This is reasonable 'working man's' pub accommodation, probably not the sort of place to take your wife/lady-friend for a romantic stop-over but very acceptable, nonetheless, for a couple of day's visit to Leamington. The inclusive breakfast is adequate, with a menu choice, but I think can be increased on request at an additional cost. The staff are friendly and helpful enough but there is no lift to the rooms so those with any mobility issues need to be aware. This is the third two-night stay I have booked at this hotel and would happily stay there again in future. The hotel is in the centre of Leamington, which is a beautiful Regency town with well kept parks and gardens to stroll around of an evening, and five-minutes walk from the railway station and bus stops. There are numerous pubs and restaurants in the immediate vicinity to suit all tastes so no one need go thirsty or hungry.

They don't sell real ale in the bar, sadly!

I'm picky and dont like to leave my car in the street, but Leamington is a good area - arriving at 21:30 and leaving before 06:00 wasnt too bad! Welcome was great, very friendly.

Well, price was very reasonable so I certainly wasnt expecting 4*.. probably mainly me, I couldnt get the tv to work... so enjoyed R4 for an hour instead. not a hardship. Shower was an old 700 x 700 so a tad 'tight' in todays world. Worst element being on 2nd floor front was not quite insulated from revellers - student week... and on a level with the railway, so freight moving through at intervals through the night. Would that put me off - No, its a part of the deal.

Excellant location. Very close to the station and all the shops and restaurants. The room was clean with everything needed for a short stay. Very good cooked breakfast. Really good value for money. Keys given for a separate door so you don't have to go through the bar when going in/out.

Some of the curtain hooks had come off the rail - didn't want to risk falling by replacing them, would have only taken seconds to replace them. A teaspoon or stirrer would be good for making a cup of tea. As stated on the website this is a hotel above a bar with music/karaoke so if you want peace and quiet in the evening at the weekend this is not the place to stay.

Great location, although parking not at site plenty around at very decent prices. Staff went above and beyond - so lovely, helping with taxi numbers and luggage etc. Great bar and really good prices. Rooms were great for the price - much better than anticipated with bathroom, shower and TV in the room and plenty of space. Beds basic but completely did the job and slept well. Plus beautiful full English cooked beautifully before coming home. Couldn't ask for any more. We will return!

Stairs - lots of them! Although did say 'above' bar so expected some.

Perfectly located in the centre of Lemmington Spa with good connection via public transport. Breakfast was a nice addition especially for the price. The rooms have everything you need and the bath was refurbished. Overall, I would definitely come back (definitely better than the low rating on booking)

Rather old room and mattress was quite hard. Internet access would be highly appreciated. Still, I think it was perfectly fine for the price.

In reality this is a pub with rooms that provides a very acceptable standard of accommodation for the short-stay visitor but be aware that this is a pub and that music is sometimes played in the bar during evening opening hours. Located a short walk from the railway station and the town centre of Leamington which is a very attractive Georgian spa town. There are many local restaurants in the vicinity that cater for all tastes and some very pleasant walks through riverside parks.

Nothing really. The accommodation met my expectations for the room rate I paid. I have no real complaints except may be to comment that there was no information provided by the staff, who were otherwise very helpful, about the choice of breakfast available. A basic English breakfast is included in the room rate but other breakfasts, that were listed on the pub food menu, may have been available at a supplement but the opportunity was not offered.

The room was well appointed with TV, tea & coffee, and a comfortable single bed with pristine white bedding. Private bathroom (shower) and great rooftop views from the window. Granted some of the carpets were showing their age but they were clean & perfectly servicable. No noise at all, stayed Thursday night. Cooked breakfast included in price, veggie option too, upgradable at a modest charge for bigger appetites! Hotel is located just a few minute's walk from the railway station and town centre with bus stops nearby for onwards travel. Also a wide range of restaurants & other eateries close by. Would gladly book again.

The single room is on the 3rd floor, it is an older building so narrow & steep staircase to negotiate, may be a problem for the less mobile or elderly.

Great location, at walking distance from train station and town centre (and the town attractions, like museum and park). The room was nice and comfy. Bathroom/toilets were clean enough and there was nice pressure and plenty of hot water in the shower. Breakfast was included in the price, but I had to go away early so I couldn't have it (booking.com said breakfast on weekdays was from 7am, but when I arrived they told me it was from 8am, so I couldn't make it in time....)(maybe the times in their booking.com page should be updated) There was not a hairdryer in the room, but you can ask one at the reception, as I did. Staff was helpful and polite and made me feel welcome, especially the lady who checked me in.

I don't have major complains, my experience was good, I read some reviews about rooms being noisy due to the pub downstairs. That was not the case for me, noise from the pub was very small, and it didn't give me any problem ..., what annoyed my sleep was the fan outside, attached right next to the wall of my room, going on all day and night. It wasn't super noisy, but for a light sleeper it could give some issue.

Very close to the town, plenty of restaurants and food shops. Transport links are great with a 5 minute walk to the train station. The staff in the pub were very helpful. The room was spacious and clean, the beds were comfy, the TV had plenty of channels. My room was on the street and there was hardly any noise. No noise from the pub. Right next to a train bridge but was not bothered by any loud noises from the trains. Breakfast came with the room, unfortunately I didn't get chance to try it, slept in. Would definitely stay here again and would recommend to anyone who was looking for a hotel.

I have no review for that as I was very happy with my choice.

Central location, friendly staff, new addition this stay, they now do cooked breakfasts, which are very good, rooms clean and spacious with good en suite facilities.

No car park, but there are two close by at around 3.20 for 24 hrs, public rooms limited to Bar and dining room which can be restrictive for families with children. Would be nice to have a dinner/evening meal option too
