Nice hotel property. Staff are nice and attentive. Clean. Good-looking. All basic toiletries are provided as well as air-conditioning, hair dryer, a couple hangers, an optional robe/dressing gown, tea kettle, mini-fridge, mugs. (Weather happen to be good when I stayed, so I don't know if A/C works). Internet was good most of the time. Went out or super low signal a few temporary times. Comfortable bed. Hot and cold water. They provide drinking water. Microwave on the 1st floor in the lobby. Washer and dryer on the second floor. Good location close to restaurants, shops, bus and subway stops. NOT near JR station, so if you have a JR pass, this hotel is NOT applicable. I posted photos on Google Maps.

There was a flowing pipe sound or high-pitch machinery sound that screeches and goes on and off all day and all night. It's not particularly loud but it is definitely a noise you will notice. The water pressure is very very high (which I believe contributes to the flowing pipe noise) and the bidet is uncomfortable and loud. The toilet flush takes a long time. The faucet (sink and bath) pressure is high/strong and water sprays at you. The step up to the bathroom is quite high. I hit my foot and knee several times. NOT near JR station, so if you have a JR pass, this hotel is NOT applicable.

Great location close to subway with underground mall with supermarket and good fresh bakery. Also a good Fresco supermarket a 5-minute walk away that has a nice ready-made food selection. Walking distance to some of the top sights and evening spots. It was my first time in Kyoto but I often thought I lucked out with the location. The area is more happening than the one around the main Kyoto station.

There was some street noise in the room. In a building like that, not for from a busy road, you really need double-glazed windows. It did help to slide the wooden panels in front, but still.

I liked that the towels and night wear were changed daily. The room was a good size for five people (tatami room) and it had a fridge which was very useful. The location was good. The desk staff were polite and very helpful with Yamato forms for forwarding my luggage. The cleaning staff were lovely and cheerful. Everything you need is provided which is very useful when travelling with children (toothbrushes, nightshirts, slippers, razors, body wash etc etc). I would stay here again!

The laundry room is a nightmare. There are nowhere near enough washers or dryers, other guests were dominating the machines and being very rude (which isn't the hotel's fault). But don't count on getting chance to wash or dry your clothes here! The room smelled slightly of soup at all times and I couldn't work out why, it was clean. My biggest issue was the futon beds, thicker ones would be better, they were uncomfortable for nine nights. I would stay here again though. Also one evening there was constant banging from below all night, the reception said the room was above a convenience store and they were washing the floor?! No one got any sleep that night, it was awful (room 205).

1) Staff was courteous and helpful -- Togoshi, Yu, Sunil -- and guided us well in terms of getting around and sightseeing in Kyoto. 2) The concept of an amenity bar from where guests can take what is required works well. 3) Appreciated the casual wear (to be worn in the room), which means one need not carry this from home and can travel light. 4) Good location, close to several bus stops and not far from the metro station.

We were told at check-in that the room and bathroom would not be cleaned on a daily basis. That may be good from a sustainability angle but not from the point of view of hygiene. Cleaning was done for us when we requested it, so that worked out well.

My travel buddy and I happily spent 6 nights here. It was small as most Japanese hotel room are but it was comfortable and cozy with just right twin beds. Housekeeping brought clean towels to the room, emptied the trash and and put bottled water in the fridge every day and did a full clean every third day, which was perfect. A big plus for us was coin-operated washers and dryers. The location is quiet; the building is set back off a busy main thoroughfare but in the heart of the action. A subway line, taxis and numerous bus routes are steps away, or you can walk to shops, restaurants and sightseeing. All this at a bargain rate. I highly recommend this place.

Wish the room had blackout drapes. The curtains were sheer and the early morning sun woke us up sooner than we wanted,

1. Location. The location is one of the best! I was able to get everywhere I needed to. It was really close to a subway and a few bus stops. Using Google to navigate is a must as well as getting a "suica" card. You can get those at the subway stations. Also, it is next to a "Family Mart" so you can get some necessities really easy like bottled water! 2. Room. The room I chose was small. That was to make sure I stayed out and did stuff most of the day. It was a really good room. The bed was FIRM. The AC unit is universally set to heat or cool. This means that in the summer it is set to cool and you cannot turn the heat on. But you can lower the cooling to make it comfortable. The comforter in the room was thick and heavy. It made me hot really fast. The toilet had a bidet so that's a plus! The room also had a refrigerator, hair dryer, and hot water kettle. 3. Clean. I didn't have any issues with them cleaning the room. To be honest, whenever I temporarily came back from visiting different temples, I always saw them cleaning room. 4. Amenities. They do have a washer and dryer that has it's own detergent. I was able to use this with no problem. It was like 200yen for washing and 100yen for drying. Both Japanese style so afterwards, your clothes will still be a little damp. Downstairs, they have the stuff that you might have forgotten to bring like a washcloth, toothbrushes, eye mask, cotton swabs etc. etc. for free. 5. Staff. The staff was very friendly! I only interacted with them twice. 1 was checking in and the 2 was when they asked how clean my room was. Checkout is just dropping the keys in a box.

1. Location. The hotel doesn't have parking. If you live in Japan, take the bullet train! It is much faster than driving and you end up saving on tolls and parking! If you drive, there is a parking lot nearby; 京阪パーキング三条駅前. 2. Room. The walls are thin! Please be courteous when moving throughout the halls. But to be fair, I didn't have any issues. :D.

Good location with a 7eleven and family mart close by for breakfast (no breakfast at this property). Metro and lots of shops also nearby. Taxi rank out on the main road. We stayed in a king room and it was so worth it for the extra space! Staff were super friendly and helpful in sending our luggage onto our next hotel and whenever we had questions. Lots of toiletries available. Laundry is a separate washer and dryer and were available when we needed to use them. Hairdryer, fridge and kettle in room.

The staff was super accommodating when it came to my early departure and modification of booking while checking in. They helped facilitate the change through booking.com. The hotel is super close to key markets and Gion (10 min walk) with a good bus and train network for you to go elsewhere. The bus and train stations are 5-10 minutes away max. Kyoto Station was 10 minutes ride away by taxi (would take 1200 JPY if you decide to take a taxi to kyoto station). The room was bigger than the average room we stayed in while in Japan with chairs, fridge and electric kettle provided. The bathroom was clean. However, it is an old hotel that has been refurbished and that shows in certain areas (lift, toilet, carpeting)

*Great English speaking staff that are very helpful *Hotel was accommodating to arrange rooms beside each other *Hotel accommodated our early delivery of luggages before our check in *Strategic location! -Near shopping street for unique find shops and restaurants -Near Uniqlo. GU, Loft store -Plenty of bus stops for easy ride -Lots of taxi Walking distance = Gion. Pontocho alley. Nishiki Market -Near a grocery store in the area *Extra hotel service - with brochures, maps on reco tips form hotel to guide you on where to eat. To shop... *Love the lobby area - Relaxing and cozy with nice music. You can have a light meal in their grand long table, rest and chat without going up to your room.

We had a nice stay, location was great! 7/11 just around the corner. Staff was helpful, the room was comfortable. We ate our konbini food at the lounge every day.

I wish there was more space in the room to hang clothes for drying, like coat hangers or a line. The laundry machine did a decent job with drying but still needed some extra time in the bathroom overnight. The window was opaque, no view no weather updates, but was not too bad since we were barely home 😄
