Rooms were a good size and reasonably priced. Breakfast was really good and again good price. The staff were lovely.

They charge £25 per dog to stay, we had two dogs so our stay incurred an additional cost of £50, which is quite excessive. I did not see this advertised when booking.

lovely situation, ideal for walking the dog close by on the lees. The staff especially the receptionist could not have offered a better service ensuring we had options in relation to accommodating the dog.

It would have been even better if their had been an area set aside for residents where we could have eaten and drunk with the dog present. They did offer room service or we could sit in the reception area but not at a table.

We stayed in one of the suites with a sea view. The room was spacious and the bathroom an amazing (free standing bath and a huge shower separate). The room had a separate sofa area and there were couple of bottles of 100% juice waiting in a room, which was a nice surprise. We travelled with a small dog, which limited the usage of the hotel as the hotel is dog tolerant rather than dog friendly. There are no separate area (except outside terrace) where you can take your dog. You can collect and take your breakfast to you room if you prefer. The breakfast was ok, not exceptional. The coffee machine was a bonus, you can select any type of tasty coffee you wish. The location is great, everything close by and lovely walks next to the sea.

I bit dated and tape covering holes + half painted wall

Paid for a superior room. Walked in and said "now we actually got a superior room" large room with fireplace, clean and tidy, decent shower, garden view with some sea view also, right accross the road from the beach, staff helpful, food delicious, cocktails were 2 for 1! Breakfast was amazing, I'm vegetarian and don't have hot breakfast much, I had lots of choice of bread, Pastries, fruit, yoghurt, cheese, etc. I loved it, husband did, Daughter did. We only stayed as we were going to France the following day but I would stay again! :)

That I only had 1 night there!

Stayed 3 nights to visit family. Massive room and comfy kingsize bed. Great view of the park and could see the sea from the side of the bay window. Double sofa bed made up for our daughter. Bottles of water provided daily and cleaner did a great job daily as well. Reception staff friendly and helpful. Breakfast fantastic quality and lots of choice. Dining room hot again in the morning as the sun fills the room but they opened fire doors and closed blinds to try and keep some sun out. Hotel right on the seafront and you can walk down to the beach and coastal play park nearby. Steep walk back up thou :) Not far from the top end of the town centre.

The room was very hot. Warm sunny days didn't help but the heated bathroom floor always on adding to the heat. The big fan provided had an issue so smaller desk fan provided but wasn't adequate for size of room. Parking tricky have to time arrival back from day trips to get a space near hotel that's been paid for, fortunately we were lucky most days.

Spotlessly clean everywhere. Actually looked for dust, couldn't find any! Helpful and friendly staff. Sea view from bedroom.

Lack of parking. Had to park in another road entirely. Asked for double bed, was actually two singles pushed together, so had to either sleep in single anyway, or on area where two beds met, neither of which was what I was expecting, or liked much. Breakfast - poached eggs on toast, with no butter on toast?? Literally egg on dry toast. Never, ever seen that before. Bathroom - my sons in the next room was great, mine was smaller, had a fixed shower door, opening to get in not made for the larger built person, and neither was the toilet jammed in between the sink and shower door.

The view,a signature room. Was really nice ,the evening meal was good value limited choice but still good choices, drink prices were reasonable a very nice wine for£27 extras in the room bath robes slippers ,juices replenished daily coffee machine great view

My pet hate ,check in at 3we rolled up about 1,15 told check in at 3!no effort to check if room was available, just when I asked is it possible room my room could be possible be ready , no effort to speak to house keeping to see if the room was available, other saying the top floor was being renovated,my take on that they had less rooms to clean ,very few cars parked near or nearby, it’s hotels first point of contact,we book hotels quite regularly some are very obliging (Clifton Hotel) it doesn’t take long to make a little effort to be obliging

The hotel is fabulous. I stayed there with my family occupying 2 rooms for 1 night. The hotel is situated in folkestone near the promenade occupying a converted old building. There are 4 floors roughly 14 rooms on each floor. Our room had partial sea views. The rooms are bit small but has a big very comfy double bed, tea coffee facilities, and even a fan for the hot weather. The bathroom is compact with a walk in shower. Theres no parking, but the hotel arranged for 24 hour parking on the nearby streets for £3/ day, though finding a parking bay on the busy nearby streets can be challenging. There were fun fair and army day parade on the promenade during the time we were there. The walks around the hotel is very pleasant. The folkestone beach is around 10 min walk steep down the narrow path. The beach is pebble stone. A very good hearty full English breakfast is served. The dinner menu is comparable to other restaurants. But the food, quality, portion size and service is very good.

Room size was bit small. No parking on site and very limited spaces on the nearby streets.

I'm a frequent visitor because it meets all my requirements for accommodation and the staff are both efficient and welcoming. The menu is good and the pizzas - something I rarely eat - very good.

In some of the rooms - not all - the bedside lighting is too dim for reading in bed. As frequent visitor a bit of change to the menu would be nice, especially by adding a good vegetarian option to the main dishes. At present there's only a vegetarian curry. I do eat fish, and poultry sometimes, but prefer vegetarian.

The location was perfect with wonderful sea view. our room was spacious, bed extremely comfortable, beautiful bathroom and to complete the excellent standard there was fresh coffee available with complimentary biscuits and juice. The restaurant was closed but we were offered the same menu in the bar. We had a lovely meal of cod with dill sauce and samphire, my husband had fish and chips which were excellent. Only disappointment regarding our meal, I was given tinned new potatoes…. best leave off the dish, I’d rather had nothing or a few of the yummy chips my husband had with his fish. Our stay here set us up wonderfully for our long journey ahead to southern Spain. Thank you to all the staff we met especially the young chap who provided us with take away coffee and croissants as we had to leave before the breakfast restaurant opened. These little touches really do make the difference. 10/10
