Great location, great room on 19th floor overlooking the park with fabulous views of the sunsets! Nice spacious apartment with good sized fridge/freezer and oven, microwave toaster and kettle. Friendly and helpful reception staff. Reasonable gym and good laundry facilities.

Had to ask for missing kitchen equipment - oven shelf, oven trays, vegi peeler, dinner plates, chopping board and a decent knife for cutting veg etc. I guess they dont expect many people to cook meals in the apartments?? It was sorted and replaced within an hour of asking though so can't really complain.

Friendly staff, clean and in a fantastic location with two tram lines outside. Very near the Victoria Markets. Room had a balcony (view of the next building over, but still nice to be able to have fresh air flow into the room). Plenty of power points and power boards in room for all your electronics.

Did get woken up on the last night to police knocking on the door to my room regarding a break in a few doors up. A unique occurrence I'm sure, but apparently the thieves got through via tampering with the electronic door locks which does make me question the standard of security held. I realise no lock is perfect, but still... Would like to see security cameras in the halls for deterrence of this kind of thing. I'm not sure if this event will keep me away from this hotel next time, but the whole situation did make me slightly uncomfortable.

Convenient location, close to trams, subway and the Queen Victoria Market. I could go to the market and buy some great fresh food. The hotel kindly upgraded our room to one with a park view, which was very nice. We could have fresh air through a small balcony. Very well sound insulated. This property has its parking.

I booked for 11 nights with 'no housekeeping'. The hotel provided me with a weekly housekeeping (phew! very thoughtful!). But a weekly housekeeping turned up to be just changing towels, bed linens etc. but no vacuum cleaning, no bathroom wiping. A fridge was sometimes quite noisy.

I stay here for the location - Flagstaff. Gardens over the road, multiple options of public transport and walking distance or tram to a main City and regional train station (Southern Cross) and Airport bus, trams, city loop rail, take your pick! Any of the trams would take you to theatres, gardens, galleries, footy, although you could also walk to most of these. There is a nice cafe next door with oh-so-good coffee. There is also a small convenience store next door. Kitchen has all you need although eating out is easy here. Bed is very comfortable. O

What I miss when I stay here is a sofa or armchair. The plastic chairs and little bean chair (armchair?) don't add to comfort or aesthetics, but that's a personal taste.

I stayed here at the oaks from the 10th of jan to 15th. I was greeted by Andrew at reception. Check in was quick & easy, Andrew was very humble and easy going. I even asked him where was a good place to get a hair cut so he recommended a few places that were near by. Great staff through out my stay. 24hr reception. The hotel is located on the outskirts of the cbd tho still quite abit of foot traffic through out the day and night. I stayed in a studio apartment, Rooms are clean well equipped & suited my needs for the 5 days that I was there for beds were comfy. Will definitely be back 😃

The room was spacious, less than a 5-minute walk to Flagstaff train station, free tram zone and Flagstaff garden. A minimart on the ground floor and a Chemist next door. Victoria market is less than 10mins walk. The location is very convenient and not too crowded as it is at the edge of the free tram zone. However since it is located in the CBD area, everything is just very convenient and within walking distance for me, eg: Flinders/ Southern Cross station was about 20 minutes walk away. A very good place to chill, stroll around or even rest in the nearby Flagstaff garden. I was amazed by the facilities in the room, there are fridge, microwave, toaster, oven, dishwasher, iron, hairdryer, TV etc. There is a gym available too.

The balcony is rather dirty, there are offices right opposite the balcony and window, hence I have to close the curtain at all times for privacy reasons. The cleanliness of the room can be improved. Would definitely choose the room with the park view next time.

I got a free upgrade to a room that was overlooking Flagstaff Gardens. The location was great. Right next to the train and at the (inside) edge of the free tram zone. Melbourne Central was also 10 minutes walk (or waiting for a tram and traveling for 5 min). Woolworths supermarket also 5-10 min walking distance. Small convenience store right next to the entrance. Gym was acceptable (good for cardio). The room had everything for cooking (appliances, pots, pans, utensils, cups and bowls). I only missed a pair of scissors. Heating (during the cold winter) was achieved with a singe AC unit but it was strong enough to warm up the whole room (and bathroom).

The wind was sometimes howling a bit through the balcony door. It was noticeable but wasn't bothering me in sleep or any activity. The bed had 2 lights in the headboard but only 1 side was working. The lamp on the same side nightstand also didn't work. The hangers in the closet cannot be removed (actually you can but without the top hanger part. Are they afraid they will be stolen???)

I arrived early, and they looked after my bags while I went for a coffee, upon returning, Angel and her staff had my room ready for me before check in time. I had a welcoming pack waiting for me with a lovely welcome card. Throughout my stay, Angel kept checking that my stay was comfortable and that I was happy with everything, and I was. The Oaks on William is and has been our choice of hotel in Melbourne to stay for the last 10 years or so, the rooms are spacious and comfortable.The Park and city views are exceptional and when in Melbourne for New Years Eve the fireworks are incredible viewing from this hotel. This hotel is my home away from home.

Great location with multiple transport options at the door. The room was relatively quiet considering the location on a busy street. The room was spacious and had everything I needed for a one week stay. Within one block you have a Woolworths Metro and the Queen Victoria Market is 5 minutes away. Perfect for stocking your kitchenette for breakfast or dinner in your room. Room looked exactly like hotel photos.

More details on using public transport - It would be great if the staff explained things like the free tram zone, circle tram and the fact that Myki is available on Android wallet saving you $6 buying a card.
