We were in room 106 - the junior suite - and it was simply SUPERB. Very large room with adjacent bathroom, table and lots of windows. BUT, the best bit was the private balcony, overlooking the canal. It was just fantastic. And Julian, the owner, suggested we breakfast on the balcony every morning. As a result, an incredible breakfast spread was brought to our room every morning. The air conditioning was wonderful and made the stay even more comfortable. Probably the best hotel we've ever stayed in. Finally, the location, 3 minutes from Saint Mark's square and right in the heart of everything. Just amazing.

Nitpicking, but there was no one on reception after midday. But that really wasn't an issue. Venice is a maze so the hotel's tricky to find when you first arrive, being down a small back street.

Everyone says Venice is terribly overcrowded. I haven't experienced this here in this hotel. There was no staff, we were the only guests and no one was crawling around our street, in the alley.

It is unfortunate that the address of the hotel is given as usual in Venice: district + house number. This is automatically found by google-map, but the tourist does not know where it is. Automatic gps loses contact in narrow streets. It was not easy to find accommodation. We got lost on our way home every night.

They have no luggage storage if you check out and have a late flight/train.

First and most important for me is the cleanliness of the hotel, which it was great! The Staff was really polite and willing to help us! The hotel is in the city center but in a quiet street. We did have a good night sleep all the three nights. At lest the room decoration was particularly nice because of it’s venecian interior style! 😎

I didn’t find anything that I didn’t like because everything was just like the description here. I would definitely go there again.

This property is a hidden gem in the middle of venice. It is clean and comfortable with a lovely venetian style of décor.

The location of the property is excellent but be aware that google maps can be unreliable when in the streets of Venice therefore getting to the property initially can take time as it is down a little side street. This is just an unfortunate circumstance and is mostly likely something to be aware of in general in Venice.

Very nice apartment with a wonderful view and a balcony. The room was very clear and comfortable, with a romantic climate. The service was very accurate. Very good location in a nice part of the city.

No glass in the room, neither in the common kitchen. If you are trying to find this place, be aware there are two places marked the same name on Google maps - you need to choose the correct one ;).

The location was phenomenal. A little difficult to find at first as it’s in a small alleyway, but it is a short distance from everything. The staff was very helpful in helping us know which water taxi to take where, and they allowed us to keep our luggage there prior to check-in.

The AC wasn’t really cold so my husband ended up sleeping on top of the covers, but I was comfortable.

Excellent location! The room was a adequate size for one or two people. Once I confirmed my booking, they communicated very well with me regarding directions and check in. They also allowed me to check in early for free when I told them that I was arriving to Venice early. Overall, very good experience.

Great location, but hard to find because it's on a very tiny street. Not a problem if you know ahead of time.

Perfect location between Piazza San Marco and Rialto Bridge, many restaurants are close by. Self check-in outside of reception hours. Located on a side alley, so the street is rather quiet.

Entrance to the building is on a tight and dark street. Our room windows were very close to the neighboring building's windows, so we preferred to keep the curtains closed. The room was not soundproof, you could hear speaking from neighboring rooms and breakfast area.

Close to Rialto Bridge, and as well to Piazza San Marco. Cozy venetian rooms at great value. Host is very friendly and accomodating. I highly recommend the hotel.

The only minus is the lack of view, but personally I feel Venice is to be discovered and enjoyed by foot, not to stay in the room. If you are looking to stay central for a good value, this one is a great choice.
