We would totally recommend this guesthouse if you are looking for character, warmth and friendliness. We stayed 2 nights and were a three-generation party of 9 adults and 7 children, taking 6 rooms. The owners, Terry & Lynette couldn’t have been more welcoming and kind. They love their historic house, and enjoy hosting guests. It’s like staying in an eccentric house with affectionate family members. Terry, a self-confessed workaholic is constantly working on improvements and repairs. He built the two summer house rooms (the Garden Room at the front & River Room at the back). The interior of these wooden cabins is like being in a comfortable canal boat. You have a bedroom with tea/coffee facilities. Bedside table and a hanging rail, a tiny en-suite that has a good electric shower. The toilets are mains drainage - so better than on a boat. The ensuite doors didn’t close well or lock but that didn’t cause us a problem as you are very self-contained and private. The River Room is for a couple and has a private part of the patio with a bench, where you can sit peacefully. The Garden Room is larger, with two double beds and a single day bed that has a trundle bed underneath, so it could sleep 6 at a pinch, although it would be tight with the trundle out. Without it, there was plenty of room for a travel cot. It has a small fridge too - useful for food to make lunches. On the main, back garden patio and in the grassed front garden, there are multiple seats & tables for comfortable sociable gatherings. The gardens aren’t large but are cottage style - stuffed full of flowers, herbs, statuettes and a pond at the back. There is a gate from the back garden leading to long, meadow walks beside the river, where our labradors (who were also warmly welcomed) enjoyed a good run around. Terry is currently creating a games room and covered area for the hot tub, next to the Garden Room at the front, where you also park.
The downside of the summer house style rooms is significant traffic noise from the adjacent main road but this is not a 5* hotel and is priced accordingly. Earplugs deal with the noise if you are a light sleeper. Be aware that those in the two bedrooms upstairs without an en-suite will have to go down the spiral staircase to use the shared bathroom beside the front door. Those who usually have to get up in the night to use the loo might be better with an ensuite. If you want anonymous, air-conditioned minimalism or you need level access, this might not be the place for you. If you are able to manage steps and want to feel welcome and relaxed, like being in a good friend’s home, we thoroughly recommend this property to you.

The evening meal we had booked prior to arriving for the first night of our stay, cooked by Lynette, was really lovely. Cottage pie and plenty of vegetables. Pudding was a delicious apple and raspberry crumble all accompanied by Terry's home made wine. Very welcoming. Terry also did a tasty cooked breakfast every morning if that was what you wanted. The quirkiness of the building and lots of Terry's artwork was all very interesting.
The proximity to a fairly busy main road could at times be noisy. Overnight roadworks didn't help but this was out of Terry and Lynette's control.

When we think back about the accommodation we used while visiting the UK, the stay at the Bridge Street historic guest house will stand out. Previous reviews have used words like historic, eccentric, eclectic, and they are all of this. To sleep in a room that was built over 1000 years ago is memorable. Terry is just a unique individual and makes his guests very welcome and relaxed and what is his home .
We anticipated a place to boil the jug and make a cuppa tea or coffee, but I’m sure if we had asked he would’ve made that available on the kitchen. It wasn’t very much. We didn’t like about the property given it historic position and incredible age.

