The staff I met were really pleasant and helpful (finding somewhere nice to eat - the recommended place (Sabeidee Thai) was perfect), and just a 2 minute walk away. There's a nice lounge area to chill in, and free overnight parking a 2 minute stroll. Location is great, with the seafront a 3-4 minute walk away, and the pier a further 5 minutes. The room was compact, and fine for me, bed was very comfortable. I believe one can arrange for breakfast by prior notification, but I chose to go to a nearby café.

My room was at the very top of the house, which was perfect for me, but might be a struggle for those less mobile (no lift) - would opt to stay in it, again, as I like rooms high up, and it was facing forward, and was quiet.

Joy was so friendly and helpful especially as I arrived late in the evening, exhausted after a very long journey. The location is perfect for the seafront , the railway station and the town centre. The room, bathroom and all facilities are impressively clean. The bed was very comfortable. I like that I can actually open the window. I found it to be quiet at night - inside and outside.

There was nothing that I did not like. In fact I have already re-booked my next visit.

See my previous review. Location, cleanliness, helpful owner - all as good as previously.

For me - Nothing to dislike. I’ve seen reviews complaining about the number of stairs - yes it’s true there are a lot to get to the upper floors and if you have big items of luggage you will have to put some effort into it. But the property is an historic building and advises that it has no lift so you have been warned. If a lift is essential to you then you need to book elsewhere.

I was made to feel so welcomed on arrival, Joy, is a very kind and considerate host, and my needs were met in a pleasant manner. I felt like a family member staying over for the weekend. Everything was on point from the room, towels, special additions (soap, cream, cotton wool), quality tea, coffee in the room, excellent WiFi, to be honest, i have stayed in many guest houses for weekend trips and i never experienced this exceptional quality and especially for the cost!! I am looking forward to returning to Eastbourne as The Berkley has a major input in this choice.

The location was good.

The breakfast room was down a long flight of stairs, it made it difficult for both of us, the room was very cold ..The shower was only barely warm in the evening and only hot in the morning.. Our room was up 2 flight of stairs which we only found out when we go the place. The Owner could not help us with our cases up the stairs... We also arrived early and needed the toilet but was told we were not allowed to go in before the designated time of 2pm after a 6 hour drive we were a bit desperate and told there was a Cafe near by...

We were warmly greeted by Joy, who welcomed us to the guesthouse. We were issued with a parking permit, which allowed us to park outside the property for a small fee. Joy was kind enough to orientate us and recommended nearby restaurants and pubs. We elected to have a top floor room (lots of stairs) and find the room to be beautifully decorated, spotlessly clean, and cosy. It was well-appointed with tea, coffee, toiletries, and a hair dryer. We attended the Congress centre, which was a couple of minutes walk from the guesthouse and then to the pub which was on the way back, for a quick drink. We would thoroughly recommend staying here and will definitely return. Thank you, Joy.

Comfortable bed, great shower, lounge area with books.

I was in room 12 on the sixth floor I was breathless after the 60 steps to get there as there is no lift. I’m a 77 year old.

Very nice guesthouse in a great location. Staff was professional and friendly. Room was spotlessly clean and equipped with everything we needed. It's possible to get a parking permit at reception which costs £3 per day.

The bed was uncomfortable for us as the mattress was very soft but this won't be an issue for customers who prefer soft mattresses

It is a lovely big house and spotless. It us also very central to lovely beach walks and plenty of restaurants.

The checking in period have a very small window. You have to check in by 7pm or risk paying a fine. I believe this was communicated to me when I booked in via booking.com but because I did not expect this, I did not notice. I would usually phone the property but was stuck at work. Just ensure you read the fine print which I clearly did not do and all will be well.

Location & room were good, staff friendly & efficient. My room was clean & comfortable. The only one downside for me was that my room was on the 4th (top) floor so I found carrying my luggage up & down all the flights of stairs quite puffy! The reason I was put on the top floor though was to try to make it less noisy for me from the renovations going on next door, so I quite understood. Was quite happy overall with the hotel & my stay.
