The rooms were extremely clean and big. Lovely size of the rooms. We were very impressed by MOC LAKMALI, the managers service was so lovely and welcoming. We also loved the shower

Very clean and the room was nice and big. The staff were very nice and the check in and check out process was easy. The washing machines, dryers, and microwave were conveniently located. Excellent location, close to both sanjo train Station and karasuma oike station, also right next to nishiki Market.

The free breakfast was a little boring. It always consisted of two bread rolls, a cup of soup, a small salad cup, a drink, and an egg. It was served in a small basket, all in plastic containers and came with plastic cutlery. Initially the egg options were onsen egg or chawanmushi, but by the third day the only option was boiled eggs. Was a little disappointed but it was free so...

It's a modern hotel with nice facility, my most fave one is its location which is strategically located near the shopping street and it''s also located close to subway (Tozai line, directly at the end of the shopping street with elevator - which is really helpful as we're traveling with a big luggage) and bus stop Kyoto City Hall, plus if you need to send you luggage to other cities/airport, there is Yamato office next to the hotel.

The rooms are modern with a smart TV that can connect to streaming services (on your own account), wifi is fast, lots of power sockets and USB sockets for charging devices. The toilet is a separate room from the shower. The shower was ultra modern with full body jets! We arrived before check in and happy to find they have luggage storage. The hotel is a short 5 minute walk from Shinkyogoku shopping street which connects to Nishiki market for great street food.

The room didn’t have clothes storage units but did have a few hangers on hooks on the wall. The breakfast was a set meal with only the drink as an option (2 types of bread, usually a croissant and a bread bun, a cold boiled egg, some potato salad and a hot soup), I was okay with the meal but my partner did not like any elements so did not use the service.

Beautiful Inn! So high tech and modern. The Inn has a dim lit atmosphere that just works. Checking in and out was super easy. Use kiosk. If you stay with two people in the same room, when checking out, one card will be needed to check out. You can return the additional card to the desk staffs. This placed provided many free amenities! Be on the lookout as you enter the first floor for them. Room was a bit tight but that’s ok. The one cool thing we liked about hour room was the TV being able to show the times of when the washer/dryer was in used. Never seen that before! The shower and toilet is separate so that’s a win! Washer/dryer is on the 3rd floor. The washer/dryer is hybrid but don’t expect your clothes to be dry on the first time. If you have a big load, best to go to a laundromat. Place was quiet and spacious all around.

Excellent location. Close to the biggest shopping area, metro nearby. Didnt take long to walk to the old sheines on the east side of the city. The towels and bed sheets were changed everyday, which was very nice. There were washing machines available for an extra fee. The breakfast was basic, but fitted my morning needs. There is possible to drop off your luggage before the check-in on the same day, which i found very useful. Great value for the price (i had a deal as a last minute booking).

The internet speed seemed to get slow in the evenings

The location was good and easy to get to and from. I liked that the toilet and shower were separate. The room was clean and tidy, and I appreciated that the bed had space underneath for my luggage. Staff were friendly and helpful.

I thought the breakfast was a bit small. But it was free so I suppose I can't complain too much. I would have appreciated a universal power socket in the room like some of the other hotels I stayed at in Japan did. I only had one travel adaptor with me, which meant I could only charge one device at a time. I couldn't cast from my device to the TV - chromecast or similar would have made my stay more enjoyable.

The hotel is really new and up-to-date providing all amenities and a modern spacious room. It is located minutes from the huge market with cafes, restaurants and shops, which is awesome. Basically, everything is within walking distance. The hotel itself is in a very quiet place, so you can even sleep with an open window. This was our favourite hotel in all of Japan.

The bed was quite hard, but flipping the mattress did help. The staff is friendly however communicating in English is a bit of a struggle, so if some advice outside of hotel-related matters is needed, it's better to Google it. The complimentary breakfast is a nice gesture, however, the contents of it lack a bit - hard-boiled egg, bread roll, a mini cup of soup, a spoon of salad, a sweet mini bun and 1 drink of your choice. As a complimentary option - great, but we did opt to go for breakfast outside on some days.

I had a good stay at the Smart Inn and found it to be a great value for the price I paid. Although the hotel isn't close to the subway, I enjoyed walking along the lovely streets nearby. I particularly liked going for a late-night run to the Kamo River, which is very close to the Inn. The nearest stations are the Tozai Line and Sanjo Station, about a 15-minute walk away. I booked a first-floor room, which had no view, but that wasn't an issue for me. The room was small but practical. The shower and toilet were separate, and the sink was located outside the bathroom. There was also a convenient mini-fridge, and the air conditioning worked perfectly. While the beds weren't the most comfortable, I still managed to get a good night's sleep. Additionally, there is a Yamato service next door to the hotel if you wish to send your luggage to your next hotel.

Since I had already read some reviews about it, I wasn't expecting a decent breakfast but it really isn't decent at all. I'd skip it and have breakfast elsewhere.

This hotel looks relatively spartan from the pictures, so at first I was not sure whether I wanted to stay there or go to a cheaper guest house, but it is in a great area, just a couple minutes walk to come really lovely shops and cafes, and it has bicycle parking for guests, which was really important to me. So I coughed up the money and I am glad I did. I would say the Prince Smart Inn is a modern lower budget tourist hotel with features of a business hotel - the small rooms, free breakfast, relatively spartan rooms. I liked the modern building and the downstairs seating area where breakfast was also served. There are coin washers and ice machines and vending on my floor, as well as a microwave. I missed being able to make tea or coffee in my room. The monsoon shower was nice, but communal bath for a hotel of this size would have been nice too. Although it was full of young-ish non-Japanese tourists, it seemed quiet and peaceful at night, and I got a really good nights sleep in the comfy beds. For me, one of the deciding criteria was being able to park my bicycle there easily, and I am glad I stayed there. I could go to Smart Coffee and Kyukyodo, my favourite shop, in two minutes, and reach a good bus stop in two minutes, too. Although there was jus tone member of staff, they were helpful - when I checked out, my luggage locker didn't unlock and I was in a bit of a fluff as I had to get to the airport. They unlocked it in two minutes, and I was able to stick to my schedule

Very little to moan about. No hot water to make tea or coffee. The breakfast has been criticised many times here, and indeed it is a small breakfast but the coffee was decent. Just see it as a tiny appetizer and take a good brunch later. Rooms are spartan, but the room pictures are accurate and despite the spartan rooms, the beds were new and the linen nice and fresh. At busy times you may get loads of loudly yakking foreign tourists so it's not exactly quiet and peaceful in the communal areas but that's not the hotels fault. It just seems to attract foreign tourists mostly so it can be a bit louder, but I appreciate Kyoto is touristy.
