The property is in a great location! quiet! You only need to walk 200m and your surrounded by the hustle and bustle of Venice, perfect! The staff are very helpful and kind, always there when you need them. Our room was cleaned daily and was done perfectly! Thank you the cleaners!

Our room was great! but felt it was a bit noisy most of the time with some sort of fan system running outside. We could not open any windows for fresh air to flow into the room. The roof terrace! We could not sit out there most of the time because all of the seating was stacked up in the middle, the weather was fine so couldn't see why it was like that?

This was a last minute booking. It was delightful, staff very helpful and was easy to find. We had the loft room, a number of flights of stairs to go up and down. Everything you could need was there. Breakfast was your standard. Location was great to St Marks and a number of water bus access. Lots of bars and eateries a stroll away. Overall a very good stay.

I should have enquired about stairs. It wasn't a problem but for some it could be an issue.

A beautiful Venetian property, the staff are outstanding and helped with lots of advice for our trip. The breakfast was fantastic and there is lots of selection. The rooms are spacious considering we booked a comfort room and with plenty of amenities.

The AC unit was quite old and next to where we slept so it woke us up through the night (however we were thankful of having AC too!)

Kamal n Thomas were very helpful with information that I needed and restaurant recommendations. 24 hours front desk is good for my midnight checkin at last minute booking through Booking.com. well done.

shower water is only lukewarm at all times. Even is April now, the water temperature was too low in a big cold bathroom so I didn’t dare to wash my long hair for three night until I check in another apartment.

If you arrive at night, the location is a bit difficult to find in labyrinthine Venice, in the dark. The room was OK for one person, not sure how two can manage in such a compact space. The best of the hotel are the staff. Super polite and helpful: the two gentlemen at the reception and the lady in charge of the breakfast. Special thanks to Kamal for his advices, and his efforts in making things go smoothly!

The stairs are tricky, specially going down due to irregular stone steps. I guess the stairs are part of the original building and they need to be maintained as such; just be careful. Internet was very unstable.

Quirky and full of character. Delicious breakfast and the loveliest most welcoming staff who all spoke several languages. Rooms had lots of lovely extra touches and comforts such as slippers and nice toiletries. Nice touch was the 24/7 tea and coffee station with biscuits. It’s own private dock so ideal if you’re getting a water taxi from airport.

It’s tricky to find! Google maps does not work well in Venice and this property is very tucked away. We struggled to find it without getting lost most of our stay. Also very steep stairs so not great for less able bodied although they do have a stair lift!

location is very good: central but not crowded, easy access and the vaporetto stations are close. It is specially useful to Art Venezia bienalle visitors - many "collateral sites" & places scheduled are nearby. there is a small and cozy terasse upstairs that makes the stay charming.

always too much stairs in venice if you do not have a lift. luggage was well managed by the staff. It could have service/toilet facilities downstairs for guests strolling around.

superb location, and super helpful staff - Kamal took care of us from our late check-in at 1 am, to all the info we needed (more details than typical B&B hosts), to their walking us to the booked gondola ride.

strangely most electric outlets didn’t work with our standard European plugs - only 1 wall socket not too far from bed and one in the bathroom worked, and no power outlet anywhere near the desk either. Stairs would be a challenge for frail guests.

The hotel is in a great location right behind the opera house (no noise disruption at all) and easy walking distance to San Marco Sq and other attractions. The staff at the hotel are very friendly, Kamal particularly went out of his way to help us with anything we needed, he was very helpful and nothing was too much trouble. The breakfast was lovely too and the staff also very helpful here too.

Please note there is no lift at the hotel so if you have mobility needs this hotel would not be suitable

The staff are so friendly and very very accommodating, nothing is a problem. Breakfast was lovely every morning as well. The hotel and the area directly around the hotel is very quiet which was great for us but it was only a 5 or 10 minute walk from all the main area's.

Nothing the hotel is beautiful.
