I'd arrived quite late, having communicated my arrival time with the host who had happily waited for me. I was supplied with somewhere to safely stow the bike, the room was comfortable, en-suite, and there was very little traffic noise overnight in spite of being adjacent to the A7. Although the property is still under refurbishment, what's been done so far is very good. I'd happily stay here again.

Given the fact that I was departing early in the morning, I'd been unable to have breakfast. maybe a cereals and fruit option would be a possibility? To be honest, only a minor gripe, as I'd left early as rain was expected, and I wanted to get North prior to its arrival.

I was looking for somewhere to stay in the Carlisle area as I was driving to Wales after a Bruce Springsteen concert in Edinburgh. I emailed the hotel to check if I could arrive late (probably 2am) and they were more than happy to arrange a way for me to check in after hours which turned out to be really easy and quick. The communication was excellent during this period and they answered my emails and questions really quickly. I found this really helpful and it reassured me that everything would got to plan. The room was comfortable and clean and parking was provided outside free of charge. I was very happy with my stay and would book again if back in the area.

Breakfast was included, despite booking.com stating it wouldn't be - so that was a lovely surprise. Unfortunately, I didn't realise I would need to request vegan/gluten-free in advance, so my breakfast was limited the first morning. The second morning I was well catered for. Our bedroom was great - clean, comfy, good wifi - just what we needed. The manager was brilliant: welcoming and very helpful. Without him the hotel might be merely 'cheap and cheerful', but he really gave excellent service and made our stay feel higher quality.

The only real (minor) problem was the ensuite door kept sticking & needed a shove to open. The hotel over all was clean but tired - needs some updating, but good value for money nonetheless. Its location next to the main road meant some traffic noise, but once asleep it wasn't a problem.

Amir the manager was a delightful friendly - approachable and just great. Breakfast was generous with plenty of options of cereals etc. The manager made some special accommodations for us to have breakfast and even woke early himself to come and say good bye when he didn’t have to.

I honestly not in a snobby way just felt the hotel was very tired. But the manager was superb and deserves a hotel full of guests that looks great. I obviously realise that money doesn’t grow on trees. So I would say this without a manager like Amir - the hotel flash or not would be nothing

The gentleman at the reception was very friendly, there was plenty of parking, the beds were super comfy, and the shower was brilliant. Cot provided for the little one and dog friendly (£10 extra for the dog per night)

The hotel needs a little love to modernise all aspects, but it was very clean, comfy, and spacious

It was at a good location. welcoming staff and helpful with ordering food for dinner. Having that option to eat at dinner time. A very comfortable bed. Had a great nights sleep. The evening curries were nice and got all the extras included in the price.

They charged too much for drinks. Cost £10 for two cans of beer and two cans of Pepsi.

Although only a continental breakfast there was plenty of choice and even a good choice of teas. The host was very friendly and helpful and gave a great recommendation for somewhere to eat our evening meal as they only serve curries being an Indian restaurant. I have a special diet and can't eat spicy food.

the staff were amazing. hotel owner couldn’t do enough for us, really made us feel welcome and he was very helpful. beds were comfy, room was great had everything we needed.

everything was okay to be honest but would have liked the option of a hot breakfast. only continental was available and it does advertise as a bed and breakfast so maybe that.

great value stay, some areas look a little tired but are obviously in the process of being updated, but I would absolutely stay here again as the welcome was lovely, everything was very clean and comfy and I slept really well.

Reasonable priced , nice continental breakfast - bedding was clean

property or very dated , tired and everything mismatched - sanitary ware all cracked in bathroom bedroom window did not open - was boiling ! - thick layer of dust on radiators - picture on wall had huge holes in them - tiny towels
