Excellent value for money in a great location overlooking the sea, town centre just 5 min scenic walk along cliff-top. Although the building is a little tired, the room itself is recently redecorated to good standard, good size, very bright and airy, clean. Strong wifi and many sockets, small desk, good TV. Standard tea + coffee facilities. Staff are friendly and welcoming. Hotel residents get discount on meals, the bar has a large beer garden. Secure car park 100m (paid; no access overnight).

No air conditioning could be an issue on a hot day with full sun on window, and no fridge - but this is a budget price. Some limited noise from bar garden and street. Not wheelchair accessible.

We had 2 rooms, the family room was great - comfy beds, spacious, table to eat at, and a separate bathroom! The double room was also very nice, with its own ensuite and window with a view! Both rooms were also equipped with a TV, kettle, water and coffee sachets/tea bags! We were also able to order food and have it delivered to the room - all in all a great stay!

Travelling in a group of 3 adults, it would have been better to simply book the family room, instead of a family room + double room - but Booking.com didnt give us that option (and the listing did not indicate that it was a family room - it was a double room standard + double room budget)! The hotel in itself - I have no negative comments to give.

This room exceeded our expectations for what we paid for a one night stay. Very handy for our connection for a tunnel crossing early morning also do a breakfast for early departure for a small charge.We arrived much earlier than we anticipated but check in was not a problem for a very friendly gentleman offered to help take bags to our room and gave very helpfull information.The room was spacious and spotlessly clean with all the usual kettle coffee’s,teas biscuits and sweets.Bathroom again spotlessly clean with a good running shower.Overall very reasonably priced for an overnight stay.

The room was very spacious and had plenty of room for the items we brought with us. The beds were a little firm for my liking, but the rooms were quiet and we slept fine even though the hotel is connected a bar that has loud music playing at night. The location is a few minutes from the seafront and shopping areas of the town, which was great. The hotel is connected to a bar and restaurant so you have a very close option for food/drink if you don't want to go far.

No major complaints. There were some small bits of dirt on the floor and dust around some areas but that wasn't a big problem.

we stayed here last year, we only stop overnight before going to euro tunnel. nice size room, with ensuite, clean comfortable, good value for money, nice bar down stairs, nice staff. no complaints Parking in the location is pay and display, but hotel has two spaces you can pay to stop on, which we have done for the past couple of years, which was just perfect...... they allowed our dog to stay as well

nothing about the property we can really dislike.

Very cheap, staff are very friendly, rooms were spotlessly clean. The location is brilliant - faded Victorian grandeur just off the cliff-top promenade. Parking is on street but the hotel will organise a parking permit for you (small fee) on arrival.

Building is a little bit shabby and in need of TLC, but I guess if they did it up they'd be charging three times the price.

Room was lovely and fresh. The staff were so helpful to everyone. The bar, garden area and live entertainment there is so great to have. Food is lovely. Location is nice and so close to the Leas hall.

The beds aren’t very comfortable. No breakfast facilities. Some of the bar area is looking a bit tired now and could do with an uplift.

Dog friendly, very friendly staff, very large room, very close to the channel tunnel, 10% discount at the downstairs pub if you are a client.

No mosquito nets, no car park, although we were lucky and could use one of the only two private pub spaces for £6. You can park for free in the street from 6pm until 8am. You check in via the pub.

We loved the location and the size of the rooms Lovely and clean Left to your own devices and although a late night bar, it didn't keep us awake

There are quite a few stairs for us to climb but if you are fit, that's OK We didn't have breakfast included and hotel didn't provide for us even if we paid. Parking was another issue

John is an absolute legend and frankly, if not for him I wouldn't have had repeatedly booked myself to stay there. John really pays attention to his customers and I hope he's as valued by the owners as he is by the customers.

There were a few wholes in the bathroom floor that led to the store below that would do with a bit of concrete to fill them up!
