I liked everything about the property. The staff were professional, friendly , helpful, the location was great and nice. The room was very clean and had all the facilities I needed. It is an exceptional nice Hotel. The best hotel in Broadstairs. Breakfast was cooked by a ‘Professional Cook’ was very delicious to an exceptional standard.

The location is fantastic, we had sea views and it’s about a 5 minute walk to the beach and all the amenities. Also there’s free parking on the road so if you can’t get in the car park parking isn’t a problem

The wet room, while as lovely as it is, we found the water didn’t all drain away as the whole floor wasn’t angled towards the drain. However that is just a small matter. It’s a lovely bathroom

The structure oozes good taste from the bottom up. The deluxe single is possibly the best room i rented at this price, in the western world. From the choice of colours, the furniture and the whole vibe. Lovely Hosts/Mellow Guests. Had a blissful sleep

The only thing that might stop me from booking the same room again is the uncomfortable tv placement in the room. It sits at a weird angle reflecting on the mirror ahead, really where the telly should be placed. For some customers it s really a pleasure to watch a movie on their day off, but for me it was a bit of a neck twister

Fantastic location a short walk to Broadstairs town centre, overlooking the sea. You can see and hear the waves crashing through an open window. Great cheap and cheerful spot for a stay in one of England's unsung coastal gems. Hugely friendly and helpful staff and quaint, comfortable surrounds. And easy off-street parking.

The mattress was a tad on the firm side. But otherwise the room was lovely and cosy.

The bed was sumptuous, felt like I was sleeping on a cloud. The room and hotel décor was elegant and understated. Calm and cosy atmosphere. Delicious breakfast of scrambled eggs and smoked salmon - the best I've tasted to date! The hosts were professional, warm and polite.

We were initially given a room with a shower only. However, after requesting a room with a bath Robert was more than happy to offer an lovely alternative room without fuss.

It is an interesting Victorian house up-dated and interestingly decorated. Is on the Esplanade with easy walking into the town. Has a terrace overlooking the sea and has a view of the sea from sitting room and dining room. The owners were charming and helpful, e.g. in getting taxis. It has a small bar which is well stocked. I only had breakfast as visiting friends but that was excellent - good choice - and the waiter efficient and helpful. Would definitely stay there again and recommend it to others.

Room was very nice and well equipped. Fantastic location for beach and walking along beachfront to town.

Breakfast selection was wide but quality of cooked breakfast (mushrooms, scrambled eggs) could have been better. Location is so close to town that we found an excellent tea room for breakfast.

Modern, twin room with wet room. Small but had everything you need for a night or two stay. Very clean. The complimentary toiletries were of very good quality. Wonderful to lie on the bed, see and hear the sea. The hotel is very close to everything we needed with the added bonus of free parking! A real treat in this town :)

Our sleep was disturbed by one of the dogs, barking and howling for a very long time from around 11pm onwards.

The staff were extremely helpful and friendly. The room was exceptional and easily of 4 or 5 star standard. Bed was incredibly comfortable and extremely clean throughout the room. The cooked breakfast and buffet were easily amongst the best i have ever had in a hotel. Fantastic find which i will be staying at again. Highly recommended.

Literally any detail you can think of at the Bay Tree was perfect. It was absolutely spotless, the decor was lovely, the beds were soft and the towels were huge and luxurious. The staff are so friendly and we fell in love with the hotel dog! We just needed to get away for a bit and didn't have huge expectations for a British sea side B&B in the middle of November, but the Bay Tree was just amazing. Warm, bright, cosy and modern. We had dinner and breakfast here, and they were both delicious. The chef popped out at one point and had a really good chat about how he'd cooked the meals, and extra ways he'd tweaked the recipes recently. He was so enthusiastic about it, it was great. It was so nice to stay somewhere where the owners clearly care so much and pay attention to everything. I've never written a Booking.com review before but I was so impressed I wanted to share it! Thank you again to Alistair, Robert and Ptolemy for a wonderful stay!
