This is a much understated hotel complex set conveniently outside of St Neots in a large parkland/golf course environment with a lake. The bar, restaurant are well organised and clean with a lovely setting and good air-conditioning. We stayed for me to compete in a triathlon. We used the restaurant which served good food but with a limited choice eg no fish other than fish and chips. It was very hot and our rooom was not air-conditioned but the room was large and comfortable. There is a Spa which we did not use but many people did.

The food on Sunday evening was not as good as Saturday. The chicken burgers were dry and over-cooked.

My Son and I were attending the three days of the F1 British Grand Prix at Silverstone and wanted accommodation East of the circuit to keep away from the A43 and GP traffic. The hotel was ideally located and offered us a base location to sort our selves out from being at the circuit and prepare for the following day. Our package didn't include breakfast as we were leaving the hotel each day at between 0330 - 0430 to get to the F1 GP Park & Ride in Northampton and take the first bus arriving at the circuit before the gates opened on both days. The hotel was approximately 45 minutes from the Grand Prix Park & Ride in Northampton which was a comfortable journey after a full day at the circuit. and there was extremely light traffic due to the early departure on Sat and Sun mornings. The twin bed room was excellent, quiet, warm, clean and plenty of hot water. We ate in the bar/restaurant on the Friday night and the starters and two steak mains were excellent. The only facilities we used were those in the room or the one night in the bar. The male Night Receptionist/Manager was brilliant, provided useful information about leaving the room at 0300hrs on Sunday morning and was friendly.

I had problems with the on-line booking system and on arrival the self-service check in facility also failed to recognise our booking. I approached the first (LH) reception desk and stood back a little to give the receptionist time to finish her task and then give an acknowledgement that I was standing waiting. That didn't happen, the female receptionist (on duty at the same time as the Nightshift Manager) I encountered was extremely aloof, borderline condescending and made Me wait ages to request a key card, provided no welcoming encounter, no information and no general conversation at all.

Lovely place and extremely friendly staff. The rooms were of a good size and very clean. I left my hat in my room and they are very happy to send it on to me.

The heater didn't seem to work and the room was quite cool, especially when we returned to it in the later evening. Also, there were no tea bags. The choices of food for breakfast was broad and, with the exception of the black pudding, was very good.

Room 254 was the Junior Suite and was excellent. The bed was big, the pillows were perfect, as was the weight of the duvet. The A/C was efficient (once we had moved the 2-seater sofa), so the room was at a perfect temperature on 2x very humid nights. The staff were excellent, specifically Joe who was responsible for checking us in on a rather busy Friday afternoon when it seemed all his colleagues were in a meeting. He easily dealt with our initial issue in a very professional manner, and assuaged our concerns. The breakfasts were fab. and the views from The Gravel Pit were beautiful. We come to St. Neots regularly, and would definitely make The Waterfront our first choice in future.

Size is obviously relative, but based on all the other hotels we have ever stayed in, the bedrooms are a tad snug. We also viewed room 301 which was described as a superior deluxe double and thought it no better (nor worse), than a normal double. Very nice - but perhaps over-stated? We also viewed Room 277 which was a standard double, and have realised that all the rooms are probably a bit smaller than others we have experienced elsewhere. Not a major problem, but you may need to manage your expectations.

I really liked their approach to environmental concerns - zero to landfill, soap in dispenser rather than tablets. Staff were very polite and approachable. Holly (I think) on the front desk was especially helpful as she found me a map to show where I could go running around the lake. The hall smelt pleasant as the spa is nearby. My husband and son loved the well-equipped gym. Restaurant had imaginative menu. Beautiful view out over Wyboston Lake for dinner and breakfast. Quiet area. Clipper teas in the room - lovely!

The room overlooked the hydrotherapy pool which was running all night. It was fine though as I told myself it was like a rainstorm so i could sleep. Lights left on outside at night. The shower felt like something that only the cognscenti knew how to work while us mortals had to work it out by trial and error.

Staff were all incredible. Good value. Clean rooms and hotel well maintained. Nice view over lake.

Ordered a tuna sandwich from room service that cost £12 and it was two bits of stale bread with some tuna dumped on top. Don’t expect room service to be cheap but it was absolutely taking advantage of guests for something you wouldn’t even accept in a supermarket sandwich. Complained at reception and they did acknowledge it wasn’t good enough and offered a refund, so fair enough. But would have been nice not to have to raise it in the first place.

I really liked the value for money and would have loved to have tried the gym and swimming pool at 1Life but due to time constraints I wasn’t able to. The bed was comfy and the range of items for breakfast was excellent as was the view in the Gravel Pit out towards the lake.

The view from my room was of the car park but I don’t think I would have had a better view the other side as the building wasn’t located near the lake but the room was very comfortable. It was also quite warm, even when opening the windows and having the fan going but I suppose it is getting warmer outside so I can’t complain!

A fantastic hotel that ticked all boxes. the room was spot on with the most comfiest bed I’ve ever stayed in, I’m even thinking of getting one at home. the food on site was amazing in their restaurant, pricey, but you pay for what you get. The location was beautiful overlooking gorgeous lakes and great for dinner and drinks on the lake. Just ensure you book the Y spa in advanced as it does book out. highly recommend this place and we shall be staffing again, 100%.

we used the included pool, and sauna room. This is a sports centre just opposite the hotel. This was very small and next time I’ll book the Y spa (I wasn’t really sure on the difference, but now I know)

Fair size room (stayed in a superior room). Good size shower cubicle. Large comfy bed. Nice separate area for tea/coffee in room. Great location and nice range of outdoor seating. Food was lovely and a good range even catered for allergens and Vegetarian. Nice to be able to use free leisure facilities just across from the hotel

Room was rather warm overnight even with window open. Fan supplied in the room but did not want to use this overnight. Direction to room could have been better near the lift area. Hotel prices for drinks quite expensive. Shame the lake fountains did not light up at night. Luggage rack in room but no space to open it up and use. No fresh fruit like an apple or banana at breakfast. Even though you could use the leisure facilities this was also used by none hotel residents so was busy especially the pool. Maybe more offers for the Y Spa which it stated you had to book before arrival. Would have been nice to include details of this in the room and book once there

The hotel, room, staff, cleanliness, breakfast was very good and met our expectations. The room was clean, tidy and warm, with all creature comforts to make our stay a good one. It was a very good short stay with a very good location with regards to the link to the A1. We didn’t use the Spa or golf course, so therefore, I cannot comment. We both found the robot “Mittens” amusing and very unique.

The only point I would like to make is, it’s an observation more than a complaint or dislike. The restaurant on Saturday for an evening meal in the Gravel Pit Restaurant. While I understand it was busy and spaces were limited, we were pressured to finish and leave quickly and un-ceremoniously. I felt it was rather rude and unprofessional. I bit more tack would have been better. Again an observation.
