, very bright and clean. The decor was Victorian and very tastefully done. The king-size bed was very comfortable and we had a great night's sleep. The breakfast was good. We were given 5 choices, with sweet and savoury options. We just needed to order the night before. Coral and Hao were very friendly. The location is on a quiet street and it is just 5 minutes drive to downtown Fredericton.

There was nothing that we didn't like.
