Location was fantastic, right in the heart of all the shopping Kyoto has to offer and a short walk away from Gion district. It was very clean and the rooms felt quite roomy. We also liked the shared eating area on which we had a little picnic one night.

Very good sized room, extremely clean with very comfortable beds and a sofa/desk. Though it's right in the city, it's very quiet and everything worked well (shower, air conditioning, etc). Very good central location in the shopping arcades, walking distance to lots of shops, restaurants and sites, and easy to access public transport to go further afield. Washing machine/dryer was a bonus.

It's too far to walk from Kyoto station with luggage if you are arriving on the train - long taxi queues although they moved fast. Taxi can't get right up to the door, which also means that when leaving you have to carry your luggage to the Main Street and hail a taxi (but taxis are pretty regular).

This hotel's location was excellent..walking distance to plenty of shops , cafe, konbini stores ,the train station , Pontocho alley & the Kamo river .. excellent breakfast buffet which is great if you want to start your day early on a happy stomach as a lot of eating places around the area opens around 10am -11am .. the room is clean and in good condition.. staff are friendly and they allowed us to store our bags at the hotel before checking in and after checking out ,which was much appreciated ..I saw a laundry room and a smoking room at the lobby .. would definitely recommend to everyone

I love everything about the hotel; great location, a variety of breakfast, bed are comfortable etc. One thing needed to be improved is a manner of staff. As I travelled by the support of my government, I needed a proof of my stay. When I was asking a male staff at the reception about getting an invoice or any proof of my stay which is more official than an ordinary receipt (My organization call this type of document as "invoice"), a female receptionist with short black hair, who did not fully understand and followed the whole conversation because she just finished a conversation with another guest, told me that "We don't know the word 'invoice'. What you mean is 'certificate'. You should search in dictionary." Then, she ignored me and continued doing her thing at the counter without any further explanation. I was shocked by her manner. I am not a native English speaker, but I do not think my English is that bad. I graduated from a university in the UK and Kyoto University. (Sorry for bragging myself here. Just wanted to give readers background of my education.) At that moment, I admitted that I was using simple English sentences with her coworker because he could not speak English. Thus, I needed to communicate with him by using easy words. I clamed myself for 1 minute in front of hotel lift before went back to her and told her that her action is not acceptable. At that point she looked surprise that I could speak in full sentences. I then continued telling her that what she should do is asking for further information and try to help me getting the document from her hotel. Not looking into dictionary. Actually, I also showed her the word "invoice" from my phone. The term means "a list of goods sent or services provided, with a statement of the sum due for these; a bill". Guess what. What she answered was more shocking. She told me that she thought I could not speak and understand English.

We stayed in the themed ‘Kabuki’ room. It was a fun experience! Upon entering the room, you hear drumming and shouting sound effects, and the room decor is almost overwhelming! There were lanterns, sound effects buttons, and the beds appeared to be on a theatre stage. The room glows red at night. It was a large room, with the toilet and bathroom in separate rooms, and the sink in the entryway. The heating system was good. If you like an unusual experience, you’ll like the kabuki room. Note, the beds are very low to the floor. We used the laundry downstairs and washed/dried a couple of loads with no issues. Breakfast was great, and the staff were so welcoming. We felt covid safe using our gloves and having our temperature checked. The location is fantastic, right in the Teramachi shopping arcades. Stone’s throw to a 7-Eleven and a pharmacy. Security is good, requiring a room card for the elevators, which were always very fast. Front desk were friendly with some English and helped us forward our bags to our next accommodation.

We would have loved some English explanation on the various inclusions in the Kabuki room; we couldn’t read the sign to understand the significance. Pillows were a little thin and hard. A few more vegetarian options at breakfast would have been nice.

Well priced.Comfortable beds. Hotel looked to be brand new. Hotel is located within one of the busy,covered arcades downtown-which is great on rainy days . I appreciated that the windows opened. Yet-no traffic noise.Quiet at night.Black out curtains. Starbucks on the first floor. Strong wifi signal.

Check in and check out done all by machine,as is common in Japan. Hotel has no personality,but that's to be expected at this type of hotel.A place to sleep only.No public areas for hanging out. Hotel breakfast available in a stark room that resembled a high school lunch hall. But everything worked efficiently.Breakfast food was about 80% Asian,20% Western-which made sense because the guests were about that ratio. No gym ,no pool.

Interestingly and surprisingly, the hotel is in the middle of a shopping mall/arcade. I was surprised, but later super pleased when we saw how very conveninent it was. Noise was not a problem, rooms fine, clean and all needs met. We did not eat the hotel breakfast so I cannot speak to that. Staff helpful and very nice to deal with. Great restaurants all around, easy walking.

I could not tell the size of double bed when I looked online, which turned out to be queen sized, both for two of us in one room, and also for our friends who each had their own room. I had paid a premium for ours, and it had not been possible to determine in advance. We did not need the premium amenity of a coffee maker.

We booked the 'Kabuki Room' which was the only one in the hotel! Actually only booked this hotel because this room was so unique and charming! It turned out that it was a good choice of hotel, anyway, as very nicely located within the shopping arcade and not far walking from 3 different lines of station. Also close to the food market and the river and lots of restaurants as well as a lovely Art Museum nearby. Depending on one's fitness, it was also close enough to walk to a lot of the attractions like Kiyomizu-dera Temple via the river path (40 mins or so) .

Breakfast room was rather crowded. Despite the beautiful bedroom, it had no view (so kept curtains shut) . There were also some cleaning issues within the room - because of it's uniqueness, the bed over covers were dirty and looked stained and unchanged for many months.

Really excellent location right in the middle of the covered shopping streets, right by a 7/11, extremely close to everything you could need so very convenient. Staff also very nice and check in/check out easy.

The lobby and public areas are beautiful and clean, but our room whilst a very good size and did have a bath was dated, not very clean, and the bed linen had a lot of stains and was quite old. The old stains and bad quality of the bed linen really surprised us considering the type of hotel and price, but we paid for location we know. Really really uncomfortable rock hard beds and an even harder pillow.

The staff were very helpful during check-in and when arranging for luggage forwarding to our next hotel. We liked the location inside the Teramachi covered market, it was always easy to find a good restaurant. It was also convenient to several bus stops and subway lines for reaching all the major sights. The soundproofing is quite good; with the window shut, I couldn't hear any noise from the market outside, and slept very well. (However, one night I could hear another guest using the TV in the next room.) Although the room was small, as expected, the lounge space on the second floor was really wonderful. It was a good place to work with our laptops and enjoy free coffee and soda.

While the cleaning in the bathroom was good, there was a lot of dust in other parts of the room.
