Great location, overlooking the sea, we was met by the hosts Paul and Laurie who was very welcoming and Laurie carried our bags up 2 flights of stairs to our room which we didn't expect, she said it was her job bless her. The room was very spacious and the bed was very comfortable, looking out to sea from our window was a lovely plus. The breakfast was lovely and there was 2 sittings so you wasn't on top of each other, the knowledge of where to visit and how to walk there was excellent and very welcoming to have. We didn't use the car all the time we were there, which was lovely. A walk up to great orme was great and the views were stunning, a lovely walk back down was great as well. The parade was lovely to walk down to the pier and the town was glorious, it didn't rain once at all, which was a good plus. When it's all lit up at night is lovely. Would come here again. Perfect location for those who love some peace away from the crowds and who don't mind a 15-20 min walk to the town/pier along the promenade (can get on the bus as well). We went to Little Orme for sunset, and challenged to walk back to the hotel, it was a great joyful walk. Free parking along the road is a big bonus, but we didn't use car for 2 full days after we parked it up on arrival. The sea is just over the road, it was a pleasure to chill out on the pebbles and to have a swim, the water was beautiful, clean and clear. Our room had a land view, but still a nice open view with the mountains in a distance. 2 spaceous bedrooms in a family room are great option, everything was clean and tidy. Our cooked breakfast was delicious, a pot of coffee instead of just 1 cup was a fantastic surprise for me (coffee addict). Lovely hosts, Laurie and Paul, helped us with a birthday surprise for our son, and made another surprise for him at breakfast time, much appreciated, these little moments and friendly people are something that touch and make the place really special.

I can't recommend this place enough! From the moment we arrived, the hosts went above and beyond to make our stay unforgettable. They were exceptionally friendly, and their warm hospitality made us feel right at home. They even made my aunt's birthday extra special by surprising her with a beautiful birthday card and a box of chocolates. The rooms were spotless and equipped with amazing amenities that made our stay super comfortable. The location is absolutely perfect, close to everything we wanted to see and do. Plus, the breakfast was simply delicious – fresh, homemade, and a great way to start each day. This is a stay we will remember for a long time.

Room 10 amazing, couldn't ever tire of the view. Loved the comfortable seats in the window. It made our holiday, so relaxing. Paul and Laurie are great hosts, they were friendly and well organised but also allowed your privacy, perfect. Location is ideal, free parking outside and 15 minutes walk into town centre.

We loved everything, there is a great room downstairs that you can eat takeaways in, really good idea. One thing that I would have found useful would be a fridge in that room for milk and wine etc, somewhere for the guests to store things. I am being picky here, it's just a suggestion, it would never put me off staying here again.

The property was perfect for our stay as it is situated on the quieter area of the promenade but close to all the amenities. The views are stunning, sitting having breakfast in the bay window, looking out to sea was perfect! Our hosts Laurie and Paul were brilliant from the time we made the booking til we left a few days later, they kept us informed of all the information we required for our stay. On arrival Paul was there to greet us, explaining breakfast times, key entry, various places of interest, restaurants, shops etc. Our room was spotlessly clean, plenty of tea/coffee/biscuits, bed linen and towels all pristinely white! There was a little table and two chairs to relax in so you didn’t have to sit on the bed to enjoy your coffee or watch tv. Again, the bathroom was spotless with a nice touch of shampoo and conditioner provided along with soap in the shower. A book was provided in the room with lots of information! Worth a read. Whilst we were settling in, Laurie came to introduce herself and ask if everything was ok. Breakfast was superb! There are two sittings which alternated during our stay. You pre order the day before for your cooked meal, which was absolutely delicious, so much choice of hot and cold food. There is a little tray on each table with a wide choice of cereals, yogurts, croissant, jams etc. lovely white table linen. I could write a novel about Grafton House and how well we were treated by Laurie and Paul. It is so welcoming, spotlessly clean, friendly and a superb place to stay and so reasonably priced. It’s certainly is value for money, a little gem amongst all the competition! We will definitely be back, hopefully for a longer stay next time!

Paul and Laurie were excellent host, when we arrive our suit cases was taken to our rooms, the rooms was spotless clean and so comfy and welcoming, best night's sleep I have had in such a long time, in our room we had this roof window and I lay watching the stars and listening to the seagulls it was truly so relaxing. Huge shower with shampoo, conditioner and shower gel provided, lovely tea and coffee making in the room and the breakfast was out of this world! The cleanest fry I have ever seen and the Eggs Benidict was best I have had yet, we had no problem with parking as there is always somewhere to park, we have already plans to return 2025

The only bit I didn't like was going home, could or stayed for weeks

Paul and Laurie were great hosts. Couldn't help enough and friendly and informative. The room was lovely and clean and comfortable and we appreciated the sea view.. Breakfast was a highlight. We used the takeaway room, which is a good addition to the service.

The room was a little small. The wardrobe wouldn't fully open, but I certainly wouldn't say that's a big criticism as the chairs in the window are crucial to take in the sea view. We would prefer a bigger bed too as were both tall, but it was advertised as a double, so can't complain.

Bright, large, lovely decorated room with all nessecary items. Very generous on coffee and tea with added extra of tasty biscuits. Very clean and tidy. Quiet area as it was away from the main pier on sea front, free on road parking. Had a great night's sleep, very comfortable bed (as I suffer with hip/back pain). They offered breakfast but I didn't opt in (as I like a lie in) but breakfast room looked lovely. There was a separate room provided for guests to take hot food back. Lovely friendly helpful host's.

Nothing not to like. The property did what I wanted.

We had a wonderful time in Llandudno. The Grafton Guest House is excellent. The room is big and the bed is very comfortable. The breakfast is very well organised and well cooked. The service is fabulous. The staff there are extremely helpful and kind. They tried their best to fulfil our request even they don't need to. They gave suggestions for local attractions and helped with suitcases. We have 2 children staying and they felt welcomed and loved. It is a great experience and would like to recommend. There is co-op store 2min walking, a Chinese shop and a very nice Greek restaurant at the corner. Parking is busy at the front of the house but there were always space at the back of the street.

The house itself was beautiful, very clean and our room was lovely too.great views from our room,good size tv,plenty of storage,but most importantly the bed was very comfortable to sleep in,2 comfy chairs and foot rest to sit in and take in the views from our window was a nice touch too. Breakfast was very good too, but you have to pre select breakfast, which is not ideal for us really, because you never know how you feel in a morning to what you want to eat. But to be fair, we did change breakfast once, and it was no trouble to Paul to give us what we wanted. The host Paul & Laurie were brilliant from start to finish, and we wouldn't hesitate to stay there again and recommend the place to our friends to stay there,I'm sure we will be back some day.

It's not a case of didn't like, Only a few things could be made better in our opinion. Warm towel rail,bathroom extraction didn't seem to work, and the sink was on the small side. I had to get real close to the mirror to get over the sink when having a wash. A brighter light over the mirror for the women who like to put makeup on, but the only thing that let it down a little was the warmth of the room,Laurie did say that they are upgrading the radiators pretty soon and we did have a little oil heater too but that didn't do much for the room,maybe a blow heater would give out more heat? Overall, it didn't spoil our time there, and like I said we would definitely stay there again.
