Location was good and in walking distance to the fort and historic downtown. We arrived in the morning, but could leave our car already while exploring downtown and were also already able to check-in and get our room key-card - with the information that any time after 12 pm they will have cleaned the room and we could go straight to it. Good pizza place right across the street. Just past that a tasty ice cream store.
Bit thin walls. Some people were smoking at talking loudly on their phones after 11 pm and you could clearly hear them. No breakfast included. There is a Denny's and McDonalds and some other options in walking distance, though.

Staff was very cooperative with my need to have a late check-out (two hours worth). I really needed that for a Zoom meeting. I asked for this time before we arrived and confirmed it on our arrival.
I thought we were going to have a problem with fairly loud music from a neighboring business. But with the AC fan on, we hardly noticed, and that was only for the first night anyway (one out of three). Another thing I did not like was the high position of the AC unit. I had to stand on a chair to adjust it for our comfort.

The staff was excellent and so friendly. They offered to let us stay parked at check out to continue exploring and gave us a map and instructed us on places to go and check out. Super helpful. And the location is great! We were able to walk to everything.
The rooms are non smoking rooms but Everyone is smoking on the benches right outside the door so I feel like it defeats the purpose. The bathroom is super tiny and not the cleanest. Our room smelled like bleach when we came in, that at least assured me in knowing they cleaned but the room is extremely outdated and old and the sheets and pillows are not comfortable.

The price for the room was very reasonable. Especially when compared to any other hotel this close to the historic district. We were just a hop, skip, and a jump away from the Fort, Ripley's, St.George where all the shops are located, really a great location for the price. The room was very clean and well maintained. Our room was right on the road, probably the only downside as the traffic would start fairly early but the noise level really wasn't too bad. The staff was very friendly and accommodating, we added a night and they made it very easy to do this. Would most definitely recommend staying here especially if you're on a budget like we were. Also some really nice local shops along the walk towards the historic district. One being a very good ice cream shop and another being an excellent bakery. There is also a convenient store a block or so up the road that has most anything you could need for your stay.
One drawback, for us, was our room was right on the road so we had road noise that started at around 5 am and continued all day (which we weren't in the room all day so didn't matter so much as far as that goes) and into the night. But it wasn't bad and mostly died down by time we were going to sleep. And this only goes for our room which was right on the side where the busy road is.

I loved staying there! At first I was bit shocked because was smaller than *I* expected but quickly that went away. The owner was absolutely amazing and super welcoming! He gave me all the hints of where to go and where to have fun. Me and my fiancé had so much fun going there. It’s super close to the downtown, we did everything walking! It was around 7/10minutes walking to the fort and to the downtown area. It’s super worth it for the price that you pay!

Super nice family owns and runs this hotel. Very clean and convenient location. They even offered me free parking for the day after checkout. Very comfortable room and bed and only because i couldn't make the ac fan less noisy that i rated 4/5 on comfort. I will be back to stay here and recommend this place for value, comfort and convenience!
I would like to be able to have the ac fan not on full blast all night as it was too loud.

I liked the location and the free parking. The room was spacious and clean. The internet was fast and the service was great. The staff was helpful and friendly. Very different from my first stay at that hotel many years ago. There's no great view, but there is lots of places to visit at a walking distance and the price was just right for our budget.

Great location if you are willing/able to walk a bit. Next door to scooter rental, 5 minutes to trolleys, 10 minutes to downtown area. Good value for the location and proximity to things "Old Town".
More amenities would have been nice, but as a 'value choice', it was a good trade-off. Area is a bit noisy, but we requested (and got) a room furthest from the street, which was appreciated.

LOCATION. Walking distance to it all. Very nice. Parking included. Clean. Nice staff. Location. Location. Location. Would stay here again. Very nice for the price and location. I searched and booked another spot and changed it for this spot. Very good decision. Book it. You won't regret.
It was dated but well kept. Updated. The air conditioner was very loud. The beds were firm but not horrible.

Everything! Great location. Close to downtown in an excellent uptown neighborhood. Wonderful shops and restaurants opening along the way to the City Gate. Walkable to Ripleys, Downtown, Castillo DeSan Marcos & all of the square. Parking is free, and the host and hostess are just really kind and helpful!. We will be back again!
The only 1 suggestion I would offer is to provide better soap. Thank you!!
