Wonderful old home (and once a private hospital) which has been made into very comfortable accommodation. I loved the fireplace. The rooms are very large with everything you'd expect in hotel style accommodation. It is a short walk downtown to restaurants, bars and shops. Launceston is hilly and the building is near the top of a hill, so the walk back up may be trying for some. This accommodation was excellent value for money.
Parking is available but the first time entering the carpark was a little hairy as you enter off a side street which is on a very steep hill.

The room was huge and beautifully appointed. I asked if it was possible to get a toaster in the room so I could have breakfast in my room as I had early tours and being able to have toast & tea in your room is always a bonus. That request was granted and I was given a tray with additional plate and cutlery which I used each day and washed in the basin. The hotel was up a fairly steep hill but not bother for me. It was a short 10-12 minute walk into town to food shops and restaurants. Closest restaurant was a couple of minutes walk.
Nothing - I was happy with everything. I was on the ground floor and the person in the room above was a little heavy in their footsteps, but that is not the fault of the establishment. It is a multi level heritage listed building originally built in the late 1800's with original timber floors covered with carpet, of course you will hear if someone is a little heavier in their foot steps.

Loved how nice and spacious the room was. Beautiful high ceilings and perfect little details. Felt like a castle or something. Enjoyed the big bathroom with lovely bath and heaps of towels. Really comfortable bed with many pillows. I had the best time! There was no restaurant or room service, but I ordered food online and had it delivered to the door. (Still sort of roomservice). The friendly hotel staff even allowed a late check out.
Only downside was that my room was right next to the entrance. So opening and closing of the (heavy) front door, woke me up. Could hear some voices in the hallway, but they weren't loud, it was mostly the door.

The room was clean, big and spacious and had ample natural sunlight coming through which I love! From my experience of hotel stays I’ve never had toilet heaters that worked this well, both the room and toilet heaters worked well to keep me warm and cozy. Powerpoints worked well too - I’ve always had this issue wherein my adapters can’t connect well but I never had a problem at Waratah. Staff are lovely!! I didn’t get her name but thank you so much for letting me use the hotel’s phone to rebook my flights - I had to stay around for hours after check out to resolve my flight issue but she was the loveliest, most accommodating person. I appreciated the free bottled water and milk packets!
It’s located up on a hill. Going to town is a breeze as you walk downhill and everything seems so near. But going back to the hotel felt like a long walk and I wouldn’t recommend lugging your luggage all the way up. If you’re not up for hilly walks, this is not for you. Please enter from York street that is the side entrance for a gentler slope. If you take the main entrance, be prepared for a steep uphill. I read about the lovely views but never got any of them as I stayed on the ground floor.. the bottom half of my windows were frosted for privacy. Powerpoints can be better situated as I’ve had to charge all my devices on the floor which isn’t ideal. I also had to get cutleries from the grocery mart as the hotel doesn’t provide those except for tea spoons.

Check in was quick and efficient. Room was ready upon arrival. Room was clean and tidy. I am glad I went for the more unique stay in this restore Victorian mansion than in a standard hotel-gives the guest a taste for the beautiful architecture can be found within the city. Views from the window were great, overlooked the river and the city center. Centrally located and within walking distance to restaurants, shops, museums.
The property is located at the top of a very steep hill (depending on how you access it). Lugging a suitcase up it was not ideal.

Quirky place with a large and tidy room. Plenty for what I needed.
It was confusing checking in - I arrived early to drop my bags off and realised reception hours were limited. Luckily the cleaners were around to store my luggage. It is an older building and it is on a bit of a hill - not a problem for me but it’s not for everyone.

Gorgeous building, great staff, had everything we needed for our stay. It's a little distance out from the main streets, so it was quiet. Overall, it was a lovely place to stay and I would be happy to stay there again.
SO many stairs! If you have luggage, try to drop it off on the main level before parking. If you're not used to driving on Launceston's hills, parking in the allocated car parks is an adventure!

I have stayed here multiple times and each time in a spa room. The rooms are absolutely amazing
I didn't like the fact that there were no extra TV channels except the local stations, Netflix or Stan would have been a nicer option. Also there was no additional cutlery other than tea spoons, I brought some snacks and cheeses as the room didn't supply any mini bar amenities but unfortunately I had to use a tea spoon to cut my cheeses.

From the very outset, it was pleasure and perfection. Pia warmly greeted us and made us feel like the most important people in the world. Our (spa) room was spacious and grand, and decorated in a simple yet luxurious and classy fashion. Lots of power-points. Honestly, they thought of everything - even complimentary make-up remover and make-up remover pads - which was very handy because I always forget to pack those. The bed faces the gorgeous, ornate balcony and the view was awe-inspiring - we were on cue to watch the mighty Tamar progressively flood then recede. The location is perfect, and although it seems to sit high above Launceston, the 500metre walk to the main street and restaurants was super-easy - even the uphill bit coming home. Fantastic restaurants are nearby - We found 'Pickled Evenings' and 'Stelos on Pierre' were absolutely top-notch for value, service and amazing cuisine.

I stayed in the King Spa Suite which was absolutely fantastic. A massive room, superbly decorated, with a separate balcony room which overlooked Launceston (and had a spa tub in the corner of the balcony). The room was quiet and very lush and comfy. No trouble parking outside in their car park. Really friendly lady at reception who was very helpful and welcoming. A lovely high end comfortable stay.
Just remember it's on a hill, so when you walk to dinner remember the uphill climb on the way home! ;)
