Excellent value for money and we enjoyed our stay here. The hotel is very clean, and our room felt enormous (especially after getting used to small Tokyo standards). Location is convenient - one subway stop away from Kyoto station and many bus routes nearby. This is in a slightly quieter part of town but still just a 10-15 min walk away from the downtown/shopping area. They provided drink tickets for the downstairs bar every night, which was a nice bonus. We did not buy breakfast with the room - there are plenty of convenience stores nearby, as well as a Komeda’s coffee (which provides a small free breakfast with purchase of a beverage) just down the street. Others have complained about availability of laundry machines but this was not an issue for us. I also appreciated that there was an option to pay for laundry with Suica card!

I was a little disappointed that the bath/sauna facilities were only open in the morning and evening. As we were staying in the middle of July, there were a few days that we only went out in the morning and evening, and rested inside the hotel in the afternoon during peak heat hours. It would have been nice to have those facilities available in the afternoon.

Very modern design leaves nothing out. From the moment of check in, you know you are in good hands. The rooms are well appointed and nightly complimentary drink at the DJ bar is a nice touch. The property boasts both a steam sauna and different hot bath spa alternating days for men and women.

For some reason, check in is at 5 pm, but not to worry, you can drop off the bags and spend the day touring. The upside of this is that check out is also rather late at 2 pm

Very well placed , super modern and very comfortable

You guys need to do something with employees level of English. If you are an hotel and most of your host are from abroad please you need to have employees that speak English properly. Also the fact of uploading all of the family members passports just to lie the check in doesn’t make sense. We are a family of 5 , I understand my wife and I to upload the passport but why the hell my 5,9 or 10 years old kids need to upload and complete that process. They are minors

The staff at reception were very welcoming and helpful, which is not always the case in large hotels in Japan. You can choose from pancakes, English breakfast or sandwiches for breakfast with some other options from buffet, which was tasty and plentiful. The spa facility was nice, clean, not overcrowded and tattoo friendly!

There was a metro and a bus station nearby, but it was not so easy to get to the city center. So we always preferred to walk about 20 minutes rather than go by underground with a change, which would take the same time. In the evening there is bad traffic in the downtown town, so a bus would not save any time either.

The location is good for sightseeing and walking around the hotel easily. Rooms are spacious and so comfortable for sleeping. The staff were really helpful during check-in and helped us to send our luggage to the next hotel. we are a big family who came here with 18 people we requested a room to connect or close together the hotel are provide that the best.

The location was great—just a 10-minute walk to Nishiki Market and the Samurai Museum, and about 25 minutes on foot to Gion and the Pontocho area. The famous Ninenzaka and Kiyomizudera area is also easily accessible with a short 15-20 minute bike ride. Plus, the hotel provides bike parking, making it convenient to explore Kyoto. The bath and sauna area was another highlight: very new, clean, and incredibly relaxing. They are separated for men and women, with access alternating each day between the bath and the sauna, allowing guests to enjoy both experiences during their stay. I also loved that they provide everything you might need for a comfortable stay, including pyjamas, slippers, and a full set of toiletries.

The breakfast was quite disappointing, as it didn’t reflect the usual high standards of Japanese cuisine. While there was a good quantity and a mix of Western and Japanese options, the quality didn’t seem to be the priority. Unlike typical Japanese meals, where you want to finish everything, this one felt underwhelming. Additionally, the check-in time is quite late at 5 PM, which might be inconvenient for some travelers. However, they do offer lockers where you can securely store your luggage until check-in, which is a helpful service.

Really nice location 7 min to GOJO and 15 min to Shijo. Really good sound insulation so you barely hear people’s noise from their room/ corridor. Also quite clean.

Stupid design of having the basin out of the bath room. Every time anyone in the family uses the toilet at night, everyone in the room would be disturbed cos you can hear so clearly of them washing their hands right next to the beds🙂🙂🙂. Like why stop at the basin? Why don’t we install the toilet next to our beds as well so it’d be a real prison cell? In the end we had to make everyone wash their hands using the shower head in the end so we could sleep…

- Staff were lovely and were super helpful when my boyfriend wanted to organise a surprise birthday cake for me. They even gave me a small birthday present on check out which was very nice. - Room was spacious, beds were very comfy, bathroom was lovely and stylish with good water pressure. - Loved the happy hour and DJ initiative in the evening. - Spa and breakfast were also nice. We loved the provided PJs for use to and from the spa (note: men and women have access to the facilities on alternate days). - Location was good, walking distance to metro, close to the bullet train station and Ubers easily able to locate hotel.

Note: the hotel use an outside agency to handle lost property, which charge *A LOT* of money to ship anything to your home country, if you don't accept the high price, they incinerate your items, so triple check you've got everything before you leave so you don't end up in the situation we did.

The service was excellent. Service staff were attentive and they had a dedicated secured area for storing your suitcases before checking in, if you arrived early. The room was clean and the staff responded quickly when the bidet didn't work and fixed it. The large public bath available to guests was fantastic. Location was about 5-10 minutes walk from the nearest train station.

The room was incredibly dark and the lighting was insufficient in the critical areas. This was a particularly large issue given that there was no natural lighting as the window faces directly into another building. The room was average size in Japan but it did not feel like the space was utilised well. The blanket was too warm for the room.

The family suite is exactly as pictured and is perfect for a family of four! The beds were super comfy. The location and vibe is great.

The checkin experience is rather clunky and impersonal. It reminded me of a self serve supermarket. The laundry service is ridiculous and a waste of time. The machine doesn't dry your clothes as although the TV in your room display the status, it doesn't tell you how many are lining up before you and if the prevpwrson has collected their clothes. Sequence are trying to show transparency but the system needs a rethink. perhaps a booking system would work better.
