Very central with a lovely outlook over cathedral and square. Large room, good wifi and great to have a lift. Sophia is very friendly, helpful and accommodating. The free parking is a real bonus. Although the bathroom is along a corridor on the same floor as the room, it is completely private and very spacious.
The bedding and towels are very tired. They could do with an update, especially the sheets. Coffee/tea facilities were very basic, no milk or sugar provided A note on the wall sockets - it took us ages to work them out. You have to twist the socket as you put your plug in. We'd never come across ones like that before and only worked it out when we pulled out the bedside lamp to plug a phone in. They worked fine once we'd worked them out.

Fantastic location, less than 5min walk to Cathedral or Flanders Museum. Parking is available, though not the easiest, as adjacent bar patio tables could be in the way depending on the time of arrival. I had arrived early and had been lucky enough to grab a free spot a couple of streets away to leave my car while visiting the museum. Having found the property (no signage, so you needed to be aware of the house number to find), I decided to leave my car where it was parked!
The apartment is huge and has large windows with views overlooking the historic city centre. Warning: If you have small kids that climb, you will need to keep the window closed at all times. The only negative is that the bathroom is not ensuite, but at the other end of the landing (not ideal if required in the middle of the night), otherwise I could have scored it a 10.

Very central Lovely host good communication regarding checking in and showed us around Had a lift Garage for the motorcycle Comfy bed Fan and shutters useful
We knew before hand a corridor to use bathroom so not really a problem for two nights . I would have really liked a mini fridge with some milk in it on arrival to make a cuppa with the kettle and tea and coffee provided- buts that’s all .

The perfect location for everything, which was literally on your doorstep. Sophia gave us a lovely warm welcome on arrival, sharing the quirks of the amazing & unique building. Spotlessly clean accommodation with everything you need for a very comfortable stay. Sophia shared her recommendations regarding local restaurants & shops - all within easy walking distance. Secure car parking available. We're already planning our next trip.

Location was in the heart of Ypres, right across the road from the St. Martin's Cathedral and a short walk to the museum and Menin Gate. Sophia was amazing and so very helpful. Would definitely stay here again next time we visit Ypres, and would highly recommend to others visiting the area and wishing to stay overnight.

Sophia the hostess was amazing. We turned up to roadworks in the square which meant we couldn't use the parking facilities. She jumped in the car with us and we drove to a free parking area and then she kindly helped us with our luggage. Accommodation was spotless and right next to the square and literally 5mins walk to all you need. Although unusual the bathroom was at the end of the hallway. It didn't worry us but be aware if you are of a shy nature 😅
It was cold but Sophia had already kindly put the heating on for our arrival so once again we will praise Sophia. 👏

Sophia is the perfect host, very kind, accommodating and just a real nice person! The location is amazing, the morning view of St Martins from my room was something special, local supermarket 10 secs walk, local bars & food on doorstep, Cloth Hall & Grote Market less than a minute walk, location superb! The view in the picture shows just how close to guest house you are.
The only small thing was the parking, at the time the road outside was dug up and access could not be made to the accommodations garage, parking had to then be made on the Minneplein, which was not a problem, always found a space & about a 2-minute walk away.

Not really a bed & breakfast establishment as no breakfast is included at booking more of a guest house. The rooms are not on suite as the bathroom is in a separate room at the end of a corridor not a issue as you have a whole floor to yourselves so it is a private bathroom.

We were able to access the property as soon as we arrived. It’s very centrally located and independent access is easy.
It’s important to note that this property is more like an Airbnb in that it’s not part of a hotel or larger BnB. The bathroom (while adequate) was at the end of the hallway. The bed was very comfortable.

An absolutely gorgeous place to stay. I came to Ypres for the ww1 history, however what I didn’t expect was how incredible the town itself was. The view from my window was stunning, looking at the huge big cathedral and the main strip of town. It was in perfect walking distance from the train station, the Flanders fields museum and the Menin gate. The room itself was also lovely, it was super clean and the bed was amazingly comfortable. I would love to come back to Ypres again and if I do I’ll definitely be staying here
