I was a little worried after reading some of the recent reviews but honestly there was nothing wrong with this place. Yes it’s not the Ritz and the room we stayed was basic but it was clean,quiet with a comfortable bed. We didn’t have any issues with the staff or mosquitoes. The breakfast again was basic but the location was brilliant and I think it was very good value for money in such a good location including breakfast. I’d stay again.

Maybe a kettle in the room would be perfect and I think the room would be a bit smarter if they changed the laminate flooring which is looking a bit shabby but happy with the stay.

Fantastic location just steps (one minute walk or so) from Tram Line 1 Leopoldo stop. Host was helpful, responsive and professional. The breakfast offerings seemed better than what I've read other people mention in reviews at other establishments. I believe breakfast is offered from 8 or 8:30 to 10am. The bed was very comfortable! I would absolutely return to stay here

Very old fashioned room keys are a little difficult to operate quickly. In nice weather I'd like to have kept the windows open, but the screen had some damage which would let insects fly in - overall these are very minor concerns at an establishment offering great value

We had an amazing experience during our stay at the hotel. It is about 25 minutes away from Duomo, in a quite place, away from the noisy streets of the crowded center. The room was clean, quite, with typical italian furniture. The host lady was very polite, helpful and friendly. The breakfast was abundant with salty and sweet foods, everything was delicous and of high quality. The host let us keep in the hotel the lugage even after the checkout. We had the chance to enjoy Firenze all day long and could take our stuff in the afternoon. Highly recomended place 🙂

Comfortable bed, great amenities, AC in the room, very kind and helpful host. Close to city centre (4 stops), tram station is nearby to the B&B.

The drainage in the bathroom should be fixed, and also the door of our room made a noise while opening/closing

We are very satisfied and highly recommended this property. We were well instructed for the check in, the accommodation is comfortable, clean, quiet and nice that there is very good air conditioner. A large bathroom was near our room and room has a lovely balcony. The big bonus for this price was the breakfast, nicely served in the cozy dining room.

the bed turned out to be short for sleeper of 180 cm, it would be nice to add length to the bed. The wall by the table would be nice to make more pleasant

The hosts were very nice, and such a delight to be greeted with at breakfast service. As I took a bus to Florence, a tram ran direct from the bus station to Leopoldo station and it was no more than a 2 minute walk to the location. Whilst walking to the main attractions is an option as it’s situated relatively close (3km), the same tram line will get you to the city centre within 10 minutes. The shower pressure was brilliant, radiator worked and kept the room warm and there were extra blankets and pillows available. Breakfast had a multitude of options both food and beverage wise which was nice.

The room was a bit run down, more specifically the floorboards. I think if just those got replaced as there appears to be some water damage to them, and a scrub of the walls, the room would be delightful. Being international, I got a Europe adapter prior to leaving to charge and use my appliances, but the charging points near the bed or in the room itself weren’t suitable for this and I had to charge my phone in the bathroom. I hadn’t run into this issue at any other location I had stayed at in Italy, so if you are international and want bedside/bedroom charging I would suggest also investing in a Type L adapter for this residence.

Having a bathroom and toilet to myself which was regularly cleaned. Location was great, tram station was 1minute walk away so very easy to travel in and out of the city centre.

Late check-in fee was applied even though no one was there to check me in, simply open the door remotely and left the key on the counter. Also the fee was changed 3 times. Initially it was €10 I was told, then €25 in the next call, then finally I was actually charged €20. Seemed arbitrary. TV was rather small. Bed was two single beds pushed together, it was comfortable however.

the behavior of the staff was inaccurate and rude, the check in was too difficult because there wasn’t anybody to open the door, fortunately other guests helped us and the answer from the host was not the best. additionally, during the breakfast she was looking in a way that was so uncomfortable for us, like looking after the food. If it is not possible to eat whatever the person wants, it would be better for them to put the food in a plate to avoid bad moments.

Very clean. Really nice breakfast selection. Let us store our luggage for free at beginning and end of stay.. Well equiped room with nice large couch.

Two flights of stairs to climb with suitcases. Terrible pillows. Rainfall shower head leaked from connection so didn't function and the smaller shower head wasn't height adjustable, the pressure was good. The shower grout was mouldy.. Aircon didn't seem to cool very effectively. Wifi was flaky.

On the last day during check out we were told to pay the taxes for our stay. It was quite high considered the price of accomodation. The information about it is hidden in the description. In all the other hotels we were in, it was included. So be aware - the price would differ. It should be told or paid earlier (during check in) as we were in a hurry to check out and it lasted to pay - we nearly missed the train because of that.
