Great location in the middle of Newport! Easy to walk to shops everywhere and the hotel had parking so we didn't have to worry about that. The staff was great and gave us some recommendations on where to eat and what to see. Our room came with a mini kitchenette (no stove) that had a mini fridge and sink and microwave. Room was great and spacious.

This wasn't our experience since we were able to have parking as we went in the off season. But I could tell that with the parking lot being small, in busier months it could fill up quickly and there are some spots that have potential to be blocked in. Something to be mindful of when staying here.

Always an excellent experience here. Have stayed here multiple times. Rooms are spacious and spotless clean.

My one and only concern is for the new parking fee of $30 per night. The letter that was handed to us at check-in was created during covid regarding the need for the additional charge beginning in 2021. But the letter also stated that it may likely go away in early 2023. Here we are just about in 2024. So I would suggest either dropping the charge now (preferably), or update the letter.

The location was perfect and the accommodations were spacious and comfortable

When we were registering, Mary-the front desk receptionist, required by email address because as Mary said..."I noticed you booked through a third person booking and I'll need your email in case we find something missing and we have to notify you". I was set back with that "welcome" statement. The assistant manager responded with a shrugged shoulder when I told him this. I should have asked him to come do an inventory of our room upon vacating it.

Prime location for walking around Newport. Plenty of restaurants and Markets directly around the hotel with very pedestrian friendly designed streets. Red Parrot has a very diverse menu and it's only a 10 second walk in front of the hotel. Cliff Walk is a must see if you're in the area. A 22 minute straight line walk, or a very short drive/Uber.

The ceilings rustic and aesthetic, however you will hear just about everything above you.

Location was perfect. The suite was very nice. Everything we did was within walking distance of our Hotel and our vehicle was safe in the parking lot we had to park in.

We had to pay to park in the Hotels parking lot. The cost to stay in this hotel should more then cover the parking fee's they pass on to the traveler. Street noise was louder then I thought it would be but you have to expect that given our location...it was fine.

The hotel is in a prime location! Staff was very friendly and helpful. My room was very large with a separate living and dining area. The observation deck was a bonus ! I was on the 3rd floor and stumbled on this while getting ice. Will return again on my visit to Newport if this rate is still available.

I would give this hotel 5 stars except for the very small TV in the living room and the coffee set up. I am not one to watch TV, however, I did want to watch a show since I was traveling solo. The TV is very small and out of date. Considering how inexpensive TV's are I thought this to be odd for a hotel of this quality. Kitchen dishes were supplied which was great for my take out dinner. Included in the kitchen area was a nice newer Keurig and coffee K cups with very cheap packet of sugar, the pink sweetener and a packet of dried creamer. For such a nice hotel I thought there would have been at least the tiny creamers or a variety of sweetener options. I was only there one night but in the future will bring my own supplies.

Great location, clean and comfortable rooms. Most of the staff was nice.

Upon check-in, the lady at the front desk was not very welcoming. She assumed we would be using the parking space at the hotel (charged us without asking) and was very taken back when we declined this parking. When we told her we were going to use the street parking (which was free since it was last Nov 1st-the other girl at the counter also vouched and said that it was free this time of year) she mumbled under her breath (but loud enough for us to hear) “oh well I heard they still ticket” while rolling her eyes. That did not sit well with us and is something we will always remember about this place, unfortunately!

Great set up. Loved the whole suite. Well done. Clean, comfortable. Bathroom, Perfect. Loved having a kitchenette. Loved small deck at end of the floor. It was one of our best places to have stayed.

Mattress was poor. ( soft, lumpy, no support, i should have gotten a king)) Was a lot of noise reaching bedroom in early am. And i guess I misunderstood. Thought parking was included in price, not extra.

Toilet had tissue in it when we arrived (yuck) - was it even cleaned between stays? Not enough towels for the number of people we booked for & didn’t realize until we started showering. The linen for the fold out bed was all wadded up in the bag (hopefully it was cleaned between guests?). The bed was small & very squishy. Desperately needed light blocking curtains! Hallway floor rugs were stained too.

We absolutely loved the location, being so close to all the restaurants, shops and the whole downtown experience, being so close to the water as well. The room was very cute and modern and spacious, with a very comfortable bed. We would definitely recommend this hotel to everyone going to Newport!

I feel it should have a ramp as well as stairs, to make it easier to go in with all your luggage, and for handicapped people as well.
