Loved the room and all of the decor. Sylvia is an excellent host, speaks very good English and it is a well run family business. Good wifi in the room and shower was very good. There are scooters and bicycles to rent here. We walked the 10 or so minutes to cenote Zaci. The dinner we had in the restaurant was absolutely delicious! Having access to two pools (there is one right in the restaurant as well) was a great addition although we didn't end up using as we visited two cenotes in the area. There is a very good breakfast which I forgot about the first morning so make sure to avail! Fresh fruit, breads and savoury dish available. The fresh watermelon juice was delicious! We availed of a private taxi tour through Sylvia which was amazing as we were able to beat the major crowds to Chichen Itza and Cenote Tsukan (we almost had it to ourselves). Would highly recommend Casa San Juan to anyone staying in Valladolid.
There is a rooster that seemed to crow all day and all night if you are a light sleeper definitely bring earplugs. This didnt bother me but I did have earplugs. The location is very good but because the sign with the name written on it only faces the direction of traffic (it's all one way for cars) we walked past it while walking once or twice. If you get a Mexican simcard it would make navigating the town much easier.

The rooms were beautiful and new, very comfy beds. They had an omelette station! The free breakfast was very nice! I liked that my car was inside the property. It feels like you are in the jungle, specially with the birds singing in the morning. They have a nice restaurant there, we got the pizza two nights in a row, it was inexpensive and wood fired! They also have a stingless bee colony by the reception area.
There is roosters nearby, but this is the same everywhere you stay here. I wish they didn't play music for breakfast. It's so nice to hear the incredible wild birds in the jungle.

We stayed only one night at Casa Juan after have been the whole morning in Chichen-Itzá and were happy to find a friendly, comfortable and clean Hotel. We enjoyed their restaurant which has excellent food at very reasonable prices. Also had a bottle of good Chilean Merlot which help us relax after visiting the famous Maya ruins. Next day after a quiet night our included Breakfast Buffet was quite a treat with fresh fruit, juice, eggs, panqueques, chilaquiles,etc…Checked out and took a 50 pesos Taxi to the bus station so we could get after 3 hours to Holbox
Their location is a bit far from Downtown ( about 7 - 8 blocks) ,the area is a local neighborhood but very safe and gives you a chance to observe their reality.

Nice welcome in English. We had very limited time in Valladolid and Silvia arranged a tour for 4 of us in a taxi with Manuel who was brilliant. He drove fast but safe and thanks to him we managed to visit two sites and cenotes in one day. The room was clean, just all right for a family with 2 kids.
Breakfast was not so good and I'm sorry to say the staff was not cheerful. Kids barely ate anything. Coffee was awful. The next morning my family didn't even want to go for breakfast at all. I recommend having an omelette if there's going to be someone to make it for you.

A very good hotel for a short stay. We stayed there for 2 nights. We chose it as a base for exploring the city and the surrounding area. Our impression from our stay is more positive than negative. Very good breakfasts and free parking (which is probably included in the price).
No fridge, it is always nice to keep a couple of bottles of cold water. Quite strong sewer smell in the bathroom. Maybe it was temporary and we caught it for such a time, but it was disturbing nonetheless.

Sylvia the lady at reception was absolutely incredible. She was so helpful with all of our questions and letting us store our fruit and water in the fridge at reception. The room was super beautiful and spacious. The breakfast buffet was a great selection.
One of the male staff members pelted rocks at dogs during our breakfast, terrifying the dogs and angering us greatly. I was also repeatedly told I was not allowed to have breakfast if I wasn't wearing a mask despite me showing a medical certificate as to confirm my exemption from wearing a mask. When I did not comply because of my genuine medical reasons I was met with cold attitudes from the workers and had the same situation each morning which became very tiring

The location is super! In 10 minutes you walk to the center. There is free parking on the hotel property in front of the apartments. The people are very nice and friendly (but only speaking spanish). The room was big and a great working AC. The breakfast had a lot to offer (even watermelon juice) which was great, even for multiple days. The hotel also has a restaurant, we didnt eat there but is was packed with people every night so the food must be good.
If you speak Spanish, this wont be a problem but we could communicate with the staff properly. The beds are hard and there are roosters next to the property. We didn't make use of the pool because it didn't look that clean or welcoming (the pool at the restaurant looked better).

Food was delicious and generous, I think the best 'empanadas" I've ever ate were there, freshly baked! Staff very nice and ready to help for everything. At night the place is super quiet, so if you are looking for a calm place this is the one.
it would have been great to have internet on the little house. We did not have an Argentinian cell phone, so we were limited on communication with no wi-fi, but we understood we were in the Campo.

Great accommodation for exploring Valladolid and surrounding areas (incl. Citzen Iza and Cenotes). Very spacious and clean room with excellent bed. Good breakfast buffet to kick start your day!
Skip the coffee at breakfast (the worst I had in Mexico) and go for a nice coffee in the city center. If you do not have earplugs you will need the coffee because of the roosters that start @ 5:00am

Casa San Juan is not exactly central, but it's easy walking distance to the areas of historic interest and has secure parking available. Rooms were fine and we enjoyed our stay. Breakfast buffet was available from 7:30, but we left soon after 7 to get to Chichén Itzá when it opened at 8; we were able to pick up some fruit and muffins shortly after 7, which was appreciated. There's a restaurant attached to the hotel, which seemed quite popular with locals and served a reasonable variety.
