The two owners are very nice and attentive, and the place is like a little corner of paradise. The surrounding area is very quiet and you definitely need to use your own transportation to get to the center of Tulum or the Zona Hotelera. I love how it was far away from the frenetic traffic zone of central Tulum. Also if you are planning to do a tour of Sian Kaan, make sure you ask the owners to book you in to avoid scams in central Tulum, and ask them for the ethical tour agency, not easytours.

I would maybe put some mosquito nets on top of the bed, or maybe some citronella to burn in the veranda.

Trece Lunas is a hidden gem in Tulum, and Martina and Gaston could not be better hosts. The place is magical, a bit off the beaten path in a new area of Tulum, still surrounded by the jungle. The rooms are spacious and decorated with great style, as the rest of the house. Trece Lunas is the ideal place to relax, enjoy the nature and the company of other guests by the pool. Again, a special mention to the hosts Martina and Gaston who greatly helped us after we lost the keys to our rental car, allowing us to stay after check-out as long as we wanted. Thank you guys!

Accommodation was great, very nicely decorated rooms. beautiful garden with pool, nice owner Martina. We really enjoyed our stay. This is not a complaint: Accommodation offers a variety of trips, we chose the Bacalar trip. The trip is organized by a travel agency that is not connected to the hotel in any way. The guide did not speak English, we had to be translated by other participants who spoke a little broken English. While sailing on the lagoon and then swimming, our trip was interrupted by soldiers because our driver didn't have documents. we had to head immediately to the coast, so we didn't go around the bird island. So, if you have a car, organize the trip yourself.

It's a pity we didn't stay longer :( Worse road to accommodation, I recommend SUV :)

Incredible "hotel" which is not like any hotel but isn't a BnB either. The owners are living in one of the suites and the communication with them via WhatsApp was excellent. The check-in doesn't need you to meet or talk to anyone (the door code is sent via WhatsApp). The room was big and included a large kitchen with a fridge. The location is a bit outside of Tulum in an area with a lot of new development. Waking up in the jungle with bird sounds was incredible. Very quiet location.

The road is not great but it's honestly not that bad. You do not need an SUV to go there. Any type of cars will do as long as you drive slow.

The apartment was stunning. the thing that stood out the most is just how immaculate and clean it was. the cleaner came daily and changed towels, made the bed and even did the washing up! It was perfect in every way. So cosy, that we would have been happy to never leave the apartment. There was Netflix and good kitchen amenities and the outdoor area and pool were gorgeous. The host was very kind and helpful.

It’s off the main roads and taxi drivers don’t like driving down the bumpy roads (although they will take you), so having your own car would be more convenient (more so because taxis are also expensive!). Toilet is sensitive so best to throw toilet tissue in the bin but that wasn’t really an issue.

Amazing place, a little paradise once you have reached it. Enormous bed, perfect kitchen, private terrace, all the rooms downstairs were super private too thanks to the beautifully arranged garden...

Getting there! Quite the bumpy ride, regular roads and streets end a few blocks away and the whole neighbourhood is a random and wild construction area. Definitely need a car when staying there. The top room was also exposed to a very noisy group partying two nights in a row on the other side of the road but this can only be exceptional we imagine.

Martina and Gaston were wonderful hosts. The apartment was so relaxing and clean. I loved the early mornings, relaxing in the hammock with a book. We bought beers from the shop and had some in the pool in the evening. We visited cenotes and the beach and Palma Central which was the best for dinner! We would stay here again in a heartbeat.

We loved the fact that the location is more off the beaten track, it made our trip more adventurous. We hired a scooter from Martina for 3 days (luckily it was available) which was the most way perfect to get around and easier to park at the beach car parks. The shower did leak a little so had wet feet sometimes when using the toilet.

Host was very kind, when we arrived a bit earlier then planned we were allowed to do a early check in. Studio is as on the pictures, spacious and comfortable. Host gave useful tips.

On the first day of our stay there was no hot water. We communicated this to the owner but had to wait till the next day for this to be fixed. Just across the street is a big private villa that was rented by a partygroup. Maybe we were unlucky but our last night we barely slept because of all the noise there.

once you enter the facility, it felt like a little oasis in the middle of the construction sites. the pool was really nice and refreshing, the outdoor kitchen is a plus. it feels cozy :) the hosts were helpful and responsive.

there are construction sites everywhere around that area and the roads that brings you in and out of the facility were flooded and really bad to drive on. bathroom could take a few updates, the hot water did not work most of our stay.

Clean, accomodating hosts, a nice pool for an afternoon dip. Quite and chill area to relax from the Tulum stress.

Its a bit hard to get to even with a car as the road is very bad. The rental place next door, casa veleta had a party one of the nights and you could feel the base vibrations. But I must say the rooms are really well insulated if you close all the windows. And the hosts called the police right away on the offenders which made them quite it down partially.
