Breakfast was good, different main part every day. The place consists of several buildings around a good sized yard. The plants in the yard are beautiful, guests have access to various places to sit, including hammocks, and a small pool. Parking is in one section of yard. The owner's extended family lives there also and shares yard and outdoor kitchen. Some of the owners speak English and are giving good advice about local sites and events. Friendly staff.

One issue was a neighbor's loud music on weekends. Breakfast is at fixed time at 8 am with little variability because the helper staff arrives at 7am. Only an issue if you want to leave early.

A small family-run hotel in a nice neighborhood adjacent to the convent and just around the corner from the park, and easy walking distance to the busy city center. Lots of restaurants and shops close by. The owners spoke limited English but were kind and helpful. Rooms were clean and spacious, though a bit sparse. Simple but good complimentary breakfast served in the garden area each day. Secure parking on the property.

Some street noise during the day, but it was quiet at night. The garden view rooms are adjacent to the area where breakfast is prepared and served, so it was a little bit noisy first thing in the morning.

Casa Xu'unan was an oasis in the middle of the day and quiet at night. It was perfectly located near the convent where we could watch the light show and the cultural performances. My husband borrowed a bike to go to the cenote in the center of town. All of the restaurants were within an easy walk, as was the bus station where we departed for our next location. The pool and hammocks were a lovely bonus on hot days. The staff couldn't have been more helpful. Really loved our time here.

The green garden and the places with hammok. Also the pool is very nice. The road is a bit noisy, but at night it is quite. Also I think you can’t find anything quieter in the city centre any way. The hotel is very close to the highlight of the city, the nices colonial street with lovely shoos and places to eat and drink. Also the church with light shows every evening is around the corner. The breakfast they serve is great, very authentic mexican and each day diverse. We loved our stay a lot!

Mucho gracias to Miguel, Susi, and familia for our wonderful stay!!! We loved Casa Xu'unan and the family that runs the place makes it even better. It was a little oasis in Valladolid and felt very home-y. We loved the pool, hammocks, and beautiful garden, and it was super convenient to rent bikes for the day right from the place. The room we had was simple but had everything we needed and was really comfortable! We definitely will return here when we come back to Mexico in the future.

Excellent location - on a quiet street but very close to the convent and Calzada de los Frailes. Breakfasts made of local products were good and we liked the fact that they were served in the outdoor area. Rest in the outside hammocks was also a nice addition to our evenings. The hosts (Miguel and his daughter, as well as another person whose name I don't know) were incredibly friendly and helpful!

The room could use some cleaning. There was dust on some surfaces in the bedroom and hair on the bathroom floor when we arrived. Also, a bit too much wildlife for us - we found ants and cockroaches in the room twice. We were told they came from the garden which I think sounds legit given the fact we saw a roach outside, too. A nice little lizard was our neighbor as well but it didn't bother me at all.

We thoroughly enjoyed our stay! The location was private and secure and conveniently located to pretty much everything Valldolid has to offer but not on the beaten path whereas we did not encounter too much noise when we were ready for sleep. Our room was spacious and well equipped. The pool was refreshing and the gardens were full of color and life. The hosts were friendly and helpful whenever we needed anything. Breakfast each morning was simple but delicious and was typical regional fare, which we loved!

Our bed was a bit firm for my liking and would benefit from a 3 inch memory foam topper. The internet in our room was spotty at best and when trying to watch a movie on Netflix it would cut out so much to the point we gave up. The shower pressure could have been a little stronger and there was not much hot water available after my husband took a reasonably quick shower. I am pretty low maintenance in some ways, so this was not a huge ordeal and I made the best of it.

We loved our stay at Casa Xu'unan! The breakfast was excellent and a relaxing way to start each day. It was very walkable - we walked during our entire stay with the exception of one afternoon when we rented their bikes to bike to a cenote. All of the staff were extremely friendly and helpful!

Casa Xu'unan is a home away from home. We loved our stay, our room was extremely spacious and clean, we had our own fridge as well as access to shared kitchen facilities that allowed us to cook our own meals when not indulging in the delicious Valladolid cuisine. Walking distance (with a pleasant and charming walk) to town, delicious homemade breakfast included, and great outdoor fenced-in space. Kids could play and relax freely without us worrying. The hosts are a gem and contribute to making the stay as authentic Mexican as possible.

Loved this!! It might not look as much but BOOK IT!!! Miguel and Susi are like your abuela and abuelo. They’re so sweet, really wanna make your stay amazing. The breakfast is amazing, cooked by Estelle. The room gets cleaned every day!

Didn’t use the pool because there is not really an area to dry/sunbathe. Wifi doesn’t really work in the rooms, but we chilled in the hammocks were the wifi was great.
