my double room was huge as was the en-suite bathroom and both spotlessly clean the lady who runs the property was very welcoming despite just a little English spoken the property offers a complementary breakfast of toast and jams, bananas and tea/coffee there are bicycles that you can borrow from the property, mine was old but in good working order the bed was a little firm as is the Thai style, slept very well and a/c in my double was excellent. the property is just a 100m or some from the entrance to the central zone of the historical park and the other zones are easily reachable from the property by bicycle and this has to be one of the best things about the property as opposed to staying in new Sukhothai and travelling in to old Sukhothai each day. location is perfect for catching thru alms and blessing every morning at 6.15 am as well as the sunrise at around 6.40 am as the park opens at 6.30 am and then going back for an afternoon snooze to then watch the sunset around 5.30 pm old Sukhothai is a really sleepy little place in the evening but it has a real charm of its own especially as all the monuments are relatively close together. there is an excellent restaurant at the end of the road called Chanda’s Historical Garden that I ate at twice and heartily recommend too - ate there twice, very good portions and inexpensive.

The owners are very friendly. My bus had a delay, I arrived at 3AM and the owner woke up to check me in. I sent a message via the Booking.com chat in English to let them know I would arrive at night and they responded me within a day that it was fine and that they were able to check me in at night. The owners don't speak English, but this is not a problem as they are more than willing to communicate and help you by using an online translation tool. Once I had a small problem/question I needed their help with.. we communicated via our phones and she was able to answer my question, problem solved!! The room is big and everything is super new and clean! Location is excellent! Nice breakfast! 10/10

Make no mistake, this place is an amazing place. Location-wise the hotel is a 2 minute walk from the Main Street. From here you can see the temple in the lake and also the gate to the Historic Park. The hotel itself looks brand new. If you are from the UK think Premier Inn format. Lovely and clean, brand new bathroom, spotless fridge etc.. Every morning there is a squadron of cleaners doing their thing. Although not specified in the listing, breakfast was included . This is a simple make your own coffee or tea, do some toast or help yourself to some Thai nibbles. The lady owner was lovely and smiley and arranged our tuk tuk back to the bus station. There really is nothing to fault here and for the money paid a rediculously good find. Highly recommended

To be clear there is nothing that can be found to be at fault at this lovely place

Location is the selling point here, located less then 500 meters from the entrance of the historical park. They rent bicycles and scooters for the guests and also provide coffee in the reception area. The neighbourhood has a 7eleven, fruit and vegetable market, massage parlours and lot of local eateries. The hotel parking is large and convenient for personal vehicles.

The lighting of the rooms and public areas is insufficient and the beds are very old and rickety. No English speaking staff, the owners are kind but not of much help. No information at all about the neighbourhood and activities in the area.

You can reach the historical park on foot. It made me easy to go back and forth between the park and the hotel to capture the different moments of the ruins while getting rest in the hotel room. The shower has nice hot water, though the volume of water was a bit thin due to a small shower head.

The staff speaks mere English, so they use Google translation on the phone. You can still communicate basic things, but don't expect to get into detailed info from them. Wish there were an electric kettle to get a hot drink in the room.

Excellent location, very friendly operators, clean and comfortable room, water cooler near reception for both hot and cold water, total value for money. Close to historical park, bike rental, laundry, 7-11, and night market. On top of that, a simple breakfast is included!

Being a locally-run business, the operators don't speak much English. Suggest that guests use a translation app to help out. Because once they understand, the service is fantastic! Never stopped them from operating before!

No fuss. Very clean, modern, spacious rooms. Lovely decor and wooden furniture in the communal areas. Tea, Coffee toast & jams available. Plus miniature biscuits for guests to help themselves at breakfast. Was able to store my luggage and take a shower in the evening before night bus, despite having checked out at noon. The lady that owns/runs the place is quiet and very accommodating. She also guided me as to where to get my onward honey bus ticket and where to hire a bike. Excellent location.

Hotel location was fantastic - just off the main street with all its shops and restaurants, and only a few minutes walk to the Historical Park (which is an absolutely incredible place). The room was comfortable and the manager was really pleasant. Breakfast was coffee with toast and marmalade, but plenty of it, and although there was no kettle in the room, there was hot water available in the breakfast area all day. There was plenty of parking space, although it did fill up on the 2nd night as I think they had some group bookings. Overall a very nice hotel and we'll definitely consider staying there if we're in the area again.

Overall we really enjoyed the place, and only a couple of quirks which were a bit odd - like the shower drain being at the opposite side of the bathroom, so after you have a shower, you can't go into the bathroom again without getting wet feet - not sure why it's like that - just seems strange.

The rooms looked really modern and could be in any lovely hotel in Europe. The hosts were really friendly and welcoming. The air-con was great and we slept very well. Breakfast was toast, a choice of different spreads, biscuits and bananas with coffee. It was perfect for us! We loved the traditional/antique furniture in the communal seating area in foyer. The location is perfect; we could walk to the market, restaurants, bike hire places, the Friday and Saturday night market (really lovely with the sunset), museum and main area of the old temples. If you are backpackers then it’s not social but you might meet someone at the breakfast area. We had a great time and would stay again!

The place is located perfectly, very close to the Historical Park entrance, to the bus stop (direction Bangkok and Chiang Mai) and to plenty of bars and restaurants. The couple running the place are kind and helpful. The complimentary morning coffee and cake (technically breakfast isn't included) is a good start to the day.

The shower drain is located in a very unfortunate place, causing the whole bathroom to get wet after a shower. And there is no way around it...
