The pictures on the website really do not do this place justice! It’s a beautiful heaven for everyone. The grounds are so picturesque and there’s so much to look at. The animals around the accommodation were delightful. Our favourite was the owners dog freda. The location is so peaceful and quiet and perfect for a relaxing break. The only gripe (if one at all) is the fact there were no shops or pubs within walking distance from the place. The closest town was a 10 minute drive. We loved our stay here - the rooms were clean and comfortable. The decoration was quirky and cool. Thoroughly enjoyed the hot tub available to us too. Janie and Mike (the hosts) couldn’t be more accomodating to us - they also gave us some cracking recommendations of places to go and see. They were so welcoming and always asked about our day! I would stay here again for sure!

Walking distance to a pub or shop

Unfortunately, we only had a two-night stay at Lower Barns 13/ 14 September with our consummate hosts Mike and Janie. There are not enough superlatives for this place. We stayed in the Lawnside Suite and were thrilled with the quirkiness and attention to detail, it really shows how much love and energy has been put into the Lower Barns to make it a lovely home for Mike and Janie and a beautiful luxury boutique B&B. The location is excellent if a little tricky to find, more down to our Sat Nav than anything else, but Mike guided us in on the telephone and subsequently provided details of how to find our way to Mevagissey and St Austell by far simpler routes. The room was splendid as were the views of the garden from our room. The bed was extremely comfortable, something you need after a long day travelling or sightseeing the local area. Breakfast is excellent with a range of options, and we really enjoyed the communal breakfast table which allowed you to meet with the other guests. The attention to detail is faultless and we were just sad we were not staying for a few more days however a few more days there and we would have found it exceedingly difficult to return to the real world as it is so peaceful and uplifting. The gardens are a beautiful place to relax in the sunshine. Everywhere you go on the property you find something new to see which is very pleasing to the eye, we enjoyed meeting Woody, Mikes Owl and Gill enjoyed being able to stroke and fuss their dog. Thanks again for a wonderful stay.

Nothing

The hosts have created a beautiful garden and social space (inspired by their favourite holidays abroad) with the guest rooms surrounding it. Some rooms are attached to the main house and have private bathrooms and conservatories, other rooms are the other side of the garden and have their own private gardens with private hot tubs and saunas. The hosts were incredibly friendly and welcoming, and made our stay an unforgettable one. We were also greeted by their dog, Freda, upon returning home each evening, which we thoroughly enjoyed. Breakfast and coffee was served at a large round table in the main house, was cooked fresh to order, and was very good indeed. The hosts were also very knowledgeable about the area and gave us plenty of tips for beautiful places to visit, and wonderful restaurants to try. It seemed like nothing was too much of an ask for our hosts, and they were the most lovely people.

The location is perfect, secluded but close to harbour village Mevagissey. The hosts Mike and Janie couldn’t have been more welcoming, engaging and friendly. The cooked breakfasts in the morning were the perfect way to start the day and visit with the other guests. Absolutely stunning place for a getaway.

Nothing

This was the perfect place to relax, the grounds are beautiful and very tranquil. Each room is unique, highly coloured and a bit quirky. But this is balanced with a very comfortable bed with the high quality of The White Company bedding. A nice touch was the slices of cake which had been put in our room for when we arrived. It is further out in the countryside but this only adds to its charm. The hosts are very friendly and helpful. It is a beautiful place to stay.

Breakfast was amazing. Plenty of choice, excellent food, nothing was too much trouble. Friendly staff, amazing atmosphere. Location perfect. Accommodation was just what we wanted. We asked lots of questions and got all the answers we needed

Absolutely nothing!

Peace and Tranquillity. Hot tub in private walled garden is pure relaxation after walks. We stayed in Cranny Room and it is very spacious, with different sitting areas, waterfall shower and nice kitchen/bar area.

narrow country lanes , Cornish lesser roads are challenging to drive

Stayed for two nights and made to feel very welcome by Mike and Janie. Everything about Lower Barns Guest House is very unique and comfortable. Room was spotless with everything we need, a lovely breakfast with advice on area's to visit. Garden is also very pretty.

Great friendly couple,large comfortable room,lovely gardens and excellent breakfasts handy for lots of different places.

Access on some single track roads please read directions on their website as sat nav can be a bit confusing
