We loved our stay at the guesthouse during our honeymoon. All the staff were very friendly and accommodating - particular the receptionist that checked us in and the housekeepers. The rooms were fantastic and had everything we needed to make our own breakfast or dinner. Even the bathroom was great - with lovely smelling, high quality free shampoo etc. We loved the free wine we received in our room to celebrate our honeymoon - a very kind gesture. The location was perfect for a bit of a break from Manhattan. Greenpoint is a very cool area and there are plenty of lovely bars, cafes and restaurants. The Greenpoint ferry stop is a very short walk from Franklin guesthouse and takes you very quickly over to different parts of Manhattan. We can’t wait to come back to New York and we would definitely stay here again!

We were very lucky with the weather being unusually warmer for December/January, apart from the last night. The heating system didn’t seem very set up for cold weather.

We loved everything about this hotel - the location was quiet but convenient; the staff were friendly and helpful; we had a deluxe loft suite with kitchen (ours was on the ground floor) and it worked well for 2 adults and 2 teenagers - the kids shared the sofa bed. The room was spacious, the bed really comfy, and we liked having the kitchen area - we made drinks, used the fridge, we didn’t cook. We used the gym and also appreciated the many deli shops, cafes and restaurants nearby. In 5 minutes you reached a subway station on Manhattan Ave; but 5 minutes the other way, you were at Greenpoint Ferry stop; and we used Ubers too.

I guess the location in Greenpoint means lots of tourist sights are a distance away in Manhattan - that was fine for us. The air con in the room was noisy (didn’t stop us sleeping).

The place to stay if you are looking to visit Brooklyn. They have lovely spacious studios, kitchenette included. All the areas are in good state and kept clean. The rooms are homely decorated, so you feel at ease immediately. There are also lovely businesses in the area to discover. The hotel also has a restaurant MADRE, which we have tried and was absolutely sublime. You should also try them when staying here. Overall, a really great place to stay

We booked a room at the basement level, There wasn't much natural light and if I would rebook, I would request a room where there is more natural light

Spacious room, well appointed and furnished. Handy kitchenette with a microwave just enough cookware to make a stovetop meal. Comfortable and good location for Brooklyn and close enough to the subway to be in Manhattan quicky (Greenpoint station 4 or 5 blocks away. Can get from the hotel to Times Square in about 30 minutes). Laundry on site, works well and not too expensive ($2 each for washer & dryer).

The 'balcony' was a bit subterranean (no view) but at least you could let air in the room. No other suggestions / complaints. We really liked it and would come back!

We were satisfied with the spaciousness of the room and amenities available e.g shower, kettle, aircon, ironing board and iron. The property was in a convenient location close to public transport and convenient stores and restaurants. The 24 hour reception was helpful and checkin was seamless.

Our room was directly attached to a rooftop window of which one of the nights the residents above held a party/gathering. The music was extremely loud and the lights permeated through the room and disrupted our sleep. Given the feature of the room, a heads up would’ve been nice about the noise/lights. We also discovered Clover Mites on the bedding on day 3 and onwards of our stay which we were surprised about.

The room was very large and the bed incredibly comfortable. Checking in was easy. Excellent restaurant just next to the restaurant. Great area as well with lots of good cafes and restaurants.

Our room was just under a storage room and we could hear footsteps, loud music and things being moved at any point during the night. It woke us up a few times at 4 and 5am which is incredibly inconsiderate.

Great location and huge room.

The heater was quite loud.

I loved my long room with high ceilings and many light source options. I didn’t realize it was a kitchenette and that was so lovely to make tea. The shower was a distance from the bed which was a super nice feature too. The soap dispensers in the shower are a little beaten up and cruddy though (body wash was also empty)

Better help with the door and bags - that was a really bad experience actually - no one opened the door and they aren’t electronic + having those steep stairs immediately inside was not good at all (especially struggling to open a door and move suitcases)

it was huge. very beneficial if you are planning for a long stay. The little kitchenette was so convenient because you don’t have to waste money on take out and you can just cook in the hotel. There’s a corner store that has everything you need if you want to buy a little groceries. The lobby smell so nice as if you’re in a spa. Close to a lot of restaurants. You can walk around and explore different options. There is only street parking but luckily we found right around the corner. They also give you 10% off to their restaurant but we never got to try.

the patio was small and view was just back of a building so I see no point of it if we can’t even at least smoke cigs outside? The tv was smart tv but we didn’t have access to the remote to change apps so that was a bummer. The room does need a little more soundproofing because we can here footsteps upstairs but it wasn’t consistent so we didn’t mind.

Absolute perfection in every way! This is the best hotel we have ever stayed in, literally. So much room and the cleanliness and staff were exceptional. We’re already planning another trip and staying here again! Great location to lots of delicious restaurants and shopping and even grocery store’s and beautiful parks that are right in the East River that are only just a few blocks away! Highly recommend staying here!
