Frederick House Hotel

Location is great, in walking distance to coach station& railway station, right in the city, many restaurants & bars. The breakfast was exceptionally good and freshly prepared. The staff was friendly and helpful.

I had a basement room with hardly any natural light, but they have better rooms.

Excellent location, very clean and tidy. Reception staff were lovely and helpful and room was a lot better than expected.we will definitely stay again when in Edinburgh. Great value for location etc

Great location for getting around, staff very helpful very clean bed and towels changed twice in 3days.

Room a bit dark Workmen outside started drilling at 8am (but not hotels fault) On information no mention of a fridge didn't find it until the last day would have been handy

Nice, spacious room and the set up of the beds was perfect for two single adults to travel together with some privacy.

No view and little light..Window looked out on walls of other buildings, but it was very quiet too. Decor could be a little better, with lighter colours. A bit dreary and dark now.

Location was not bad but it was not exactly at the centre. Rather a 10 minute walk, which is ok. The hotel staff and in fact, the people in Edinburgh are generally quite pleasant.

Due to some construction work going on nearby it was a bit noisy.

The staff were so friendly. Room very clean. Great location. Breakfast across road was lovely and staff couldn't do enough for you.

Rooms very dark and shower could do with a shower screen rather than shower curtain. We were woken by building work right outside our window.

The street outside was a little noisy, not a major problem. On site bar would've been perfect but again not a huge problem due to great location with bars and restaurants nearby.

Beautiful rooms within walking distance of central Edinburgh points of interest. Very helpful staff. Great breakfast provided to n a small restaurant across the street.

Excellent location - close to shops & restaurants Lovely comfortable bed & spotlessly clean room on 3rd floor. Room had an additional bed in an alcove which was a bonus. It has a lift!

The small sink did not have a proper plug (it was just a grate) so we couldn’t fill it to wash our face. When we asked at reception they said they didn’t have plugs because of people flooding their rooms. The view from the window overlooks the back yard & rooftops but we weren’t bothered. Shame it lacks a breakfast room & you have to go across the road to have breakfast (which is expensive even with a voucher) Wish we had been informed of the building works next door as we were woken up by deliveries & workmen at silly o’clock. (Appreciate the hotel can’t do anything about the work).
