The hotel is an older style hotel lots of stain glass windows and dark wood, it has a lovely area for breakfast, bar and reception. Our room was large with a decent size bathroom, and lovely size bed. We enjoyed the amenities, Nespresso coffee machine, tea, biscuits and kettle. We also used the leisure centre twice during our visit. Swimming pool is a decent size if a little small, two jacuzzis, a sauna and steam room. We enjoyed these a lot.

Despite the wonderful character of the hotel, incredible attentive staff and brilliant facilities the general appearance was tired and in need of a good deep clean. The leisure centre is used by locals as a gym/membership and when talking to them they spoke about the lack of cleanliness in the leisure centre which we unfortunately had to agree with. We noticed, and having visited both days we saw the same dirt, hair and crumbs on the floors. This was disappointing. We also noticed hairs on the floor and around the bathroom in our hotel room which we would have thought would have been hoovered before our check-in. This however didn’t ruin our stay.

Most interesting architectural features in this lovely old building; the main staircase and stained glass windows are striking, as is the quality of the intricate plasterwork on some ceilings. Very good full English breakfast, cooked freshly to order. Wide choice of cereals, fruit and yoghurts. Courteous and helpful service. The room was clean and well prepared; bed-linen spotless and plenty of towels.

The hotel is very old and, given the layout of buildings that have been added, the room was some distance from reception, with a lots of stairs to reach it. I should have specified on the booking form that, since we are both getting older, we would have difficulty managing all these stairs with luggage, so my fault entirely. Having said this, the staff were most helpful and carried our luggage for us. We will certainly stay here again. Next time I shall make our needs clear.

A beautiful hotel, wooden floors,and walls , fantastic stained glass, telling the history of the industrial period of the area. Great breakfast,lots of choice. Took advantage of the leisure facilities, which really helped my health problems. Each and every member of staff were helpful, welcoming,and friendly. It must be a great place to work, I never saw one member of staff without a smile on their face. Would love to stay here again. Location is great too, was perfect for me. The grounds were well kept, was great sitting with a drink, looking over the perfect lawns. couldn't recommend this hotel highly enough.

The hotel staff were very helpful accommodating my request for a room I had stayed in few weeks prior I was staying for a family event As someone Ambulant disabled this particular room was ground level making it accessible no stairs. Room was spotless can’t fault cleanliness bedding lovely crisp white sheets Bathroom shower was spotless Staff very helpful phoning me a taxi when I checked out I have stayed here a few times Would definitely visit again love the staircase stain glass window striking feature

I felt leisure facilities could do with a deep clean around poolside rails etc I did use jacuzzi and steam room found it nice relaxing Leisure staff are friendly helpful

I hadn't stayed here for around five years and only did so on this occasion due to my usual hotel having no availability for the Burnley/Man City match. However, despite some adverse comments from others, I found everything to be as good as it used to be (the closing time of the bar being my only gripe). The room was excellent and the breakfast was good as well. I didn't use the leisure club on this occasion, so can't comment on that, but overall I would say it was good value for money and provides a good "plan B" for future matches. Quite possibly "plan A" for longer stays since the leisure club would come into play and be a useful facility. Although The Oaks isn't as convenient as my usual hotel, it is on a bus route and is only a 40 minute walk/10 minute bus ride from the town centre, so hardly a disaster. It was also great to see the stained glass window again.....a delight.

The bar closed at 11pm. Far too early on a match night. Bearing in mind the 8pm kick-offs, ca. 15 minutes added time, VAR checks and all manner of other such nonsense, evening games would now be expected to finish around 10.00-10.15 pm, so a bit of a struggle to get back in time (I just about made it btw!). Bearing in mind the receptionist said the hotel was full, this seems like a bit of an "own goal" to not keep the bar open until midnight.

The hotel is in an excellent situation, and is well served by public transport to the town centre, and the reception lounge with its stained glass and leather couches remind you off hotels in there hey day of good surroundings. There is a history of the hotel on request, staff are helpful and attentive to your needs. Dinner is a varied menu but i chose the sweetcorn risotto which was excellent in flavour. breakfast was part self service and cooked with again a varied choice. Swimming and Spa sessions are available on request.