Fantastic, quirky property with excellent hosts. If you're looking for a 'perfect' 5-star hotel, this is not for you. However, it has so much character, charm, warmth, personality, history and eccentricity, with surprises round every corner, as if you're staying with eccentric distant relatives who welcome you into their ancestral home and treat you as part of their extended family while they carry on with the DIY, tidying up and sorting laundry, and while family members pop in. It's a memorable experience and we all absolutely loved it. The kids loved the chickens and cats. We would definitely go again. We hadn't booked dinner, but the food home-cooked freshly by the chef (one of the owners) for other guests looked great. The home-made wine was enjoyed one of our party. There had been an issue with flooding (now resolved as the owner had built a flood wall the day before we arrived) so we were moved to another room, which was lovely. The lounge/dining room is shared with other guests and there are limited seats by the fire, but you just muck in as you would at a house party, and make yourself at home.
Nothing we didn't like. However, it would have been better to have more of an idea of the layout of the rooms and where they were in relation to each other, as we were 4 groups from the same family (2 singles, 1 parents+2 children aged 5 & 1, and 1 couple) and there was a shared bathroom we didn't realise we would be sharing with other guests. Only one of our rooms was en-suite, which comprised two double beds (one in a separate room), and shared bathroom between the two within the same family. The family group was in a separate building, which had an en-suite and was very comfortable. To have a clearer picture of the layout and facilities wouldn't have put us off, but would have given us a better idea of what to expect and who to put in which room.

Very good full English breakfast and fruit option for the wife. The only downside about location was the main road outside which was on a hill so a bit noisy. Its a short distance to Sudbury and the supermarket. Good areas to visit including for artists as close to Flatford Mill (Constables Haywain) and visiting Lavenham. It is worth booking a walking tour of Lavenham. This costs £5. This tour is held on Fridays. Meet up in the Guildhall.
There was a spiral staircase to our room which was a bit narrow and this could be difficult if you have a leg injury.

If you like historical house or an authentic English cottage style of accommodation, this is the perfect B&B to stay! The hosts were super friendly and helpful, such a sweet, adorable old couple. And they decorated the public area (living room area) super cozy, adorable, and cute. The house is just full of history and has its own character!
The room might be a little bit small as well as bathroom, but for our one night stay it didnt bother much! (If you prefer 5 star hotel kind of modern and facility then this might not be the perfect place for you.)

The owners were absolutely exceptional. The bnb is so homely in an extremely charming historic building. It truly is a traditional English experience. The food was great, the bed was comfortable, and the hosts were so friendly and characteristic. The building has a gorgeous garden, and the lounge, dining, kitchen, and hallways had such quirky decoration. It was such a warm and inviting stay
Everything about my stay in the historic guest house was exceptional. I will, however, offer some advice: if you're using the shared bathroom, you have to walk down the stairs, through the dining area/lounge and down a hallway so I'd advise to bring a robe to wear as it was a little awkward walking past everyone eating breakfast in my PJ's. Also, ensure you book taxis well in advance for your trip, the taxis are limited and cost around £38 one way into town. I had some real trouble getting taxis over the weekend. However, Terry was a godsend in helping me find a driver and sometimes offering to drive me if i couldn't book a taxi.

Quirky guesthouse in a very old mill building. Comfy bed, hot shower, good breakfast, car parking on site. Friendly hosts. Good location for exploring places like Lavenham, Bury St Edmonds, Sudbury and surrounds. Be prepared for all that an ancient building has to offer - uneven floors, narrow, steep staircase etc. But if you like buildings with lots of character, this is the place for you!
Road noise. The Mill is right on an A road with constant traffic. Not something that can be easily fixed - the Mill was there well before cars were invented!

The owners were warm, friendly and knowledgeable about the local area. It was a real homely experience. The location was ideal for visiting Suffolk The breakfast options covered all diets
I booked an ensuite but that was not available so we had to use the bathroom downstairs, which at 1.30am down a twisty staircase was not ideal. This was explained to us on arrival If we had booked direct we would have been charged £26 less for this room without an ensuite

Lynette and Terry saved the day, I was stuck in the storms on the way to southwold from Bristol and after being stationary on M25 needed to break my journey. Despite being late to check in (10pm) they made up bed, welcomed me with glass of home made wine by the fire and couldn’t make me feel more welcome. The property is beautiful, photos don’t do it justice. I want to come back again soon in a planned way. Beds were so comfy and they laid out breakfast for me for an early start. Thank you for being so kind to this weary traveller.
The only thing (was not their fault) booking.com let me book at 9pm and they weren’t aware of booking! They were so gracious about whole thing though!
