Gorgeous old house, in a quiet tree-filled neighborhood—with a 12th century church and some thatched roof houses and gorgeous gardens. Pretty and quiet. You can hear the doves. The room was nice and comfortable, a very spacious bathroom, a good shower, a comfy bed. Older furniture and decor but really cosy. Tea kettle and cookies provided. Breakfast was delicious—perfect eggs with avocado toast or salmon, and cereal. And there’s even a little kids playground outside the house!

I didn’t mind these but: - it’s a bit outside of Oxford, 45 minutes’ walk to Magdalen College (there is a bus, AND the walk is nice) - no elevator—you carry your suitcase up a couple flights of stairs

It was a great location for my stay. I was meeting friends and we all walked along the river to the city centre to spend the day. Others have commented on the decor...and yes...it's a little tired. Does that matter when you're out exploring all day and just need somewhere clean to sleep. I thought it was great value for money considering what I paid for bed and breakfast. The staff were friendly and gave me the key before check in so I could return whenever I wanted. Left the car there much earlier than check in time . Would definitely stay here again 😊

The rooms were larger than expected and beds very comfortable. They could do with a splash of paint but taking into account the last 2 1/2 years and the restrictions they had to endure you can understand it may not have been economically possible (which lookingat some of the previous reviews, should be taken into account). The food is absolutely the best Indian food I have ever had even got my partner to have some for the first time and he is now converted. Hot, tasty, large portions and reasonably priced. It seems a very popular local eaterie. Staff were very friendly. Clean towels every day and beds made. Tea and coffee making facilities in the rooms. A short walk to a bus direct into Oxford. Or a leisurely 20 to 30 minute walk along the Thames (Isis) canal into Oxford. You dont need a car in Oxford itself as there is an excellent and regular bus service which is also reasonably priced with family return tickets available. Also centrally located halfway between Oxford city centre and Kassam Stadium home of Oxford United FC.

As I said above could do with a lick of paint in some places but apart from that no issues whatsoever.

Yes, a little dated and the carpets had seen better days, but the room was large, light and comfortable. There was plenty of tea and coffee and some really nice biscuits! All the staff were lovely and the breakfast was excellent. We picked the Tree for our one night stay because it was walking distance from the O2 and accessible by bus, but the location was very peaceful. Such great value for Oxford, would definitely stay here again.

Nothing. Just one thing that could have been improved: a slightly more powerful shower, and the sink in our room was draining rather slowly. (Room 5)

We almost didn't book this hotel due to many negative reviews but as the location was exactly what we wanted we decided to risk it and were very glad we did. Granted it's not the Ritz and the decor is tired and tatty but our room was clean, spacious and comfortable and perfectly adequate for the price we paid. Breakfast was good and freshly cooked as was the bar food in the evening. We didn't eat in their celebrated Indian restaurant but believe it to be very good. We were made very welcome on arrival and the staff were really pleasant at all times. Our main reason for choosing this hotel was it's proximity to Iffley Lock and the Thames path. The walk along the river from the hotel to Oxford took us about 40 minutes.

It's true that the hotel would benefit from a refurbishment but this didn't really really bother us.

Our second stay at this hotel. We choose to stay at The Tree as it's perfect for walking along the Thames path into Oxford. The walk takes 30-40 minutes. Also Iffley is a lovely village to walk around. The staff are friendly and helpful and the food good and reasonably priced. On both stays our rooms have been clean, comfortable and spacious. Decor a little tired but not a problem for us.

Nothing. Ticked all the boxes for us.

Best steak and ale pie ever, perfect pastry. Staff lovely, special mention to Sophie (hope that's her name) hard working and lovely. Very comfortable bed and plenty of breakfast.

Slightly rundown looking in places but workmen were on site so will probably be sorted in the very near future. Little noisy after I went to bed but it's a pub, can't really complain about that. As I said, best steak and ale pie - little unusual to have pie, chips, peas, gravy and salad on one plate. Would have preferred mash but I didn't check menu so my bad .

The Tree is a perfect 'contractor' hotel; with the added bonus of a very good restaurant attached. A lot of the reviews are negative about the rooms, and very positive about the bar, restaurant, staff etc. As a seasoned (30yrs) contractor, I have stayed in many places like The Tree and it is a very good example of it's species. It is an old building, therefore, unless you came into this with the spare cash to completely modernise the whole thing (and can afford the loss of custom by closing down if you do), the rooms may not be up to 'corporate chain' Inn standards, but neither is the price. Give them a break. They are working through the rooms and after 4 weeks of staying there, I have no complaints. It does have a very nice and haphazard beer garden and play area, with covered and uncovered tables (some with real chairs!), and outdoor heaters for the itinerant smokers among us. It's also situated in a quiet, semi-rural setting and is a nice play to relax when the weather is good. Lots of parking, but a bit of a dodgy entrance, so go easy if you have a big SUV or something. Dunno, what else...? Oh yeah, food. As I said there are two things going on here, a hotel bar serving it's own menu, and an attached restaurant specialising in food from India and Bangladesh etc. The restaurant is nice, all of the staff are friendly and attentive...and the food is just wonderful; I highly recommend the Tandoori Salmon; yum. The bar menu is slightly atypical as there is an Eastern bent to some of the dishes on offer, but again...yum. I highly recommend the Smoked salmon Ceaser salad (I like salmon). Conclusion: Everything I expected, but surprisingly better, and the restaurant and garden just tip it into recommend status.

Nothing really, as I said: Better than expected and a bit more.

The actual bar side of the hotel had a good atmosphere the locals were very pleasant and very talkative all the staff were very clean and dressed very tidy with waistcoats and ties and couldn't do enough for you we two friends that I had met up with as a small reunion had an evening meal in the Indian restaurant the meal which I was looking forward to wasn't on the menu I asked the waiter and he said that they could do it for me.and it's the best one I've ever tasted

The room I stayed in was adequate ok little diy jobs could have been done clean toilet shower no mould the only thing I could point out was could have done with a nice mattress topper

The welcome by the staff at Tree hotel was just lovely. I felt like a family friend. When we arrived I said that my colleague preferred a gluten free diet and the next morning they’d gone out and bought a gluten free loaf. Nothing was too much trouble.

The bathroom plumbing was the only thing that let the place down, I had a lovely corner bath but it wasn’t plumbed in, none of the plugs fitted properly so it was a race against time to wash in the sink and bidet and the shower was a very sad trickle of luke warm water.
