Clean. We have a 4 yo child travelling with us so we had 3 single beds. It was consider spacious with 3 single beds but luggages would need to be open and close alternately due to space constraints after 3rd bed was in.

This is my second time staying at this property. First time was 2017. I remember it was quite good so we rebooked again this time. However, when I asked a staff on the day we check in to help us book a restaurant because the restaurant only speak Japanese and only accept phone reservations, front desks said they cannot help us because the day we want to book for restaurant is when we left the hotel. The very same day of check out. I always remember Japan as great hospitality and courteous towards anyone but was very shock with a straight “No I cannot help you”

This hotel is well located. If you come out and turn right you go straight into the covered shopping streets with multiple small stalls. A few blocks and right into Nishiki Market. The location gives an opportunity to beat the crowd to Nishiki Market and enjoy it without the crush of other tourists. If you turn left you can cross Sanjo bridge and are into Gion which is the older more traditional section. I like the location b/c gives you access to fun things and the subway and busses and options for walking. Rooms are clean.

It’s on a Main Street. On the 3rd floor hotel room facing the street there is unavoidable street noise.

The hotel and location were excellent. 10 min walk from anything. 7 min to train station. Right by the river which is excellent for food and relaxing.

Our reservation was for a bedroom that slept 3 persons. The booking only stated 2 people. At the front desk we said we would pay the difference of the additional person to be added to our room for tax purposes. They strong-armed us into purchasing another room on the spot for 500 dollars for 3 nights. We did not let this affect our trip at the moment however; in retrospect, this was simply not the level of service I was expecting. English skills were lacking to say the least at this location, specifically.

The Royal Park Hotel is well situated in Kyoto. There are plenty of bus stops around the corner that connect you with all important sights in the city. Additionally, there is the Sanjo Station with two metro lines (4 minutes walking distance, approx. 400 meter). There are several restaurants in the vicinity and the entrance to Potocho Alley is 5 minutes away. The Sanjo Meiten-gai Shopping Arcade with a lot of restaurants can be reached in 2 minutes; Nishiki Market is also very close (10 minutes by foot). There are several convenience stores along the street. The staff was very welcoming and helpful. There was an issue with our room that they took care of immediately. We receive a room upgrade we very much appreciated. Our new room (Deluxe double room) was located in the upper levels with a front street view. The room matched the descriptions and pictures advertised. There was a big window that allowed for unobstructed views over the houses opposite the hotel. The window could not be opened but there is a spot of ventilation to the outside. Even though the room was facing a big street the room was super quiet. The room was quite big, and there was enough space under the beds to store our luggage. Both beds were super spacious, however, a bit hard. Front desk staff assited us with additional bedding to soften the matress. Overall, we slept quiet well. The airconditioning worked well and did not distrub our sleep. The bathroom of the Deluxe double room was the best we had during our trip. It was very spacious with a separated shower/bathtub area. The shower was super nice; we loved the water power. There was a small fridge, water kettle, cups and glasses provided. In addition, there were several amenities (coffee powder, tea, shower gel, shampoo etc.). The daily cleaning of the room was very appreciated.

Unfortunately, the room was very dusty and we would have appreciated a bit more cleanliness in general. We would have loved to have a closset or a dresser to store our clothes. There is a restaurant within the hotel but it was difficult to find out what the menu/prices are; front desk staff is unfortunately not well informed regarding the restaurant. The breakfast was ok-ish, but not up to the standard we had in other hotels. There was not much variety of breakfast options, and not enough options for vegetarians(!). The breakfast was quite expensive and in our opinion not worth the price.

Hotel staff was very professional and attentive. They helped with luggage forwarding, calling a taxi, and making restaurant recommendations. The hotel is perfectly situated close to shopping, Nishiki market, restaurants, and subway stations. I read reviews where there were complaints about the hotel breakfast. Given the bakery next door and other restaurants, I could not care less about their breakfast options. The hotel had coin laundry available, but more machines would be great, because often you had to wait for a washer to be free.

The room was a little small and more rectangle than square, but it was a great value and I'll happily return.

The staff were so welcoming and helpful. They all spoke a good level of English for what needed to be communicated. Everything was very clean. The breakfast had a nice number of options, only some things being switched out each day. The room was a decent size for a hotel in Japan. The laundry room was very handy and reasonably priced (if you don't have change you can use an app to pay and track the progress of your wash). The location of the hotel is perfect, right next to a nice shopping centre with great food options, a taxi stand is just around the corner from the hotel, and a train station is just a 5 minute walk away. Also, the Kamo River lined with restaurants and places to sit by the water is a stone's throw away. We really enjoyed our stay here.

The hotel's location is fantastic, very easy to walk to tourist attractions and it's surrounded by restaurants, supermarkets, etc. The hotel is clean and the rooms are a good size, the shower is spacious, the beds are comfortable and it's quiet. There is also laundry in the premises that costs a few coins. I very much like this hotel, and we'll definitely come back.

There is a bar in the lobby area, my husband and I went for a glass of wine before going out for dinner, and they charged us a cover fee of 600 yan pp. I was in disbelieve because we were guests of the hotel, they should not have charged us. We didn't go back to the bar. So be aware!

The location of this hotel was amazing - right in the middle of everything - shopping, food, subways, bus stops, etc. It was so convenient to be able to come back and for midday rest between morning and evening sightseeing. We were a family of four and booked 2 adjacent rooms (we made a request here on booking.com for the adjacent rooms and they fulfilled this request). The room was simple, clean and enough space for two people with two carry on suitcases - it wasn't luxury, but definitely very comfortable. We had the breakfast on one of our morning stays and it was delicious - mostly eastern options, with some western fare (yogurt, french toast). It was great for adventurous eaters like ourselves.

The hotel is in a central location just two blocks from two subway stations. Plus, it was a great value! There is a great boulangerie and café directly next door, with great coffee, croissants and other breakfast items. There is also a restaurant in the hotel. The staff was very helpful and proficient in English, making it a great choice for Anglophone tourists. The building felt new and modern, and was very quiet. The bed was very comfortable, even more so than my bed at home. After long walks around Kyoto, I relished getting back to the hotel to rest and recuperate.

Only one very minor, picky thing. Our room didn't have much of a view through the window. We could not see the sky --only windows of other interior-facing rooms. Obviously, not all the rooms are limited in this way. Perhaps this is why our five-day stay was such a good value!

The staff were exceptional and friendly; they welcomed our stay here and appreciated all the help. This includes helping to get a taxi and contacting the restaurant to help accommodate our needs with allergies, etc. I will definitely come back again here.

The Onsite Laundry was limited, so do it ahead of time. They didn't have enough to accommodate everyone's needs, and some didn't dry their clothes soon enough. I would suggest providing more laundry units and having a policy to deal with customers who sometimes leave their clothes in the laundry unit. I had to wait very late at night to get their clothes done.
