1800’s home turned into a cute downtown hotel. staff very friendly. very clean. great breakfast.

Charming inn with a great breakfast and tea in the afternoon- we only went out for dinner! Location is right on Thames Street. Parking was free in the off season at the public lot across the street. Roof deck was open- not luxurious but nice on a beautiful day.

My standard complaint about all hotels, not just this one, is that they don't provide enough hooks to hang stuff- clothes, towels, etc. and this inn just had one small hook in the bathroom, that's it. There was no full length mirror, and the only mirror was in the bathroom. Overall, however, these are small complaints. I'd go back here and recommend it to others.

The room was very pretty with colonial feels. The lobby was decorated very beautifully. Breakfast quality was very good. Location was close to the market, good restaurants and harbour. Staff was very polite and helpful. The owners were also responsive.

We had to leave the room building to reach the dinning room which was a bit of hassle during winters. Also, the wifi of the room was very poor. You would not get connetcion either on your phone or the TV. Few more itmes could be added in breakfast menue like oats.

Location is perfect at the heart of Newport and amazing restaurants, multiple mansions within 10-15 mins driving distance, also multiple beach near by. Staff spot on, professionally kind. Everything/decor & breakfast/ evening tea , tastefully arranged I had one night and extended 2nd night as I loved it so much. Click it- complete booking and all the best.

NOTHING, except my own over sight- that they do provide with a phobe for after-hours access to the front door and I took time realizing it. Basically, nothing about this place is annoying- unless you are over excited like I was and miss important details ,Joke is on me ;)

Loved the location and the fact that You walk right outside the front door and you're right in the heart of Newport. Sbopping,coffee shops, restaurants and historic sites all around.

The only thing I wish I was told when booking was that there isn't a parking lot for the America's Cup Inn. You have to park in the public parking lot across the one way street which isn't far at all. It's $20 a day and you can't pay for your entire stay all at once so you have to make sure you're back at the same time everyday to pay for another 24 hrs of parking. I feel that it should be included in the price of the room for the amount of days your stay is and then the hotel can just give you something to put in your car on the dashboard so you don't have to worry about getting back in time to pay for another day of parking.

The grounds were exceptionally amazing . Breakfast was served ! And that was great ! Our room was spacious and very cozy . Definitely would go back for sure .

A man was banging outside bathroom window- no shade only a clear thru curtain . Very early in the AM - It was annoying . No privacy and woke my husband and I . Explained to manager ! And his attitude was like no there can’t be ! I said well I know I am not hearing things nor am I losing it that I see a man by my window standing on top of a scaffold. Manager seemed annoyed when I complained to him ! And I complained to him nicely. It was more aggravating to hear his annoying tone and putting words in my mouth . Letting him know everything else is great ! And that I would definitely be back ! But just let me talk and change his tone and sound more compassionate rather then attacking me and saying that I am a complainer .

The hotel was in the heart of the historic district. There were plenty of places to eat within walking distance . It was close to the transportation terminal where we caught a trolley tour to see the mansions. The hotel provided a breakfast buffet that was substantial and tasty. In addition they provided an afternoon tea with cakes and nuts and variety of tasty treats.

There was free parking across the street from the hotel but a parking fee would be in effect after April 30.

Located in the heart of Newport so you can just walk out and be a part of the town activity and take a leisurely stroll around the neighborhood. The lobby and dining room are so cute and welcoming you end up chatting with other guests adding to the warm atmosphere. The breakfast is fantastic. It’s an unfussy establishment but clean and well kept, and has everything you need to feel rested and comfortable in your travels.

Small downside is being an older building we could hear some of the bumps and clatter from other rooms.

Loved our room so lovely -- as you enter off the street the greeting room was so warm, cozy, lovely furnishings-- welcoming. The breakfast rooms were a delight-- such bountiful offerings-- much different than most places. I began my day with a piece of delightful cake!!! Imagine how decadent. Staff was friendly and helpful if needed. It was my husbands 80th birthday. He is a history buff and couldn't be happier with his stay and visit. It was also steps from the shops and goings on. Parking was directly across on at the little quiet side street. Loved it all!!

Location on Thames St is perfect for all the restaurants, shopping and entertainment. We parked our car and never drove it again until we went home. Location is great. Save $$ not having to Uber

Being located directly on Thames Street it’s definitely noisier. On one of our morning’s crews from the shopping center across the street were blowing leaves at 7am. It went on for an hour. If you’re an early bird then no worries. We aren’t so it was definitely annoying.
