Loved the grandeur of the space and building. Beds were comfortable. Kitchen was equipped (but fairly minimally so). Free off-street parking a plus. Comfortable place to hang. Nice neighborhood.

The reservation process was annoying (having to send a photo of ID and credit card while on the road). The kitchen could be better equipped. There is no washing machine (although advertised on booking.com at the time of our reservation). The booking listing said "2 separate bedrooms" but really it's an entirely open space; fine for us but perhaps not what everyone is looking for. There is no elevator & a 2 story walk-up, which was ok for us, but this should be mentioned since it would be a hindrance for some.

Great location near restaurants and the art museum. Cool reuse of an old school building with fun decor. The second bed is in the lift and reached from a very steep metal ladder with rungs that hurt our feet without shoes on - probably best for children over 10 and young adults. It is open on the window side to bathroom below so not complete privacy in bathroom. Full size fridge and range but only a few cooking pans and utensils (no knives, peeler, mixing bowl, baking sheet). easy access with provided codes. no staff on site for requests (towels, etc)

This was our 2nd time staying here, and we loved it. We love the uniqueness of the rooms, the tub, and how comfy the beds are. Communication with staff was professional. We all in all had a great experience for our 2nd stay. Whenever we come to Rochester again, this is where we will be staying.

The rooms are definitely not sound proof, and somebody this stay had a dog the first night that was constantly barking. There was also a weird vibrating noise coming through the walls the first night. Our 2nd night we didn’t hear any of that. All in all though, we had a comfy stay!

School 31 Lofts was amazing. The rooms lived up to the expectations set in the photos: big, well designed, and nicely laid out. The location is perfect, surrounded by museums and a beautiful neighbourhood. We are planning to go back to spend more time in the area.

The site sent enough information, but there is no front desk, so we were not sure if we were parking in the right place. Everything worked out, but it would have been better if there was clear signage.

Love the layout of the loft we chose, #212. Mattress of the king bed was a little on the "well worn" side of comfort (each side had pronounced divots), but did not cause major discomfort. The sheets and bedding were super soft and comfy! The topper they had on the mattresses added to the cozy/cocoon feeling of the bed. Pillows were just right amount of softness. Only draw-back to the room was being able to hear all activities from the bathroom. THE LOCATION- holy moly!! An eclectic boho artsy lovers DREAM location! Art on the sidewalks; Art on the street-poles; Art on the electrical boxes- This neighborhood truly is "Art All Around You"- -And my oh my -the HOMES and the TREES!!! Take a walk around- so many beautiful victorian homes to ogle and admire and just as many ancient trees to provide shade- and HUG ! (if you're into that sort of thing) It was a very quiet establishment- a much more private and secure feeling than a hotel. This was only our second "non chain hotel" vacation stay- AND WILL BE BACK! If you choose School 31 Lofts, I imagine you'll enjoy your stay as much as we did. Just remember to take a walk around and see the neighborhood too!!!!

Beautiful building and room. So much space and storage. Lovely area. Buses at University/North Goodman (9) will take you to centre of Rochester in ten minutes for $1. Have change or a dollar bill. Lovely cafe around the corner offering great breakfast. Further down the road is a courtyard of restaurants. Really enjoyed the stay.

Coffee Machine, we would have preferred a kettle. We english like a hot cup of tea. No cooking facilities. Microwave / toaster would have been nice for breakfast. No bottle opener. Small tweaks would have made this perfect but did not take away from an amazing stay.

The location was perfect for me, and the building quite interesting and attractive. My loft/studio was small but beautifully appointed. The coffeemaker coffee was quite good and they provided breakfast biscuits and bottled water too. Aside from one night with loud guests just behind my loft, the place was quiet. Lovely view out the large windows, modern shower and tub, nice tile work--very pretty decor.

It would have been nice to have had a comfortable place to sit other than the bed. There were two stools that pulled up to a sort of breakfast bar area, but they weren't very comfortable.

Booked at school 31 lofts because wanted to be close to jackrabbit club. Location was ideal for this. Staff eventually resolved our issues with street and fan noise. Kindly moved us to a room in the back and more fully explained how the fan speed worked from the remote for our second night. All of this communication was done through text messages so frustrating.

Description and layout of micro loft. Why is the soaking tub in the middle of the room? And, seems like there could have been a way to put a door on the toilet stall. The hanging plastic screen did little to provide privacy.

It is beautiful and a really funky space. Large rooms, very comfortable. The decor is fantastic!

I do not think there is room service? And if you are traveling with small children then the loft space presents a danger since it is not enclosed and an older traveler might not be able to access the loft because it requires climbing up a real ladder

Such a unique property with character. Super clean and convenient. Very responsive management. It was like stepping back in time.

I’m only nitpicking specifically about our unit we chose. The bathroom has minimal privacy because it’s not fully enclosed. it was ok for us, but some might require more privacy. The shower water pressure was a lot less than I was used too.
