Li was so welcoming right from the minute she welcomed us to when we left. The room was lovely and spacious. The bed was a super king and the mattress was very comfortable. I liked that there was a wardrobe with decent hangers. We were down for a wedding so to be able to hang my suit and my partners dress was a bonus. We had lots of tea, milk and water and this was replenished everyday. The breakfast lived up to all previous reviews. We really appreciated the attention to detail I.e the plates including toast plate were warm to keep the food warm whilst we ate. Li was helpful with information including taxis and we enjoyed talking to her and her husband. The location was good and the parking was easy. I would recommend this B&B to others and I would stay here again.

The staff was extremely friendly, service-oriented and the room which I got above the proper, was ver, big and had a very nice bathroom. Due to it's quiet location, you could hear seagulls and other birds. Furthermore, it is very close to the clay trails, offering a good hiking opportunity. Additionally, the old town and the train station are just a little walk away. Overall, I am completely satisfied and can only recommend it.

I cannot think of something I didn't like. The only thing maybe, although this I experienced througout the whole UK, is that you can fully check-in in the midday times. Here I though have to say, that the very friendly ownet alread, let me put my stuff into the room and settle down, before she came back to finish my room for the final check-in.

Great place to stay..just a few minutes walk from the town centre. Li cooked a lovely breakfast and was so welcoming and friendly. The room was very clean, shower was nice and temperatue easy to control! Comfy bed too. I would highly recommend this place and it will certainly be my first choice of place to stay next time.

There were no negatives for our stay at all. However, there are steps into the property both at the front and back which some people may find difficult and should be aware of before booking.

Very conveniently in the centre of St Austel yet surprisingly peaceful and quiet. Also just a short distance (10 min drive) from the Eden Project -- the main reason of our stay. The landlady very welcoming, accommodating and helpful. Room and property very clean throughout. Lovely en-suite bathroom.

I wish the room curtains had been thicker. Our stay was in June so the room got bright very early and being a light sleeper, this was an issue for me (but not for my daughter).

We were welcomed warmly by Lee, the room was comfortable and clean, the bathroom immaculate, there were hangers in the wardrobe to use and tea and coffee and a jug of fresh water provided. Breakfast was delicious and generous, and the coffee was excellent. We couldn’t have asked for more.

There are some stone steps from the parking to the back door which are a part of the charm of the old building, but which need to be navigated carefully.

Li is a lovely host and is very approachable. Breakfast is pre-ordered the night before. Good, off road parking behind the house, though you may have to move your car to accommodate another guest leaving, if you are parked in front of them.

Because breakfast is pre-ordered, it is not hot enough when it is served. Presumably, this is to cut down on waiting time for guests but I would rather have hot food and wait five minutes. Access is very steep, both at back and front of the house, and a lot of steps are involved. I would not recommend it to anyone with limited mobility issues.

The host was really friendly. Nice breakfast every morning between 8-9 choice of full English and cereal. Tea Coffee and orange juice. Room was cleaned and had fresh towels and water put in everyday. Theres a kettle in the room with tea coffee sugar and milk.. there is parking round the back of the house. It is located a 5 minute walk from the centre of St austell theres a few shops and takeaways a wetherspoons and a couple of nice restaurants. The train station is a 10 minute walk. And you can get the train to St ives. Penzance and most parts of Cornwall. Ideal spot if your visiting eden project aswell. 10/10

Li has been extremely welcoming and kind, she also offered me a complimentary toothbrush and paste as I forgot mine. The cooked full English breakfast was delicious and I had a lovely and comfortable stay in Li's beautiful home. Highly recommend it to anyone who needs to stay in St. Austell!

I wouldn't change anything as I truly enjoyed my staying at Li's house. Highly recommend it to anyone who wants to visit St. Austell or the Eden project nearby!

Li the Landlady was very attentive to our requirements without being obtrusive. The bedroom that we had had a large comfortable double bed and a lovely en-suite shower room. The bedroom was immaculate. At breakfast time we were offered a range of cereals as well as a cooked breakfast, fruit juices, tea/coffee and toast with jam/marmalade. It was as much as we could eat, Car parking was offered at the rear of the B&B and easily accessible to the B&B. Special thanks go to Li who was a superb host and we can thoroughly recommend Bankside to anyone contemplating staying in St Austell.

Our room was detached from the main building so we enjoyed peace and quiet. The room was spotlessly clean and comfortable. Our host was the delightful Li who made us really welcome and who we enjoyed lovely conversations with each day and will miss her. She served up a tasty breakfast with a smile. Thank you Li.
