M's Hotel Kyoto Station Kizuya

Room was a good size by Japan standards - actually had plenty of room for luggage and having a table with chairs was nice for extra surface space. Very quiet and dark - great for sleeping. There's a self-check-in kiosk though a staff person was available to help us when we arrived. Reasonable walking distance from Kyoto Station, we managed with our luggage without much trouble. Wifi was strong.

Lobby is very plain but we weren't expecting anything fancy. Ran out of hot water in the bathroom sink every morning, though not the showers. TV is a far distance from the beds.

Room: Clean and comfortable resounding by the quiet and cozy neighbourhood Toilet: Very clean Facility: They do have washing machine that's awesome fo those who need to wash your clothes on the spot, market just next to the corner very convenient to get food or drink at night

Location: Is a bit far to walk around daily, it needs to takes 10 min walking distance to the kyoto train station. Staff: Reception not always there for help, it's more like a self service apartment rather than a hotel, and there's no room service, we need to pack our own rubbish to the lobby.

The location was fantastic, super accessible to conbinis, restaurants, and Kyoto station. The room layout was really lovely, it made excellent use of the space available. We were delighted to see that there was even a table and chairs in the room for us to use which was great. The lighting arrangement was also excellent, as we were able to turn all the lights off from the beds - super convenient!

The bathroom cleanliness wasn't the best. There was scum around the taps and along the edge of the bath, as well as the vent above the shower - right where you have to stand to wash- was full of dust and fluff and very daunting to stand under. As a result, it took ages to vent out after it had any amount of hot water run in there. The bathroom as a whole was really cramped, not really the right size for a two person room as it was a struggle to even fit one person in there.

-the room was clean and up to date. -the check-in process was streamlined and easy to understand. -it is close to Kyoto station, perfect for use with the JR lines for travel. -the beautiful Higashi Hongan-ji temple is also a short walk—about 3 blocks away. -air conditioning works well and the bathroom is nice. -beds were elevated so we could put our suitcases underneath them for more room.

-the check-in time was 4 PM. To be fair, they disclose the check in time whenever I booked it (and it displays it from the “bookings” page on booking.com), but I still feel like that is pretty late. I was able to check in sooner for a small fee, so I’m not too upset.

Pro's: The location was very good. It's less than a 10 minute walk to Kyoto Station where you can catch a train, subway or bus to wherever you are going. A convenient store is 2 minutes down the road, and a local grocery store is about 6 minutes away. Another thing we liked with M's is that you can enter your information via a self-check in station that has an English language option. The staff that greeted us was polite and helpful. The double bed was nice and firm. The room was very clean. We also appreciated the AC, especially after coming back from walking around during these hot, humid days! We also liked that there is a laundry service on the ground floor. It came in really handy!

Things that could be better: Having a hotel room card. We were given the print out of the entrance's code key and our room's code. It's not a big issue, but it would have been convenient to have a room key card for easier access into the building and then into the room. Lack of some other small amenities like a toothbrush. In the pictures, they showed that these were available. But upon arriving, there wasn't any. However, it is again a small thing because it is easily remedied by walking to the convenient store 2 minutes down the road and buying your own. Or just bring your own.

The hotel is very new, clean, and centrally located. It is easy to get to Kyoto station, and the checkin process was very simple. The room was a good size with a comfortable double bed for a great price. All you could want from a basic hotel for a short-term stay.

It would've been useful to have a more secure bag drop-off facility, rather than a bike lock on a rail in the checkin area. Also, while the hotel was generally very clean and well looked after, the bathroom in my room smelt quite strongly of urine when I first entered. Finally, you are charged 200 per day in Kyoto City tax when you arrive at the hotel - it would've been better to know of this fee before I arrived.

This hotel is in a very convenient location! It's close to the station, but off in a quiet neighborhood. It's a smaller hotel so it isn't too busy, which was very nice. The room was clean, large enough for 2 people, and had all the amenities we needed. You rarely see anyone around, but when I spoke with an employee during check-in he was kind and helped me when I had trouble. I'd definitely stay here again.

I could not use English check-in because it's meant for foreign tourists traveling with their passports rather than residents of Japan. If you have a zairyuu card, it's better to use Japanese check-in. I need to study more kanji!!

Great location few steps away from Kyoto main station where you can go arround anywhere of the city, and very respectful staff, although the automatic check in system was a little complex for us, but of all I found the hotel comfortable and quiet place.

Fairly close to Kyoto Station which is a huge plus if you are using public transportation. More spacious than other stays we had gone to in Japan.

Struggled a bit with the check-in process. The machine at the front desk was not working well, so we had to wait for a staff person to come help us.

Automatic access, location, possibility to leave baggage after check-out, many supermarkets within short reach, restaurants, good value for money.

Dropping water during raining making noise, small space, no kitchen equipment.
