The main building where the kitchen and lounge are, is clean and has everything you can think of for a pleasant stay. Bathrooms a d shower are clean. Our double room was as big as 2 beds and less than 2 meters in between, if you're visiting the caves and need somewhere to sleep, it's a good setup. If you don't want to cook, the cafe nearby has good food. We tried their boil up pie and breakfasts, we loved them the food.

Being close to main state highway makes it a bit noisy at night. If you're a light sleeper, bring earplugs with and you'll be sweet as.

The cabins were modern and the bathroom and shower facilities seemed super new and modern too. There was a large communal place which included kitchen and living room areas. I got hot water for my shower and the toilets were clean, with lots of toilet paper and paper towels. It can be noisy because of the proximity to the road but I got a back cabin so it was fairly quiet. You can ventilate the room via two windows with mosquito screens. The sliding door locks well and the front light and inside light work well. The beds were comfortable enough and the sheets were clean, although beds are not made. You receive the sheets and blankets and pillows and you must make the bed yourself. It can get hot in the cabin with the sun facing you, as such was the case in my back row cabin, but it gets colder after the sunset.

Only downside is that I encountered a couple ants on the floor of my cabin, but generally no big deal.

Brand new cabin with a nice outlook over the valley. It was nice and quiet even though quite close to the highway. Great coffee in the cafe much appreciated. Toilet/shower facilities were nice and new also and communal kitchen / the facilities were clean and well cared for. The old villa building is beautiful with a lovely deck to enjoy.

Very basic with just a bed in the room - would benefit from at least a shelf by the bed and a shelf under the mirror to put things on. And a chair would be nice! Basic condiments such as salt, sugar etc. which would be helpful for travellers.

Easy io find. Clean and tidy. Well equipped kitchen. Friendly and helpful staff. Charging points and shelf within each bed area makes keeping your phone etc charged over night a joy.. Massive Smart TV in the communal lounge.

Rooms were very basic and small. You can literally sleep in the room and that's it. Anything else you need to go to the communal area. Showers are in outside huts and the water runs all over the floors no matter how careful you are. So beware of leaving anything on the floor outside of the shower area because it will get soaked.

I had selected the wrong room (shared queen) on booking, but luckily they were kind enough to help me upgrade it with extra fee after confirming that the ensuite room have not been booked. The patio of the ensuite room was one of its best features; facing the farm and sunset. Take note that there were 2 heaters in the room. I made a mistake by mistaking it as fan and was walking in a very cold room on my first night in the cabin.

There were small insects that came into the room after the rain because I had left the window slightly ajar. Unavoidable since it is close to the nature and it was by no means unclean. Just something to take note of if you want to open the windows.

The staff was very friendly. Good food with some vegan options. The cabin was clean. No problems with Wifi but maybe because we were not many at the time. If you want to do the Legendary black water rafting co. Black Labyrinth/Black Abyss activities, the cabins are right next to the pick-up point. Car needed to go there or InterCity bus to Otorohanga (Big apple), don't stop at Otorohanga unless you're cool with hitchhiking.

Some little bugs in the shower/toilets but you can't really do anything about it with the door open during the day.

we used the cabin with private ensuite. it was just big enough for the two of us, and was warm and cozy. we loved that the cabin faced outwards onto a paddock and so you had beautiful views and didn’t have views of your neighbours. very private and tranquil. the common house was lovely, we used the lounge room to play cards.

the cabin could have had its own tv, but other than that it was great

Beautiful place, everything you would need the staff were super friendly, we paid for breakfast included and it was amazing and so worth it! Nice common areas to sit and enjoy - beautiful kitchen You can by your tickets for the excursions near by at check in

The add on breakfast was great, kept us full till dinner. The room was tidy and water pressure was nice.

There was a few little things that could make this better. We had no dish brush to do our dishes but there was dishwashing liquid. No spare toilet roll (we had a spare one luckily). There was also no hand towel in the bathroom to dry your hands. You have to open the sliding door to the bathroom slightly to open the shower door as a metal hook has been placed on the edge of the door. There was also obvious finger/hand prints on the walls that just need a wipe down and the blind could do with that too since there were a few bugs squashed on them.

It's basic but convenient and clean, there are plenty of individual showers and bathrooms. It's very close to the waitomo caves. Big kitchen and communal area, plus on site restaurant, pub and farm shop

The rooms are in porta cabins which gets very hot in the summer even with the fan on.
