Our room looked out over the Palais de Justice which was like something out of a fairytale. The large windows allowed a wonderful cross breeze along with the incredible view. The bed was the most comfortable I have slept in in a very long time and the long bath tub was perfect to soak in after a long day of site-seeing. The location is truly central to everything one would want to see. The lunch we ate at the restaurant below the hotel was the most delicious we have enjoyed during our visit to France. The continental breakfast was definitely a good value and they serve the most flavorful baguettes we have tasted during our stay in France- including one month in Paris. I highly recommend "Les Initie's Hotel".

There was no wall outlet within reach of the hot water pitcher on the table with the coffee supplies. I ended up plugging it into an outlet in the headboard and put the unit on a chair beside the bed. Just be aware that the stairs to the rooms would not work for you if you have mobility issues.

The location in the heart of the city centre was amazing and was a good base to explore all of the sites, which were only a few hundred meters away in every direction. The staff were friendly and attentive and the discounted city centre car park was only a couple of minutes walk away. The views of the palais de justice from our bedroom window were amazing.

Beware if you have poor mobility then this place is not for you as we were up 4 sets of stairs (78 steps) the rooms below are up 2 sets of stairs also. Not a real problem to us but could be to others. Bathroom could do with a revamp and a tidy up

I liked everything in this hotel: from it's location (my room overlooked Justice Palace) to the comfort of the bed and amenities. Everything was super clean. Clear instructions on check in (it was Sunday, everything was closed, so they left me a card and a pin code to get in). Even though the hotel is located right in a smack of the city center,vit was surprisingly quiet. Please be aware that the hotel is located in an old historical building: there is no elevator. Only a narrow spiral staircase. So if you have mobility issues, this place is not for you.

Perfect location overlooking the Palais de Justice, central to all major attractions. Parked in Palais de Justice underground carpark (at a good discount from Les Initiés) and didn't need the car while in Rouen. Great room, comfortable, all the amenities, excellent, helpful staff.

Be aware that if you indicate prior to arrival that you would like breakfast, you will be billed for it whether you have it or not. A small detail that did not detract from our enjoyment. Highly recommended.

As made clear on booking, there is no lift, and the steep and narrow staircase - 78 steps to the fourth floor in our case - could make it a real challenge for anyone with heavy luggage. Small room and rather pokey bathroom, with a small bath and just a handheld shower.

The staff were friendly when we arrived. We decided to have lunch before seeing our room, The food was excellent and good value. One of the waiters was kind enough to take out bags up to our room..

The lack of an elevator made the climb to our room very challenging. I will look more carefully before booking again. I did not see that the room was on the 4th floor until a reminder of our stay was sent just a day before our arrival.

The location was excellent and the room size was adequate for two friends for a night. The room had a full bathroom with a bath, which we loved. The staff were friendly and all the instructions were clear and easy. The later checkout time of midday was also great as it meant we didn't feel rushed at all.

The wifi didn't work reliably in the room, which the staff said was a common problem, and since we are not locals we rely on wifi to make our plans and contact family back home. It was also a two storey walk-up without a lift, which is advertised but something to be aware of.

Great location with view of Palais de justice from our room. Staff members speak English and were very helpful. There is no elevator, but they carried our luggage upstairs to the third floor for us. Good breakfast. Just steps from historic center, shops, restaurants, etc. Comfortable beds and quiet at night.

Excellent location looking over the stunning legal halls of Rouen. Comfortable beds. Surprisingly quiet given its central location.

The staff were very busy and unable to be very attentive or helpful as a result. The bathroom in our room was very tired and had a few repairs that need addressed (shower attachment, missing shelf).

The staff were friendly enough. Breakfast was a traditional French breakfast of coffee, croissant and Juice. The location is amazing, right across from the cathedral and very central.

The room gets very warm and there was no fan. The booking details for the hotel said there was free parking however I had to pay for parking and did not receive the discounted rate that the hotel said I would get.
