The room was very strategically located close to every sight. Was easy to access and very quiet at night. I'd definitely recommend.

It would have been nice to have breakfast in the am. Additionally we had a bit of trouble one morning trying to get info on how to transfer to the airport due to lack of some staff speaking English. Totally get we are in Italy and shouldn't expect all to speak English, but worth noting that not always someone onsite who speaks English. Still highly recommend the property regardless.

Everything about our stay here was incredible. We were in a very spacious room, that had an excellent bathroom, super comfortable bed, and was super clean all around The receptionist that was there during our stay was super lovely, and extremely helpful with any questions we had. The location is impeccable, it is only a few minutes walk from the southern side of Venice, as well as 5 minutes from a major water bus stop. It is also on a side street, so it was always quiet and we felt very safe walking around. It was also fairly easy to find, compared to other places in Venice.

There is 1 flight of stairs to get into the rooms, which wasn’t an issue for us but might be for some

THIS IS A BEAUTIFUL BOUTIQUE HOTEL, AND FOR FIRST TIME TRAVELORS TO VENICE IT WAS THE PERFECT LOCATION. IT IS IN THE HEART IF THE BEST PART OF VENICE, AND ALLOWS EASY ACCESS TO EVERYWHERE ELSE. THE ROOM IS BEAUTIFULLY SET UP, COSY, CLEANED DAILY, AND SPOTLESSLY CLEAN. WE HAD A SMALLER ROOM COMPARED TO OTHERS BUT IT WAS PERFECT FOR THE TWO OF US. THE STAFF ARE FANTASTIC AND HELPUL, AND WENT OUT OF THEIR WAY TO ENSURE WE WERE COMFORTABLE. I WOULD STAY HERE AGAIN AND AGAIN IF I RETURN TO VENICE.

THERE IS A RESTAURANT RIGHT AT THE BOTTOM OF THE ROOMS, SO IT WAS A BIT NOISY IN THE EARLY PARTS OF THE MORNING. BUT THIS WAS A SMALL ISSUE.

the place is very clean and comfortable. The room had everything we needed. The location is very good, close to the main tourist attractions. The staff are great and very attentive, they gave great recommendations on what to do in the area.

The bathroom was a little cold, but it didn't affect our stay at all.

The manager was VERY helpful to insure that we got a porter (DO GET ONE!) and identified a super restaurant for dinner. The room was very good. Location tops!

Because the 'boss' called, we were left outside waiting to get in the hotel for some time. This meant that our porter had to leave, and the manager (a woman in her late 30's) had to help carry the bags up the two long flights of stairs. Not the right feel for entering a hotel.

The staff was really kind and helpful, the location was amazing and the room was very spacious and clean. There was also AC and the beds were pretty comfortable :)

Unfortunately, no real breakfast. The street and the reception noise leaked inside the room. We had room 501, which was pretty spacious but noisy. The AC can help with the noise from outside! The shower is a bit small, but manageable.

Very comfortable and great location. Very clean, had everything we needed for a short stay. Surprisingly easy to find. Free juice, rolls etc in reception. Easy to come and go.

Hairdrier a little temperamental- got a replacement after a bit of discussion. It IS Venice so our room was rather dark. Slightly offhand reception, but I think it's just a Venetian thing.

Great to have a concierge on site during most of the day. Eliza was very helpful and knowledgeable. Location was excellent - convenient to most everything.

Would be nice to have hooks in the bathroom for towels and clothing. Would be nice to have a second suitcase rack in the room. For a B&B, we think breakfast provided would be appropriate.

Perfect service, excellent location, close to main attractions and easy to get around. Despite not having breakfast included, they provide coffee, water, tea, juice, and some snacks that are freely available for consumption.

The room is excellent, as well as the bathroom. I just found the shower a bit small; very tall or obese individuals might feel discomfort (but that wasn't something that bothered me)

Perfect central location in the heart of Venice, 3mins walk to St. Mark's Square. The room is big enough for it to be comfortable for 2 people. Nice touch of extra water/coke/crisps which are included in the room rate.

Our room smelled of damp but that was due to a flood the building had when we came. Nothing that couldn't be fixed by opening the window.
