My husband and I celebrated our 30th Anniversary here! They made us feel very special and welcome from the moment we arrived. Sabine showed us our room and explained in detail all we needed to know. Sabine and her husband, Philippe were very personable as well. Leo, Philippe's son, had a delicious spread of croissants, baguettes, fresh preserves, freshly squeezed orange juice, yogurt, fresh fruit and extras each morning. He was a delight and full of personality and very accommodating! I should also mention the coffee was AMAZING!! The location is minutes from the Eiffel Tower and just far enough away from the hustle and bustle that the area feels quieter (which we personally liked). We also loved that they kept the "old" with the "new". The room was quaint with modern amenities and a very comfortable bed! The bathroom is also tastefully done and bright, which is always nice! They are excellent hosts and I would most definitely recommend staying here for a true Parisian experience. You won't find more lovely people and they make you feel right at home from the moment you arrive! Well done Leo, Philippe and Sabine! So go ahead make your booking! You won't regret it!!

Breakfast each morning was simply lovely. Freshly squeezed orange juice, coffee and milk/cream made to our taste, a selection of bread and croissants, yoghurt, a cheese and meat sideboard, and eggs cooked to order... not to mention the kind attention of our hosts who were always ready with advice or information. In addition to this charming morning meal, the common space was kept stocked with tea, coffee, biscuits, and homemade cake at all times of the day. This well-appointed space was a pleasure to sit in and rest one's legs from a long day's walk, and perhaps seek advice from a large selection of Paris guidebooks before heading back out again. Enough cannot be said about the lovely shower: a high rainshower head, towel warmer, slippers and robes, and Malin & Goetz products. It was enough to encourage a surfeit of showering! Most of all, I'd like to commend our hosts for finding the perfect balance of providing information and advice...as well as privacy and quiet. We were able to message for advice, or ask our questions, during the day, and always received helpful answers. We were also able to count on our hosts to give us space and leave us to our conversations. In short: neither obsequious nor aloof, our hosts were simply perfect.

Beautiful and sumptuous accommodation which gives a feeling of relaxation as soon as you walk through the door. We found the décor to be tasteful and welcoming and the owners were wonderfully friendly and considerate. It was also such a bonus to have a comfortable and opulent lounge where you can sit and de-stress during the evening and meet some of the other guests or to enjoy a late night coffee after sightseeing. The bedrooms are elegantly decorated, providing a calm retreat from the both the noise and the heat of the city having newly installed AC in each room. The hosts have ensured that guests needs are abundantly fulfilled and also provide little extra's such as the ability to partake in on demand cold beverages, snacks and hot drinks. They also provide a robust breakfast each morning which will have you well equipped to deal with a full days sightseeing. After staying here I don't think we could ever stay anywhere else when visiting Paris.

Constant communication with the owner. Quickly responded to my questions. They were waiting on us to arrive. We were greeted like we were family. Drinks and snacks were shared with us as we welcomed to their home We did not have the correct the correct converters, so they quickly found two we could use during our stay Coffee, soft drinks, bottled water, juice were available throughout our stay at no extra charge Robes and house shoes, and a towel warmer were great amenities for the bathroom. Our bed was very comfortable. The room was very refreshing and comfortable. Very low noise level, which provided a great sleep I cannot say enough wonderful things about these accommodations! When we came for breakfast, our table was ready and the chef was eager and friendly to make our breakfast great. We loved the fresh squeezed orange juice, variety of cheese, bread and jams. We even had bottle water to take on our tours♥️. If you ever have the privilege to visit Paris, don’t miss out on this extraordinary Bed and Breakfast. They will be our choice the next time we are in Paris♥️

This our first trip to Paris and we couldn't have pick a better place to stay than here! I loved the vibes of the historical building and the decor was very nice. Leo went over and above to make us feel welcome as was his father and brother. The breakfast was delicious with so many choices and Leo would make omelets to order. The room was nice, clean and very spacious. The bathroom was large with very modern updates. It was so much like we were staying with family which made us feel so welcome! The location was less than a 15 minute walk to the Eiffel Tower and close to so many cafes. We had an unbelievable trip to Paris and our stay here made it even better than we could have imagined. I hope to make it back to Paris again and we definitely want to stay here again!

I couldn't stay longer!!

We were delayed by hours on our arrival due to transportation from the U S. We didn't arrive at Relais 12 bis until after midnight. We were met at the door with a smile, our luggage was taken upstairs and we were assured that our room was there for us. The interior of this B n B is beautiful. It exudes warmth and charm. The breakfasts were fresh and beautifully presented, the coffee was delicious. Phillipe and his staff are polite, helpful and there when needed. Philippe pre-booked our taxi when we were leaving. The location is close to the Metro and has many bistros within walking distance as well as a variety of little shops and stores. We will definitely return when visiting Paris again. Thank you Philippe at Relais 12bis for making our stay comfortable and enjoyable.

Nothing - it was a perfect stay.

The location is 10/10. Even with all the Olympic 2024 road closures, this propery is at the Eiffel Towe’s doorstep. My daughter celebrated her 15th birthday and the host, Margeaux, arranged special Macaroons and cake which was very kind and greatly appreciated.

The walls are too thin and sound travels into your room. Unfortunately you can hear other guests’ conversations word-for-word. As all the floors are wood you also hear every movement from the floor above. Perhaps other guests are not light sleepers and it won’t bother them, but we struggled with it. The warm portion of the breakfast was a big miss for us. Only eggs are offered, not sausages or anything else. One person, Leo, is helping in the morning. He appears super nervous when he is serving breakfast and running up and down with different guest requests. And again with the wooden floors, the noise level was too much for us.

This property was simply sublime. From the moment we stepped inside the door it felt like a home away from home. It is a family run B&B and you are always hosted by a family member. The breakfast was very substantial and filled us up for the day. We will most definitely be returning. The location could not be any better. Just a 3 minute walk to the Eiffel Tower!! Just wow. Thank you for a brilliant Parisian experience.

Fabulous hosts! Brothers Leo and Oliver and father Philippe were the consummate hosts with exceptional communication! Central location, intimate and luxurious accommodations, delicious breakfasts and afternoon cakes made by grandma, super secure. After three weeks in Europe with three teens, this was our favorite and most comfortable place we stayed. Relais 12bis has set the bar for other beds and breakfasts for our family. We will be back!

The accommodation was remarkable, even fabulous. So welcoming owners, so approachable, kind, needs meeting, everything top notch. Whenever possible exceptions were made, such as earlier check-in. And breakfast, absolutely delightful and accompanied by smile and kind words all the time. I think this is the best accommodation in Paris :-) Every room has perfectly clean spacious bathroom. The room is cleaned on daily basis. The dining area has tea/coffee available 24/7. Check-out is at 11, not at 10. There is a fridge in the dining room filled with soft drinks freely available for guests.
