Perfect location for exploring the hidden gems of Saltburn. Fantastic views from the lower out door seating area. We enjoyed lovely breakfasts and an evening meal during our 3 night stay, friendly staff.

Attic rooms are not worth the increase in price for Seaview. No welcome information in the room of the lovely area which might be helpful to travelling guests. We received very limited room servicing which was disappointing for the price. Breakfast not included for those that book via booking.com which seems a little unfair as we wouldn’t have found the Hotel without using booking.com!!

Location excellent Breakfast n/a Room good size, comfortable, good views, got the rooms we requested. Renovations were in progress but we were notified early then reminded again about a week out from arriving with an apology that the renovations were taking longer than expected. A day or two before we arrived from Lake Windermere their area experienced flash floods so we checked with the Spa Hotel as to conditions and we got a very prompt reply that all was well…awesome communication Awesome walks from the hotel

Probably the parking for guests, we were lucky we got parking each time we came in from a day out but it created a bit of nervousness each time we came back from an outing as to whether we’d get a park, however we were notified of the parking before we arrived.

Great location, lovely clean hotel. We will definitely be returning.

Parking and meal times and where we could sit outside wasn't very clear. Parking was busy/full but as we booked we expected to park there and not be told we could park elsewhere,especially with my partner being 7 months pregnant. We tried sitting outside to be told it was reserved but we never got told we would have to reserve a seat to sit outside. Also meal times wasn't that clear as to if had to book in advance for breakfast or if served continental as we never knew. Also the menu as though it all sounded good my partner couldn't eat nothing on there as the options were limited and not all likeable

Our double room had a lovely sea-view (always a plus of course), the room was clean and large enough for my son and I. The bathroom was clean as well. Breakfast was very nice (add-on cost but totally worth it). And of course, the location is great - halfway up the hill so not a long walk down to the beach (though stairs or via the road) and only a little way up to see the town and all the restaurants and amenities.

Sadly when we went the hotel was under renovations so the approach and parking was definitely less than ideal - however I expect when the work is complete the place will be even better

Very spacious clean light airy room at the side of hotel with sea view ( superior double), very comfortable bed with powerful shower and looks to be recently decorated. Excellent large full English breakfast in spacious dining room but lovely to see all tables had fresh tulips on even though the hotel was quiet ( Monday night). Currently having a new Conservatory built at the front overlooking the sea which I'm sure will be a further asset. If not fully mobile be aware that its a short but steep walk down to the seafront.

I thought I had booked bed and breakfast but on arrival at the hotel had to pay extra ( £10pp ) for breakfast - I felt it was not clear enough on Booking.com. Having stayed recently in the Lake District at a 4 star hotel at £210 per room I felt that £189 per room was quite expensive for this particular location.

Lovely unusual set up. So much room perfect for a family or friend getaway! Some little touches like family board games,books,blue tooth speakers.tvs in bedrooms as well as lounge. Three toilets which us great in a group. Lots of cooking equipment, glasses,bowls etc. Towel provided plus kitchen cleaning items. Dishwasher in the kitchen. Doggy feeding bit so you don't need to bring dishes if you don't want to.

Only 5 forks in the drawer but sleeping space for 8 guessing some forks have disappeared with guests? We worked it out but could do with re topping Not dislikes but make sure you put the non slip matts in the shower, I'm not old but nearly fell lol The roof top terrace is exactly that it's beautiful but up steep winding stairs so may not be suitable for some. Extra tip if you close the safety gate inside slide the top of the button then press down for it to open...took us a while lol Theres an expectation that you will park on the upper road side not in the car park as mentioned on the website.

The location was superb and the room was lovely. The terrace outside is positioned well and the dining room also looks out over the sea. The hotel is spotlessly clean.

The breakfast was limited choice - the fact that there was only a choice of 2 starters - no cereal and only fruit with granola and yogurt. The staff were lovely but there was a long wait for food. The fried breakfast was average. I expected more for the money we were paying.

Food was very good and I felt well looked after. The staff were very friendly and helpful. It was lovely to be able to see the sea from my room.

There was nowhere to hang my wet coat in my room. Likewise nowhere to hang wet towels. It was a pity the appearance of the exterior of the building was marred by the building work going on. There was no warning of this. There are some beautiful stained glass windows at the back of the building which are half hidden by the later ‘pavilion’ extension. A pity.

We stayed in The Outlook, which was a brilliant location, nice and quiet, well equipped and full of character! Also had an incredible couple's massage at The Amber Rooms and delicious Sunday roast at the Spa Hotel restaurant - all amazing value. Already wanting to go back!

We found the bed way too soft (and mattress on sofa bed was very thin so wasn't a comfortable alternative) - so our backs suffered and sleep wasn't great unfortunately.

Location, spectacular views, easy access to Middlesbrough and surrounding area. Spa facilities excellent, had a wonderful massage. Staff very friendly and helpful, food great and room beautifully decorated and immaculately clean. Other local restaurants along the seafront, great beach.

There was nothing I didn`t like, as a lone female traveling for work, this was a perfect chill out place after a long hard day, spa was great and next time, I will take a long walk along the beach and check out the other restaurants.
