No breakfast included, but the room does provide a refrigerator, stove, microwave, and other kitchen items. The very spacious room had two queen beds and a dining table.

The bathroom was modern and serviceable for my needs, but very small, especially when considering how expansive the rest of the room was. It offered the very narrow sink that seems to be very popular these days in hotels that have remodeled and are looking for the most efficient (think small) use of space. The coffee maker uses little pods, and a selection from strong to decaf was offered. But I ran out during my five-day stay. Yet when I went to reception to request a few more, I was told that the original offering is all one gets, no matter whether one stays in the room for just one night or for a week. This was a bit ridiculous, especially when considering that hotels prefer customers who stay for longer periods instead of just a night or two.

The location was great, the bed was very comfortable with excellent linens. The shower was nice and powerful. The room was clean and well apportioned with facilities (fridge, sink, cooker, cupboards, etc)

The Aircon unit was a bit iffy - the oscillating mechanism made an annoying intermittent noise, and when I tried to fix it with the remote, it stopped working entirely. The shower curtain didn't cover a whole lot, so the whole bathroom got drenched each time. The "internal" room had a floor to ceiling window into the corridor, covered by a curtain. This could be covered with Drywall as the window couldn't open, so the only result was a privacy risk. A blank wall would have been more appropriate and appreciated.

Spacious room in a secure location directly across the road from the Intercontinental on Collins St. Easy walk to Melbourne CBD, Bourke Street Mall and Victoria markets. The small food hall, IGA, Coffee Shop and Royal Stacks near by made for an easy, casual stay.

Room layout was strange, tripping hazard off the bathroom, and when you are in the bathroom you can see all the items that have slid off the kitchen counter and are sandwiched between the bathroom and the kitchen. Housekeeping will get to those one day, I'm sure. The mattress was great but the pillows were not comfortable.

The hotel is in a great location and close to the Conference and Exhibition centre for my needs. The room was of good size with a small kitchenette, fridge, micro and dining table. Plenty of room for all my things. . The only grip was the hotel does not offer breakfast but does give you alternative solutions like delivery etc. The cafe next door has a excellent range of breakfast. Check in and out was very smooth staff were very polite, would like a staying again in the future.

The bathroom is a little small, but ok for one person, but its what it is. Its very functional and plenty of space in the room itself.

The room was excellent

The in house meal was inedible, my choice was chicken schnitzel chips and salad, the schnitzel was overcooked, chips ok and the salad was appalling, wilted and browned lettuce, one bit of lettuce slimy. My partners meal was crispy pork, it was deep fried and yes crispy but that was because it was overcooked to such a degree that once again, was inedible. The overall quality of the food was disgraceful, we had had a long day and looked forward to a decent meal but were very let down. Your cook should be fired, not good enough when the accommodation side was so good.

So thankful to the staff. I booked some other hotel. That was so bad I walked out and went to the Oaks. And now I will only book the Oaks. They helped me with booking.com and upgraded me. For my problems. Amazing staff. Top of the class rooms. And amenities. And an amazing location. Easy to hop on a tram to most locations. I had an event on the Friday night that was only 400 metres away. Perfect to get to. Location. Staff. The rooms are amazing. This is my 3rd time staying at the property. Strongly recommend.

Great location. Friendly staff and efficient house-keeping. Quite a spacious studio room. Kitchenette is useful for self catering for longer stays. Supermarkets close by. Room includes both a desk space and lounge furniture. Close to tram and railway. Laundry facilities on each floor.

Utensil supply and storage space in kitchenette are adequate but are a bit minimal. Bathroom is functional although very small. Some weekend noise from laneway below despite being 17 floors up.

Good location. Clean. Good to have kitchen facilities. Great food court downstairs.

First room we were put in was like a dungeon. No windows except for into a corridor. Only a double bed with room for only one bedside table and lamp. Small bathroom which would have been ok except sprayed everywhere when you had a shower. There were hooks on a rail so asked for a shower curtain twice but never arrived. Slippery tiles especially dangerous in the shower. Offered an upgrade for an extra fee so took that after first night. Much better room. Big windows. Same bathroom situation but also the toilet seat kept coming off. Again only one bedside lamp. We were there for 6 nights and they only provided one dishwasher and one dishwashing sachet for the whole time and no info on how to get rid of our rubbish. Had to leave a big pile for the poor cleaner to dispose of.

Stayed in the King rooftop hotel room. It was so spacious with a lounge, kitchenette with a stove top and coffee pod machine, updated bathroom with quality amenities and a very comfortable king bed. A vast balcony was a highlight with a great view of the surrounding towers. The price was just over $200 for a Sunday night, which is great for the cbd. Amazing and helpful reception and a free tram stop right outside. Also, blackout curtains with no street noise. Definitely will return.

We enjoyed our stay here. The room was clean and had almoste everything we needed. The Hotel Staff is friendly and helped with all questions and requests (additional kitchen equitment etc.). We extended our stay for another week. The location of the hotel is excellent, you can reach all central locations in Melbourne via tram (free tram zone!).

The bathroom is very small, it feels more like a closet. The room did not have sound proof windows or doors, you could hear the noises of collins street and people talking in the hallway.