There were plenty of stairs going to your room and no lifts in the new extension, and the room signs can be confusing but once you use the pictures on the wall navigation can be easier.

The hotel from the moment you pulled into the drive was amazing. Beautiful Victorian building set in lovely grounds. From the moment I stepped into the hotel I felt welcomed. All the staff where amazing and friendly ( especially the 2 guys who helped me with my very large overpacked suitcase). The room was clean and had everything you needed. I had breakfast each morning which was freshly cooked and bought to you table and the continental selection was very good. I swam in the leisure centre each day too which was very clean and well maintained. There were also 2 jacuzzi, steam room and a sauna. I can highly recommend this hotel and will definitely be staying again.

The whole place is stunning. The entrance welcomes you with a grand staircase and Xmas time was the perfect time to go as the decorations were amazing and really highlighted how big the place is and how beautiful it is. I wouldn't call it dated as when you go to these type of hotels where the buildings have been there for over 100s of years that's what you expect, the decor and the room fitted very nicely to the hotel aesthetic. I will 100% be coming again. The rooms are stunning and grand, bit of wear and tear but it doesn't change how good the stay was and if it was modernised it would ruin the whole concept of the place. The staff were excellent and very helpful and extremely polite. The food was outstanding on all levels. Everything was amazing and completely exceeded my expectations.

If it was in a different area they would most likely gain a lot more customers but I have nothing to complain about as everything was to perfection.

friendly helpful staff. vegan menu in restaurant. faculties in rooms a bit worn ie mattresses. Covid precautions means they don’t enter rooms everyday. a bit of an issue with towels they should leave the at the door instead of having to go to reception to get them. stained glass in entrance is beautiful. staff showed us a way to reach our room with a minimum of stairs via a fire exit. Excellent parking

one bed had worn mattress. Apart from issue with replacement towels we found it comfortable

Food at the wedding we attended was a bit disappointing as chicken was over cooked and the crumble was very, very sweet but it must be difficult to cater for that amount of people at one time. Hotel room was a good size and clean but looking a bit tired. Paintwork needs refreshing. Bed was comfortable but the pillows were awful. GET SOME NEW PILLOWS! The hotel main building is beautiful with a fantastic staircase but it is a big rambling place with lots of add ons and lots of stairs. No lift so if you have a mobility problem make sure you request an easy access room

I wouldn't call it dated as when you go to these type of hotels where the buildings have been there for over 100s of years that's what you expect, the decor and the room fitted very nicely to the hotel aesthetic. I will 100% be coming again. The rooms are stunning and grand, bit of wear and tear but it doesn't change how good the stay was and if it was modernised it would ruin the whole concept of the place. The staff were excellent and very helpful and extremely polite. The food was outstanding on all levels. Everything was amazing and completely exceeded my expectations.

If it was in a different area they would most likely gain a lot more customers but I have nothing to complain about as everything was to perfection.

friendly helpful staff. vegan menu in restaurant. faculties in rooms a bit worn ie mattresses. Covid precautions means they don’t enter rooms everyday. a bit of an issue with towels they should leave the at the door instead of having to go to reception to get them. stained glass in entrance is beautiful. staff showed us a way to reach our room with a minimum of stairs via a fire exit. Excellent parking

one bed had worn mattress. Apart from issue with replacement towels we found it comfortable

Breakfast was lovely with a good selection and excellent service. The staff throughout the hotel were all very helpful, friendly and efficient. Location was good as not too far off the M65 The building is beautiful with a beautiful staircase and interesting cellar bars. Lots of character

Food at the wedding we attended was a bit disappointing as chicken was over cooked and the crumble was very, very sweet but it must be difficult to cater for that amount of people at one time. Hotel room was a good size and clean but looking a bit tired. Paintwork needs refreshing. Bed was comfortable but the pillows were awful. GET SOME NEW PILLOWS! The hotel main building is beautiful with a fantastic staircase but it is a big rambling place with lots of add ons and lots of stairs. No lift so if you have a mobility problem make sure you request an easy access room
