The location was easily accessible by bus from the railway station. I don't drive, so I use public transport. There was a Tesco convenience store five minutes walk away. The area is a small estate of 150 year old listed buildings in good repair and quite impressive. There is a private garden area behind the row of houses, and the Leas cliff top walking area is beyond the garden. It was quiet at night - no noisy traffic or noise from people leaving pubs. The breakfast was mainly cold - cereals, yoghurt, cold meats, but I was easily able to obtain porridge every morning from the very pleasant kitchen staff. I had a "comfort" room, which was more expensive than the "budget" rooms. A double bed with duvet, a very adequate pine chest of drawers, touch sensitive bedside lamps and a very nice shower room with a large shower space. two shower heads. and plenty of room. The bathroom fittings were modern and immaculately clean. The hotel provided a bath sheet, very fluffy and thick, which I liked.
A little bit of neglect perhaps? The front door was old and shabby and I felt sorry for it! I daresay as it's a listed building they can't go to Wicks and just buy a new door. It would probably need to be bespoke and very expensive. There IS a lift - but it is clearly broken and out of use. I expect the cost of replacement is pretty prohibitive. It's a tall building with four floors - I would not like to have to carry luggage to the top floor because of the lack of a lift. A very kind staff member carried mine up to my room for me.

The position for the theatre fantastic view out to sea Wonderful old character building Very large room very clean sea view excellent bathroom comfy beds lovely and warm in a cold wet night Tea and coffee tray biscuits and a chocolate each 3 of us shared a room with plenty of space Very helpful person checked us in Inclusive breakfast was good value for the money we paid friendly staff at breakfast Checkout not until 11am and breakfast from 7am until 10 Would def return
Nothing really decor in public areas a little tired but of paint needed here and there but for what you pay the position in town no problems found So many businesses are struggling good to see value for money still available and good to support them

Spacey family room, clean, comfy beds, large bath, friendly staff. Towels, and toiletries on the bed upon arrival. Tea, coffee available in the room. Also comes with complimentary chocolate. Staff made us aware of permit charges on the road, this can be paid on arrival for £3. We also had a sea view from the room which was nice.
Signs of wear and tear throughout, cracks in the window sill, lino lifting in the bathroom, dated shower. This is all minor things though, can be expected for the age of the building.

Excellent seaside location and Seaview. Straightforward check-in once phoned to inform I was within about 20mins of arrival as requested. Dated building but good effort made to keep it in clean and tidy state outside and inside. Spacious room. I enjoyed my sleep uninterrupted.
Bathroom tap flow appeared to reduce in the morning with sound of shower in use in adjacent rooms. Would help to be able to secure the bedroom lock from inside. Guests need to be aware that parking attracts a payment to local council via the hotel after 8am which is as expected for such attractive location.

The property is in a beautiful residential area just in front of the sea with direct access to the promenade. We had a wonderful sea view from our room. The staff was extremely helpful and kind and went as far as looking for a parking place for us!
The room needs some works. Apparently the whole property is being improved. Nice curtains and a new bathroom door would make a dramatic improvement.

Fantastic sea view and very clean room. Excellent location, with lovely promenade along the sea, easy parking right in front of hotel for 3 pounds from 2pm until next day, booked for us by hotel. Later arrivals would be a bit more tricky as all parking spaces were taken in evening. Generous breakfast with good choice of cereals, bread, croissants, fruit juices.
Quite an old victorian house, without any lift, but we were only on second floor, so not a problem for us. Quite atmospheric like the rest of the street. Room 5 was fine, recently refurbished for the most part, and nice and comfy although some features could be further improved : a few hanging seals round window, door, and sink's basin quite badly chipped, but again, not much of a problem for us.

Check in was quick and easy. The staff member was pleasant and helpful. I followed instructions given on the email to phone 20 minutes prior to arrival. The room was clean, had tea making facilities, towels, toiletries and bottled water.
The room had a strong smell of marijuana when I arrived. The staff member was very apologetic and got some strong air freshener which worked and we didn't smell it again. The people in the room above us were a little noisy in the morning.

Close to everything in town and walkable. Lovely place, good, expanded continental style breakfast and very pleasant staff. Very helpful.
We were unable to use our own phones (international) to make local calls effectively and we didn't have access to a landline but that was no fault of the hotel. They offered to help us with that but we neglected to say when we would want to and when we needed to call a taxi, we couldn't reach the desk staffer (dinner hour,?) wasn't really a problem as we easily walked.

The location was amazing, free parking outside if arrive after 8pm and leave before 8am, room was massive with enough beds for our family of 6 (1 double, 3 single and a cot), still plenty of room to move around, added touches of toiletries and mints on each bed and bottles of water in the room was so much more than we expected from the amazing price we paid. Already looking at booking again for when we next go to France in September but next time will book the night before we leave and the night we come back instead of opting to stay in the awful B&B we booked in Calais. Also staff very welcoming.
There was nothing not to like about this property, just hoping next time we stay we can have the same room with amazing sea view.

Wonderfull location on the cliffs! Near beautifull cliff-park, beach and boulevard. Quiet and lovely neighbourhood. Large and nice familyroom.
Matrasses in our room were old. A few years ago, we were also here and it was the same then. For us it's o.k. for one or two nights. But probably not for everyone...Maybe by now it's time to start replacing them?
